After months of tightening, the trend has reversed. Luxury golf community inventory climbed over the past month as sellers positioned ahead of season. At the same time, closed sales held about steady and average prices eased across most Naples and Bonita Springs communities—so buyers have more to choose from, and more room to negotiate, than they’ve had all year. Estero is the exception, where single-family prices moved higher. One thing hasn’t changed: if you want immediate golf privileges, the right opportunity is still hard to find.
