December Housing Market Update bonita springsThe December housing market update for Lee County showed there was more than $1.138 Billion in properties closed during the month, up from $1 Billion last year. Both single family home and condo sales year-over-year decreased in Bonita Springs, Estero and Fort Myers.

Also notable was the percentage of cash transactions during the month which increased slightly to 45 percent of all transactions which was up slightly from 44 percent during November. The good news is the last 3 months have shown similar percentages which are down significantly from July when 65 percent of home sales were cash sales. So what are the implications? For buyers using a mortgage, you have more opportunities to enter into a contract on a property without having to go up against multiple cash offers.

Ultimately, demand continues to remain very strong for Southwest Florida and the nation as a whole. We continue to see reports from experts saying price growth will slow, however, it will not decrease. In fact, the Wall Street Journal and Realtor.com just released their annul Emerging Housing Markets Index and the west coast of dominated the list. Three of the Top 10 emerging housing markets are on Florida’s Gulf Coast:

  2. Sarasota-Bradenton, Florida
  3. Kahului-Wailuku, Hawaii
  4. San Luis Obispo, California
  5. San Jose-Santa Clara, California
  6. Fort Myers, Florida

  8. Huntsville, Alabama
  9. Raleigh, North Carolina
  10. Burlington, North Carolina

2021 December Housing Market Update for Lee Count Single Family Homes

 

December 2021 versus December 2020 Single Family Home Highlights:

  • Closed sales decreased 13.2 percent going from 1,648 transactions down to 1,431 sales.
  • Pending sales decreased 9.9 percent down from 1,455 last December versus 1,311 this December.
  • Inventory fell 36.2 percent down to 1,586 properties for sale compared to this same time last year when 2,485 homes were for sale.
  • New listings increased from 1,196 up to 1,238 which was a 3.5 percent increase.
  • Median days on market decreased to 15 days which was a 42.3 percent decrease versus December of 2020.
  • Available inventory of single family homes ended December with a 1 month supply of homes available for sale, or a 47.4 percent decrease.

Similar to last month, single family home prices showed a significant increases in the median sales price, up 27.6 percent for December of this year compared to last year at the same time. With limited inventory, prices will continue to rise. While leading industry experts note, the appreciation will start to slow to single digits, based on the latest statistics that has yet to show in the numbers.

Lee County December Housing Update – Condos and Townhomes

2021 December Housing Market Update for Lee Count Condos

December 2021 versus December 2020 Condo Highlights:

  • Condo sales decreased 16.4 percent going from 829 real estate transactions down to 585 sales.
  • Pending sales decreased 16.8 percent down from 714 last December to 594 this December.
  • Inventory decreased 76.7 percent down to 440 condos for sale compared to last December when there were 1,887 units for sale.
  • New listings decreased from 582 down to 525 which was a 9.8 percent decrease.
  • Median days to contract fell to 11 days which represented an 76.1 percent decrease versus December of 2020.
  • Available inventory of condos ended December with a less than 1 month supply of properties available for sale which was an 80 percent decline.

Condo sales followed similar patterns as the previous couple of months. Once again, the number of sales and inventory saw declines. Inventory levels of condos are especially challenging with less than a months worth of properties available for sale. Yet, similar to single family homes, there are still opportunities as new listings are added to the market every day.

Bottom line, it remains a seller’s market for both condos and single family homes. So now would be a great time to cash in on the high buyer demand.
