Bonita Springs and Estero Home Prices Fall
Sellers have watched Home Prices Fall in March of this year, according to the latest Bonita Springs-Estero Association of Realtors (BEAR) market reports. Both the median sales price and average sales price fell during the month. In fact, in January alone, there were over 1,500 price reductions in the area.
At the same time, inventory is also rising quicker than homes are going pending in all price points. The result is a shift towards a buyers market. The good new is, overall, the Bonita Springs and Estero markets are still offering buyers many lifestyle choices and amenities, as well as pricing that is moving towards realistic expectations.
Single Family Home Sales March 2018
March Single Family Home Real Estate Highlights:
- Median Sales Price decreased from $415,000 up to $405,00, or 2.4 percent
- Existing inventory increased from 619 condos for sale up to 674 or 8.9 percent
- Closed sales decreased from 125 up to 107 condo sales or an 14.4 percent
- New pending sales increased 1.9 percent up from 162 units up to 165 for the month
Condo Home Sales March 2018
March Condo Real Estate Highlights:
- Median Sales Price increased from $245,000 up to $271,400, or 10.8 percent
- Existing inventory increased slightly from 582 condos for sale up to 561 or 3.7 percent
- Closed sales increased from 99 up to 117 condo sales or an 18.2 percent
- Pending sales increase 35.6 percent up from 118 units up to 160 for the month
Overall, the condo sales fared better than single family homes in Bonita Springs and Estero. While home prices fall for single family homes, condo sales actually increase during the month of March.
