Lee County June Housing Market Report

The June housing market report for Lee County showed 1809 properties sold for just over $952 Million during the month. The County includes Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas.

The luxury market remained active with 121 properties sold at or above $1 Million during June. The highest-priced sale was a single-family home on Captiva for $5.2 Million.

Forty percent of the top 10 highest-priced homes sold in Lee County were luxury golf properties priced between $3,200,000 and $5,200,000. Golf communities represented were Bonita Bay and The Colony at Pelican Landing.

The demand remains strong for the active lifestyle Lee County towns have to offer. Ft. Myers was recently the 2nd Best City to Retire by Travel + Leisure magazine. Sarasota took the top honors. Also, the Cape Coral area was just ranked the 2nd Best Cities for First Time Home Buyers according to WalletHub.

As more people move to Southwest Florida, airlines continue to make it even easier to get to the area. For example, Breeze Airways just announced new direct flights for 9 additional destinations into RSW.

June 2023 versus June 2022 Single Family Home Highlights:

  • Closed sales decreased 12 percent going from 1,490 transactions down to 1,311 sales.
  • Pending sales increased 7.7 percent up from 1,278 last June to 1,376 this June.
  • Inventory increased 49.4 percent up to 4,501 properties for sale compared to this same time last year when 3,012 homes were for sale.
  • New listings decreased from 1,950 down to 1,622 which was a 16.8 percent decline.
  • Median days on market increased to 35 days which was a 169.2 percent increase versus June of 2022.
  • Available inventory of single-family homes ended June with a 4.1 months’ supply of homes available for sale which was up from a 2.1 months’ supply during June of 2022.

The median sales price for single-family homes was down 4.4 percent year-over-year. Unlike last month, the median price also fell slightly month-to-month. In May the median sales price was $445,000 and we finished June at $430,000. 

Similar to the prior month, inventory of single-family homes for sale increased slightly going from 4,458 in May up to 4,501 in June, which represented a 1 percent increase.

Additionally, we ended the month with a 4.1 months supply of homes available for sale compared to 4 months supply at the end of May. It is still considered a Seller’s market, however, we continue to make progress. A balanced market is typically a 6-7 months supply of homes for sale.

2023 June Housing Market Report Lee County - Condos

June 2023 versus June 2022 Condo Highlights:

  • Condo sales decreased by 22.2 percent going from 640 real estate transactions down to 498 sales.
  • Pending sales decreased 10.6 percent down from 511 last June to 457 this June.
  • Inventory increased 100.7 percent up to 1,985 condos for sale compared to last June when there were only 989 units for sale.
  • New listings decreased from 702 down to 608 which was a 13.4 percent decline.
  • Median days to contract increased to 34 days which represented a 183.3 percent increase versus June of 2022.
  • Available inventory of condos ended June with a 4.3 months supply of properties available for sale which was a 186.7 percent increase over last year.

Similar to single-family homes, inventory of Lee County Condos finished the month at low at a 4.3 months supply. However, we continue to move in the right direction as condo inventory increased compared to the prior month when it was just 4.1 months supply of condos for sale.

So, although we are not there yet, condo inventory continues to move towards a balanced market which would be a 6-7 months’ supply of condos for sale.

Unlike the prior month, median prices fell slightly from $350,250 at the end of May down to $325,999 at the end of June. It was also down 7.17 percent year-over-year.

Finally, it is notable that once again 62 percent of condo sales were paid in cash. If you are planning on leveraging a loan for your condo purchase, you are still competing with a significant number of cash buyers. Regardless of when you plan to purchase, if you are a buyer, it may be time to start taking a closer look at homes for sale in neighborhoods that might fit your criteria. Bottom line, like most of Florida, Lee County remains a Seller’s market for both condos and single-family homes. If the inventory remains low, and demand remains strong, prices will continue to rise.
