Mediterra Membership Guide (2026): New Initiation Fees, Membership Options & What Buyers Need to Know

New Mediterra Initiation Fees Effective August 1, 2026
The Mediterra Board recently approved new initiation fees that take effect August 1, 2026.

Mediterra Membership Options
Golf Membership
Golf Membership provides unlimited access to Mediterra’s two Tom Fazio championship golf courses, practice facilities, dining, the Sports Club, private Beach Club, tennis, pickleball, fitness amenities, and the club’s full social calendar.
Status: Currently at capacity.
Limited Golf Membership
Limited Golf Membership offers extensive golf privileges with certain seasonal restrictions while including access to the club’s other amenities.
This membership category is also currently at capacity.
Limited Golf Wait List
Prospective members who wish to secure future golf privileges may join the Limited Golf Wait List.
Members must first hold a Sports & Beach Membership to be eligible. The wait list includes a dedicated wait list fee, with additional capital contributions due upon upgrading to Limited Golf based on the club’s joining fee at that time unless otherwise protected under club policy.
Sports & Beach Membership
Sports & Beach Membership is ideal for residents who want access to Mediterra’s renowned lifestyle amenities without full golf privileges.

Lifestyle Membership
Lifestyle Membership provides access to many of Mediterra’s social and recreational amenities for owners seeking a more casual club experience.

The Mediterra Board also approved the 2027 operating budget, which includes a 4.75% increase in annual dues across the membership categories.
In addition to initiation fees, buyers should budget for:
- Annual club dues
- Master HOA fees
- Neighborhood HOA fees (where applicable)
- Food and beverage minimums
- Capital and special assessments
- Transfer fees and applicable one-time closing costs
