The February Lee County Housing Market reports showed 1,262 properties sold for $675 million in Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas during the month.
The luxury market remained strong in February, with 101 properties sold at or above $1 million, up from 98 in January. The highest-priced sale was a luxury golf condo in Bonita Bay for $5,900,000.
Additionally, forty percent of the top 10 sales in the county were in golf communities. Luxury golf homes were sold in Bonita Bay, and Mediterra, and their prices ranged from $4,200,000 to $5,900,000.
Overall inventory rose to 15,037, an 11.9-month supply of homes for sale, which is a Buyer’s market. If you are a buyer looking for a good opportunity, now is a great time to explore your options.
Finally, we have seen recent headlines that people are moving out of the state of Florida. There are certainly people moving, as happens every year. However, the state economy is booming. According to the U.S. Bureau of Labor Statistics, the state added 430,800 jobs in January and February, surpassing 11.1 million workers. Also, the state’s unemployment rate remained below the national average for 51 consecutive months.
Florida has consistently been one of the fastest-growing states in the U.S., with significant domestic migration due to its favorable climate, tax benefits, and job opportunities. So, are you ready to relocate?
As expected, now that we are in the middle of season the inventory of single-family homes for sale increased over last year and month over month. Inventory increased from 9,435 homes for sale in January to 9,876 in February. Ultimately, the month ended with an 8.8-month supply of homes for sale, up from an 8.4-month supply in January.
The median sales price increased slightly compared to the previous month. It rose from $399,500 in January to $416,000 in February. However, it was down slightly from $420,495 during the same time last year. Keep in mind that prices vary by neighborhood. A key factor is the available inventory within the neighborhood. As inventory increases, prices tend to decrease, giving buyers more opportunities.
Additionally, unlike the previous month, the number of days from listing a home to contract increased from 53 days in the previous month to 58 days in February. Due to the inventory levels, it’s critical to price your home competitively from day one if you are considering selling.

As expected, available inventory increased month over month now that we are well into season. Overall, inventory increased 5 percent compared to January, a net increase of 244 condos for sale.
Ultimately, Lee County finished the month with a 14.1-month supply of condos for sale, up from a 13.1-month supply during the prior month. Therefore, it remains a buyers’ market. As such, if you are a seller, you should assess the other properties available to ensure you align with the current market value.
Unlike last month, the days on market decreased month-over-month from 76 days in January down to 64 days in February. Additionally, the days on the market were well above last year’s average of 58 days for a property to go to contract. Ultimately, the DOM is still well below the traditional 120 days for a property to contract.
Also, the median condo price ended the month at $305,000, down from the prior month when it was $325,000. Similarly, it was down from $345,000 compared to the prior year. As long as inventory levels remain well above normal, it will remain a buyer’s market for the foreseeable future.
Finally, 73.1 percent of condo transactions were cash sales, up from 65.2 percent during the previous month. So, if you plan on leveraging a loan for your condo purchase, be aware that you’re still competing with many cash buyers.
