Naples September Real Estate ReviewThe current Naples September real estate recap for the area showed 914 properties sold for just over $756 Million! The highest priced property sold for $40,000,000 in Port Royal. And, the luxury market remains strong as evident by the 161 properties sold at or above $1 Million.

So, many buyers continue to ask about the Naples housing market. In fact, several buyers have taken a step back and put their search on hold. Sound familiar?

Nationwide headlines are saying home sales are showing signs of cooling. However, it is important to differentiate between national trends and local trends.

The work from home trend continues to drive interest in second homes and vacation homes in resort towns. According to a recent report shared by Forbes, almost fifty percent of homebuyers plan to work remotely. Naples is a resort town located on the Gulf Coast in a tax friendly state with fantastic weather making it an ideal location.

Additionally, baby boomers continue to retire sooner as their lifestyle is driving their desire to relocate to be near family or a warmer climate in an active community. In fact, Naples was recently ranked the second best place to retire by US News & World Report!

As a result, we continue to see high buyer demand. Moreover, experts are forecasting prices will continue to rise due to low inventory. Goldman Sachs recently predicted home prices to increase 16 percent nationwide in 2022. So, for those who are waiting for prices to fall, it’s highly unlikely in our area anytime soon.

However, there are still opportunities to buy a home in Naples. We’ll work with you to identify new properties which reach the market or even before they hit the market. Since it remains a sellers market you’ll need to be prepared to move quickly if a property presents itself.

Naples Real Estate Trends

Demand for homes in the Naples has yet to slow down. Although inventory continues to be a challenge, we did see 961 new listings come to market and overall inventory continues to hover around 1,250 homes for sale.

To give you a sense of how strong activity was, there were roughly 23 showings per home during September compared to under seven showings per home in September 2020. Bottom line, there are more buyers looking for few properties this year.

The high showing activity combined with a significant decrease in days on market to 24 days means most homes were listed, shown and sold in less than 30 days. In fact, more than 50 percent of homes went to contract in 10 days or less!

September 2021 versus September 2020 Highlights

  • Closed sales decreased 19 percent compared to September of last year.
  • Overall pending sales decreased 28 percent versus the same time period.
  • Inventory dropped 76 percent down from 5,287 homes to 1,251 homes for sale.
  • Average days on market fell 73 percent down to 24 days.

There has been a 48 percent increase in closed sales since January compared to the same 9 month time period last year. The increase in sales continues to deplete our inventory.

Single family home sales fell 26.1 percent year-over-year and condo sales declined 10.8 percent. More importantly, the median home sales price for single family homes rose 29.9 percent and condos rose 17 percent.

Similar to previous months, we continued to see multiple offers submitted on properties and often within hours of a new listing hitting the market.

We continue to see an increase in homes go under contract before they were even listed on the open market. Established agents who have been in the market for years in our area have extensive networks. For example, if you are considering a golf community, we do have new listings about to come on line which and we also have buyers ready to purchase homes in multiple golf communities.

Additionally, with almost 20 years of experience, we also have connections with other Realtors in the industry who we can connect with to learn if they have upcoming listing in a specific neighborhood. And due to our connections with membership directors throughout Southwest Florida, many will let us know if another agent is about to list a home. As such, we currently have 4 contracts pending for properties which never hit the market.
