The July Lee County Housing Market reports showed 1,519 properties sold for $685 million in Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas during the month.
The luxury market slowed in July, with just 73 properties sold at or above $1 million, down notably from 104 sales in June. The highest-priced sale was a new construction waterfront home on Magnolia Pointe in Fort Myers for $4,100,000.
Additionally, fifty percent of the top 10 sales in the county were in golf communities. Luxury golf homes were sold in Miromar Lakes, Mediterra, Bonita Bay, The Colony and Quail West, with prices ranging from $2,250,000 to $3,750,000.
Overall inventory ended the month with 12,226 properties for sale, down from 13,088 properties during the prior month. Ultimately, it remains a Buyer’s market. So, if you are looking for a good opportunity to buy a property, now is a great time to explore your options.
