12 Tips for Your Final Walk Through

One important role your real estate agent provides is completing the final walk through of the home you are buying with you. One of the advantages of using a professional real estate agent with multiple years of experience, is they have been on hundreds of final walk throughs.  An experienced agent knows what to look for to be sure all is in order before you close.  This is true for both re-sales and new construction home purchases.

Final Walk Through Tips:

  1. Set Aside 30 to 60 minutes for the walk through and conduct it 24 to 48 hours before closing.
  2. Take your contract with you to confirm that items the seller agreed to fix have been repaired.  Additionally, you want to confirm the items the seller agreed to leave in the home are still there.
  3. Starting inside, open and close windows and doors and check that all latches and locks work.
  4. Test heating and air conditioning systems.
  5. Confirm all appliances are in working order.
  6. Test all light switches and electrical outlets.
  7. Test smoke detectors.
  8. Check that faucets work and there are no signs of leaks from faucets, water lines or drain pipes.
  9. Flush all toilets and make sure the work appropriately.
  10. Confirm all tubs, showers and sinks drain promptly.
  11. Check exterior of home for signs of damage to doors, windows, screens, siding and roof.
  12. Confirm all landscaping that was present at inspection is still in place.
