March Housing Update for Lee County

The Lee County March housing update showed there was more than $1.275 Billion in properties closed during March, up from $731 Million last year. Similar to January and February, pending sales for both single family homes and condos showed significant increases over the same time last year.

Due to the significant increases in closed and pending sales, inventory remains a challenge. The number of Lee County homes for sale fell more than 72 percent versus March of last year. Property prices continue to trend upwards due to the lack of inventory in Bonita Springs, Estero and Fort Myers.

Additionally, sellers are getting close to list price for their homes and in some cases, more than list price. As a result, it remains a seller’s market.

March 2021 versus March 2020 Single Family Home Highlights:

  • Closed sales increased 30.1 percent going from 1,415 transactions up to 1,841 sales.
  • Pending sales increased 70.7 percent up from 1,259 last March versus 2,149 this March.
  • Inventory fell 72.1 percent down to 1,510 properties for sale compared to this same time last year when there were 5,416 homes for sale.
  • New listings increased from 1,501 up to 1,806 which was a 20.3 percent increase.
  • Median days on market decreased to 22 days which is a 63.9 percent decrease versus March of 2020.
  • Available inventory of single family homes ended March with a 1.1 months supply of homes available for sale which is a 75.6 percent decrease.

Similar to Naples and other areas of the country, we continue to see a shortage in inventory. However, unlike last month, new listings increased during the month. It is just not enough to keep up with the high buyer demand. With such low inventory, if you see a property you are interested in purchasing, be prepared to move quickly and do not be surprised if other offers are submitted.

March 2021 versus March 2020 Condo Highlights:

  • Condo sales increased 62.5 percent going from 754 real estate transactions up to 1,225 sales.
  • Pending sales increased 111.5 percent up from 616 last March versus 1,303 this March.
  • Inventory decreased 71.7 percent down to 861 condos for sale compared to this same time last year when there were 3,042 units for sale.
  • New listings increased from 759 up to 924 which was a 21.7 percent increase.
  • Median days to contract decreased to 35 days which was a 50 percent decrease versus March of 2020.
  • Available inventory of condos ended March with a 1.3 months supply of properties available for sale which was a 74.5 percent decrease.

Similar to single family homes, condo closings and those going to contract increased significantly during the month. At the same time, the number of homes for sale decreased more than 70 percent which bring us down to a 1.3 months’ supply of condos for sale.

Despite the low inventory, unlike last month when new listings decreased 7 percent, March inventory increased almost 22 percent. While, seller’s still have the advantage in today’s market, it is encouraging to see more properties coming to market.

Bottom line, it remains a seller’s market. If you are considering selling a home, now is a great time to maximize the value of your home.
