In an April report by RealtyTrac, foreclosures increase in SWFL.  According to the report foreclosure activity in Lee County to increased from 651 units to 711 housing units which is a 9.22% increase from March.  It is a 24.96% increase compared to April 2014. Collier County foreclosure activity also increased from March.  There were a total of 195 foreclosures in April versus 170 in March which is a 14.71% increase.  However, it is a 15.95% decrease when comparing April of this year versus last year. Florida had the highest state foreclosure rate in April at nearly 2.5 times the national average. Click HERE to view full report.

Windstar on Naples Bay club members have approved a $1.4 million dollar clubhouse interior redesign to take place starting this month. The club will close for the summer for the remodel.  Windstar renovations to the clubhouse are in addition to the rebuild of the greens which has already been approved by the membership.  Windstar is an equity golf club located on Naples Bay.  The 18 hole golf course was designed by Tom Fazio.  Golf homes start at $479,000 and golf condos start at $319,000.  View all properties available in Windstar.

WCI Communities is accepting reservations for Altaira which is the new tower at The Colony Golf & Bay Club.  The 21-story building offers an amenities floor and a rooftop terrace providing residents and their guests with sunset views of the Gulf of Mexico, Estero Bay lakes and nature preserves throughout the 809-acre community. WCI expects to begin construction in August, with completion scheduled during the second quarter of 2017. Sky Homes in Altaira start at $1 million.

Single-family Marco Island Home Sales Drop 22 percent—to 42 units—compared with 54 the same month last year. Condo sales also dropped last month by 20 percent—to 71 units—from 89 in April 2014.  Single-family-home inventory in April decreased by 21 percent—to 297 units—compared with the same month last year. And condo inventory last month fell 22 percent—to 85 units—over April 2014. A total of $97 million worth of real estate closed on Marco in April compared with $87 million in March and $96 million in April 2014.

If you have an approach shot to a green that has a severe slope that will move your ball left or right so much that it might go off the green, you need to go against the slope.  Try to aim your ball so that it hits into or runs up the slope, instead of landing in a way that will cause the ball to pick up speed with the hill.  Good players might draw or fade a ball into the slope, so the ball hits and stops before rolling down the hill gently.  Just getting your ball to land on the green may not be good enough for holes that have nasty slopes on them.

The amount you can afford for a new home may depend on the interest rate.  The difference in rates can have a significant impact on your purchasing decision.  Ultimately, the interest rate impact on your mortgage will vary based on market conditions and your credit score.

• Even a small increase in interest rates drastically impacts your budget.
• Securing a mortgage now while rates are still low means you can get more house for your money.
• Spend your money on your dream home, not on interest.

Be sure to compare interest rates before you purchase your home.  Often times a local community bank will be able to give you a better rate than a large national chain.

Select the right training aids to improve your game.  There are virtually thousands of golf training aids on the market now.  Be careful to use the ones that will help and not hurt your game, as some are not well designed for their intended purposes.  Infomercials can be misleading.  To gain swing speed, you are better off using some aid that offers wind resistance rather than extra weights in the club.  Heavy weights in a club can alter your swing plane and hurt your feel.  Wind resistance helps you increase your speed near the impact area.  Aids that attach to your body are often complicated and do not fit everyone.  Ask your pro what kind of training aid would help you with the problem that you are trying to correct.

Not sure how to play two level greens?  If you face a chip to a hole on the upper tier of a two-tiered green, you should take the best percentage shot.  Use a seven or eight iron and chip it onto the lower level and let it run up to the slope to the hole.  You should only try to loft the ball up to the upper level if you have a lot of room to land the ball and let it run out.  Never try to land the ball into the slope; it will tend to pop up and then roll back toward you.  Your goal is simply to get your ball up on the upper tier to give yourself a putt for par.
