Southwest Florida Home Sales February 2020 Review
The official Southwest Florida Home Sales reports have yet to be released, however, preliminary numbers indicate sales were positive for February.
Bonita Springs and Estero Southwest Florida Homes Sales Review
For the Bonita Springs and Estero area, there were 3,242 properties sold which was up 5.4 percent over the previous 12 month period when 3,076 properties were sold. During the same time period, the average sales price increased slightly up by a half a percent to $410, 379.
While home sales increase, inventory and new listings continue to decline. New listings fell by 12.35 percent down from 4,900 to 4,295. As a result, we only have a 5.47 month supply of inventory. A healthy level of inventory is considered to be 6 to 7 months of supply of homes for sale. Therefore, the Bonita Springs and Estero area inventory levels make it a sellers market.
Fort Myers Southwest Florida Homes Sales Review
The Fort Myers area saw similar activity as Bonita Springs and Estero. In all, there were 6,114 properties sold, which represented an 8.2 percent increase over the preceding 12 month period when 5,652 properties were sold. The average sales price rose slightly by 1.59 percent up to $278,887 from $274,530 during the same period last year.
Like Bonita and Estero, inventory in Ft. Myers also fell double digits, down 11.57 percent to 10,039 homes available for sale. Also, inventory continues to be a challenge. As of March 1st, there were 2,137 properties on the market which is a 4.19 months supply of properties for sale. Again, this is considered a sellers market.
