Southwest Florida December 2018 Real Estate Statistics
For December 2018, according to the Estero and Bonita Springs Florida Realtors Associaiton® (BEAR), both single family homes sales and condo sales fell by double digits compared to December of 2017. On the other hand, inventory for both property types increased double digits when you compare December of 2017 to 2018. Ultimately, the amount of inventory on the market remains in the healthy range which is a 6-7 month supply of inventory which is considered a balanced and stable market.
Estero and Bonita Springs Florida Single Family Home Statistics – December 2018
December 2018 Single Family Home Highlights:
- Closed sales decreased from 100 in Dec. 2017 down to 80 in December 2018 which is a 20 percent decrease
- Pending sales decreased 7.8 percent from 77 down to 71 compared to the previous December
- Inventory of active listings went up to 652 from 577 which is a 13 percent increase versus the prior year
- Supply of Inventory decreased slightly from 6.7 months down to 6.6 months
Estero and Bonita Springs Florida Condo Statistics – December 2018
December 2018 Condo Highlights:
- Closed sales decreased from 71 in Dec. 2017 down to 62 the previous year which was a 12.7 percent decrease
- Pending sales decreased 14.3 percent from 70 down to 60 compared to December of the previous year
- Inventory of active listings increased to 637 from 527 which is a 20.9 percent increase versus last year
- Supply of Inventory increased from 6.9 months up to 7.2 months
