Another successful Southwest Florida relocation is complete! We recently helped our buyers close on a beautiful home in Valencia Trails in Naples, Florida, for $950,000.
For these buyers, relocating from Massachusetts was about much more than purchasing a house. They wanted to be closer to family, enjoy the Southwest Florida lifestyle, and find a community offering the amenities and activities that would make Naples feel like home.
Valencia Trails turned out to be an excellent fit.
And our work didn’t stop once we found the right property. During the inspection and due diligence process, we were able to negotiate a $15,000 credit for our buyers in lieu of repairs, giving them greater flexibility to address items on their own terms after closing.
Our clients purchased a 2024-built single-family home in Valencia Trails featuring approximately 1,935 square feet of living space with 3 bedrooms plus a den and 3 bathrooms.
The home offered many of the features they were looking for in their move to Naples, including:
With newer construction and extensive upgrades already in place, the property provided the combination of comfort, convenience, and Florida indoor-outdoor living our buyers wanted.

Finding the right property is only one part of representing a buyer successfully.
After the home inspection, there were items that needed to be addressed. Rather than simply asking the seller to complete repairs before closing, we negotiated a $15,000 credit for our buyers in lieu of repairs.
This approach gave our clients control over how and when the work would be completed instead of relying on seller-selected contractors or repairs performed shortly before closing.
For buyers, the inspection period can be one of the most important stages of a real estate transaction. Identifying issues matters, but so does determining the best way to resolve them within the contract terms.
In this case, the negotiated credit provided a favorable solution for our clients while keeping the transaction moving toward a successful closing.

The home checked many boxes, but the community and lifestyle mattered just as much.
Valencia Trails is an active adult community in North Naples offering an extensive collection of recreational, wellness, dining, and social amenities. Residents can enjoy a clubhouse lifestyle with fitness facilities, swimming, tennis, pickleball, bocce, walking trails, dog parks, dining, entertainment, and numerous organized activities.
For buyers relocating to Naples, particularly those coming from another state, these amenities can make it easier to meet people and quickly become part of the community.
That was an important consideration for our buyers as they transitioned from Massachusetts to Southwest Florida.
One interesting aspect of this purchase was finding a solution that accommodated our clients’ interest in the social amenities in a golf course community without requiring them to buy a home in a traditional golf community.
Valencia Trails is not a golf community.
However, residents have had access to summer reciprocal social opportunities at nearby Esplanade Golf & Country Club and TwinEagles Golf & Country Club, including dining, pickleball, and bocce.
For our buyers, this was an attractive lifestyle benefit. They could choose the home and community that worked best for their everyday needs while still having opportunities to play golf during the Southwest Florida summer.
Reciprocal programs and participating clubs can change from year to year, so buyers should verify current golf privileges, dates, fees, and availability rather than assuming past arrangements will continue.
This transaction is also a good example of why we don’t begin every golf-oriented home search by automatically limiting buyers to properties located inside golf communities.
We start with the buyer.
How often do you want to play? Do you need year-round golf? Do you want a bundled membership, private equity club, seasonal golf opportunities, or simply access to courses nearby? How important are social activities, fitness, pickleball, dining, location, home style, and proximity to family?
The answers can lead to very different communities.
For these clients, Valencia Trails provided the home, amenities, social environment, and location they wanted, while summer reciprocal golf opportunities added another dimension to their Southwest Florida lifestyle.
That made it a better overall fit than choosing a community based solely on golf.
We’ve helped many buyers relocate to Southwest Florida, and one of the most common reasons for moving is exactly what motivated these clients: being closer to family while enjoying the Florida lifestyle.
For out-of-state buyers, choosing among Naples communities can feel overwhelming at first. Two neighborhoods located only a few miles apart can have very different HOA structures, amenities, housing options, age restrictions, golf access, membership requirements, and social environments.
That’s why we encourage buyers to evaluate the home, community, location, amenities, and lifestyle together.
The goal isn’t simply to find a property that looks good online. It’s to find the place where you’ll enjoy living after the boxes are unpacked.
Congratulations to our buyers on the successful purchase of their new Valencia Trails home!
From finding a community that fit their lifestyle to navigating the transaction and ultimately negotiating a $15,000 credit in lieu of repairs, we’re thrilled to have helped them move from Massachusetts and get closer to family.
Their new Naples home represents exactly what we want for our clients: the right home, in the right community, for the lifestyle they want to live.
