Bonita Springs FloridaThe Lee County December Housing Market reports showed 1,351 properties sold for just over $766 Million during the month. Year to date, property sales have surpassed $10.2 Billion in Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas.

The luxury market saw 98 properties sold at or above $1 Million in December up from 89 sales in November. The highest-priced sale was a single-family home in Mediterra for $6,972,000. Forty percent of the top 10 highest-priced properties sold were in golf communities including Bonita Bay and Mediterra.

Demand for Lee County real estate remains strong, as evidenced by the county’s continued population growth. The county now has more than $800,000 residents and is projected to surpass 1 million by 2030  according to data from the University of Florida Bureau of Economic and Business Research and the U.S. Census Bureau.

2023 Lee County December Housing Market Report for Single Family Homes

December 2023 versus December 2022 Single Family Home Highlights:

  • Closed sales increased 6 percent going from 915 transactions up to 1012 sales.
  • Pending sales decreased 5.2% percent down from 932 last December to 884 this December.
  • Inventory increased 77.3 percent up to 6,340 properties for sale compared to this same time last year when 3,575 homes were for sale.
  • New listings increased from 1,174 up to 1,367 which was a 16.4 percent increase.
  • Median days on market increased to 42 days which was a 27.3 percent increase versus December of 2022.
  • Available inventory of single-family homes ended November with a 5.6 months’ supply of homes available for sale which was up from a 3 months’ supply during December of 2022.
Similar to the prior month, the supply of Single-family homes for sale increased month-over-month. However, the rate at which new listings were added slowed compared to the prior month. Active listings rose from 6,223 in November up to 6,340 at the end of December, representing a 1.8 percent increase. We ended the month with a 5.6 month supply of homes for sale, up from 5.5 during the previous month. Another step towards a balanced market, which is a 6-7-month supply of properties for sale.
 
Unlike the prior month, the median sales price decreased year-over-year and month-over-month. As of the end of December, the median single-family sale price was $399,000, down from $407,950 during the same time last year. From a buyer’s perspective, there are even more options to choose from than the previous month, and prices remain stable. Now that we are full-swing into season, new listings should continue to enter the market.
 
The number of days from listing a home to contract was 42 days down from 46 during the previous month. If you are considering selling, you still have time to capitalize on the market. However, as more inventory is added, you will start to lose your competitive advantage.

2023 Lee County December Housing Market Report for Condos

 

December 2023 versus December 2022 Condo Highlights:

  • Condo sales decreased 14.4 percent going from 396 real estate transactions down to 339 sales.
  • Pending sales decreased 14.4 percent down from 388 last December down to 332 this December.
  • Inventory increased 143.3 percent up to 2,869 condos for sale compared to last December when there were only 1,179 units for sale.
  • New listings increased from 536 up to 598 which was a 11.6 percent jump.
  • Median days to contract was 45 days which represented an 136.8 percent increase versus December of 2022.
  • Available inventory of condos ended December with a 6.3 months supply of properties available for sale which was a 186.40 percent increase over last year.
Inventory of Lee County Condos finished the month with a 6.3-month supply of condos for sale, up from a 6.1-month supply during the prior month. The current level of supply of Lee County condos is considered a healthy, balanced market.
 
The rate at which new listings were added to the market compared to the previous month slowed a bit. The number of condos for sale rose 2.6 percent compared to November. The increased condo supply is good news if you plan to purchase a property, as more options are available.
 
Unlike the prior month when the days on market fell, in December we saw the days on market increase to 45 days up from 39 days in November. The change means buyers are taking more time to decide on their purchase.
 
The median home price in November ended the month at $355,000 which was up from the prior month when it was $354,500 and up from $329,950 year-over-year.
 
Finally, it is notable the percentage of cash sales for condos remained high. Sixty-five percent of condo sales were cash transactions, which was down slightly from sixty-six percent during the prior month. If you plan on leveraging a loan for your condo purchase, you are still competing with many cash buyers.
