Waterfront living also dominated the very top of the luxury market, with 80% of Lee County’s top 10 residential sales in July located on the waterfront. That concentration underscores the continued premium buyers place on Gulf, bay, river, canal, and other waterfront properties at the highest end of the market.

Florida Realtors® reported 102 residential sales of $1 million or more, consisting of:

  • 87 single-family homes
  • 15 condos and townhomes

Single-family sales of $1 million or more increased 38.1% year over year.

Activity was particularly noteworthy further up the price spectrum. Among single-family homes, July included 10 sales between $3 million and $4.999 million, four between $5 million and $9.999 million, and one sale at $10 million or more.

The condo market also recorded ultra-luxury activity, including one transaction between $5 million and $9.999 million and another at $10 million or more.

The standout transaction was a penthouse at The Ritz-Carlton Residences, Estero Bay in Saltleaf, which sold for more than $13.6 million.

Saltleaf also produced the second-highest golf-community transaction in the data at $8.47 million.
