Bonita Springs Florida September Real Estate Statistics
The latest September Real Estate Statistics from the Bonita Springs Estero Association of Realtors (B.E.A.R.) shows a significant recovery compared to last year when hurricane Irma temporarily disrupted the real estate market. The most notable increase was in pending condo sales which was up almost 106% over last year. Clearly the housing market has recovered since the hurricane and continues a positive upward trend.
Pending sales for both single family homes and condos increased more than 75 percent. Inventory for both single family homes and condos are approaching healthy levels based on the available inventory. In fact, both single family homes and condos are just below 6 months supply of inventory. However, every community is different. While some communities in Bonita Springs and Estero may be very health, some may have too much inventory and should be avoided.
As we start season, if you are considering buying your dream home in southwest Florida, I highly recommend you move forward now before prices rise further.
Bonita Springs and Estero Single Family September Real Estate Statistics
September Single Family Home Highlights:
- Closed sales increased from 50 in September of 2017 up to 74 this year which is a 48 percent increase
- Pending sales increased 79.5 percent from 39 up to 70 compared to last September
- Inventory or active listings increased up to 530 from 485 which is a 9.3 percent increase versus last year
- Supply of Inventory decreased slightly from 5.5 months up to 5.4 months
Bonita Springs and Estero Condo September Real Estate Statistics
September Condo Highlights:
- Closed sales increased from 53 in September of 2017 up to 55 this year which is a 3.8 percent increase
- Pending sales increased 105.9 percent from 34 down to 70 compared to last September
- Inventory or active listings increased to 422 from 430 which is a 1.9 percent increase versus last year
- Supply of Inventory decrease from from 5.7 months down to 4.8 months
