According to the March Naples Market Report, real estate activity set new records. There were 1,851 properties sold for a staggering $1,582,474,997! Yes, that’s just over $1.5 BILLION in total sales volume. Buyers continue to flock to Naples to escape cold weather winters and high taxes.

The highest priced home sold for $17,950,000 in Port Royal. Overall, there were 360 properties sold at or above $1 Million.

Pending sales also broke records, up by 152.7 percent compared to the same time last year. Due to the increase in both pending and closed sales, overall inventory is even lower than last month. Despite the reduction in inventory, new listings continue to come to market just not at a pace to keep up with demand. However, more housing supply is finally on the horizon according to a recent survey of more than 100 economists.

March 2021 versus March 2020 Highlights

  • Closed sales increased 57 percent compared to March of the previous year.
  • Overall pending sales increased from 977 properties up to 2,469 or a 153 percent jump over last March.
  • Inventory dropped 73 percent down from 6,795 homes to 1,819 homes for sale.
  • Average days on market fell 31 percent down to 67 days.

Similar to last month, condos led the way with a 72 percent increase in closed sales. Single family home sales also showed a significant increase, up 57 percent compared to the same time last year. The increase in sales combined with low inventory has led to higher prices, with the median sales price increasing 12 percent. We remain in a seller’s market with just a 1.6 month’s supply of properties available on the market.

Also, the percent of list price for closed sales hit 98 percent for single family homes and 97.2 percent for condos. It is not uncommon for a property to be sold at or above list price. An experienced agent will provide you with information about similar properties which have sold in the area and help you determine the offer price for your desired home. For the third month in a row, the Naples Luxury real estate market saw the strongest activity in closed sales.  Homes priced between $1 million and $2 million saw a 50.2 percent increase up from 43.5 percent during the previous month. Additionally, homes priced above $2 million saw an even larger increase in closed sales with a 67.7 percent increase year over year.

Properties with at least four bedrooms or more remain at the top of the wish list for luxury buyers.
