Naples November Real Estate Activity
The most recent Naples November real estate activity reports revealed that 448 properties were sold, amounting to just over $550 million in monthly sales. Notably, the highest-priced sale was a Port Royal Estate for $29,070,000.
Furthermore, the luxury real estate market saw a slight increase in high-value transactions, with 112 properties sold at or above $1 million up from 104 sales the previous month.
Notably, 80 percent of the top 10 highest-priced sales in the area occurred west of U.S. 41 in Port Royal, Pelican Bay, Royal Harbour, Aqualine Shores, and Olde Naples.
Naples continues to rise on people’s radar over other areas of the state as a prime destination. For example, those who previously considered Palm Beach the place to go are now turning to Naples. November Real Estate Activity for Naples
November 2024 versus November 2023 Highlights:
- Closed sales decreased 18 percent, going from 549 transactions down to 448 sales.
- Inventory increased 32 percent to 5,368 homes for sale, compared to 4,052 last year.
- New listings increased from 1,218 to 1,498, a 23 percent jump.
- Median days on market increased to 83 days, a 41 percent increase, versus November of 2023.
In October, 239 single-family homes and 209 condos were sold, for a total of 448 sales. This marked an 18 percent decrease in sales compared to the previous year.
The median price for single-family homes increased to $740,000 from $720,000 year-over-year. Additionally, it increased from $727,000 the previous month.
On the other hand, the median sales price for condominiums decreased from $465,000 last November to $415,000 in November of this year. However, the median increased slightly from $413,750 month over month.
Additionally, the average days it took for a property to go to contract decreased from 89 to 83 between October and November. However, this figure still falls short of the typical 90 to 120 days in a normal market.
