November Real Estate Activity for Naples Shows Buyers Are Motivated

If you are in Naples the hotels are full, the restaurants are packed and homebuyers are out in force based on the latest reports for November Real Estate Activity! Buyers are clearly motivated to get a head start on season based on the 27 percent increase in overall pending sales (homes under contract), and a 46 percent increase in showings for the month compared to November 2018. The increase in buyer activity has impacted inventory levels which decreased 19.4 percent in November down to 5,563 properties compared to 6,896 properties in November 2018.

  • Overall inventory decreased 19.3 percent in November 2019 versus November 2018
  • Pending sales jumped 27 percent over November of last year
  • Closed sales increased 2 percent over the same time last year
  • Days on market increased 7 percent up to 91 days
  • Median price fell less than 1 percent down to $332,500

The Naples area has approximately a six-months supply of inventory. A healthy real estate market has between six and seven months’ worth of properties available for sale. And, every community is different. In some locations, inventory is well below 6 months which makes the area a seller’s market. In other neighborhoods, there’s more than a 10 month supply of homes for sale. We highly recommend you work with a real estate agent who knows the area to ensure you maximize your return on your investment and leverage their industry knowledge and negotiating skills.

Overall closed sales in November increased by 2.4 percent. However, it was the single-family home market that led the way with a 5.3 percent increase compared to closed sales in the condominium, which decreased 0.6 percent.

Naples Housing Inventory

Inventory levels for the single-family and condo markets were just about even in November. Inventory declined the most in the low end of the single-family home market (under $300,000), which saw a 35.4 percent decline in November. However, Luxury Condo inventory (condos priced above $2 million) increased by 19.6 percent.
Finally, for the existing inventory currently on the market for both single family homes and condos, 40 percent of the properties have been on the market for over 150 days, and 20 percent have been on the market for over 300 days. Be sure to consult with your real estate agent to ensure your home is priced competitively for your neighborhood. With season just around the corner, you’ll want to be sure your home is priced right to take advantage of the influx of home buyers.
