Boomers Moving

Boomers Moving Will Be More Like a Gentle Tide Than a Tsunami

Have you heard the term “Silver Tsunami” getting tossed around recently? If so, here’s what you really need to know. That phrase refers to the idea that a lot of baby boomers are going to move or downsize all at once. And the fear is that a sudden influx of homes for sale would have a big impact on housing. That’s because it would create a whole lot more competition for smaller homes and would throw off the balance of supply and demand, which ultimately would impact home prices.

But here’s the thing. There are a couple of faults in that logic. Let’s break them down and put your mind at ease.

Not All Baby Boomers Plan To Move

For starters, plenty of baby boomers don’t plan on moving at all. A study from the AARP says more than half of adults aged 65 and older want to stay in their homes and not move as they age (see graph below):

While it’s true circumstances may change and some people who don’t plan to move (the red in the chart above) may realize they need to down the road, the vast majority are counting on aging in place.

As for those who stay put, they’ll likely modify their homes as their needs change over time. And when updating their existing home won’t work, some will buy a second home and keep their original one as an investment to fuel generational wealth for their loved ones. As an article from Inman explains:

“Many boomers have no desire to retire fully and take up less space . . . Many will modify their current home, and the wealthiest will opt to have multiple homes.”

Even Those Who Do Move Won’t Do It All at Once

While not all baby boomers are looking to sell their homes and move – the ones who do won’t all do it at the same time. Instead, it’ll happen slowly over many years. As Freddie Mac says:

We forecast the ‘tsunami’ will be more like a tide, bringing a gradual exit of 9.2 million Boomers by 2035 . . .”

As Mark Fleming, Chief Economist at First Americansays:

Demographics are never a tsunami. The baby boomer generation is almost two decades of births. That means they’re going to take about two decades to work their way through.”

Bottom Line

If you’re stressed about a Silver Tsunami shaking the housing market overnight, don’t be. Baby boomers will move slowly over a much longer period of time.

February Real Estate Activity for Naples Florida

2024 February Real Estate ActivityThe latest February real estate activity reports showed 636 properties sold for just over $766 Million during the month. The highest-priced sale was a Port Royal estate for $26,400,000.

Additionally, 176 of the real estate transactions for the month were at or above $1 Million.

Overall, inventory ended the month with 5,139 properties for sale, representing a 67 percent increase over the same time last year. It was also a 10.8 percent increase over the previous month.

There was a sizable increase in new listings with 1,668 new properties that came to market during the month, a net increase of 500 more properties for buyers to choose from. Additionally, Buyers have more time to make a purchasing decision with the days on market trending upwards.

Ultimately, we have seen a shift in prices in many communities in the Naples area. Sellers who started out with “aspirational pricing” are now making price adjustments to align with market demand. It is important to note, price adjustments are community and even neighborhood specific. While some neighborhoods have an over supply of homes for sale, others have low inventory.

  • Closed sales decreased 9 percent compared to February of last year.
  • Overall pending sales decreased 5 percent versus the same time in 2023.
  • Inventory increased 67 percent up from 3085 homes up to 5,139 homes for sale.
  • Average days on market increased 26 percent up to 69 days compared to February of 2023.

February real estate activity for Naples FloridaIn all, there were 315 single-family homes and 321 condos sold for a total of 636 sales during the month. The total number of property sales were 9 percent lower than the same time last year.

The median single family price came in at $834,000 for February up from $755,500 during the prior month. And, the median condo sales price was $502,000 up from $475,000 during the previous month.

Further, the number of days it took for a property to go to contract increased from 61 days in January up to 69 days in February. This represented at 13.1 percent increase month-over-month. However, the typical number of days on the market during a healthy market is 120 days, well above the February levels.Naples FL Real Estate Reacap

Sarasota Housing Market ReviewThe latest February Sarasota housing trends showed 847 properties sold for just over $672 Million in the county, including North Port, Sarasota, and Bradenton areas.

The luxury market was strong, as evidenced by the 101 properties sold at $1 Million and above. The highest-priced sale was a single-family home on St. Armands Key for $7,200,000.

Similar to other Florida cities, the number of all cash purchases remained near record highs. Sarasota County ended the month with 56.7 percent of their transactions being cash.

Overall, inventory ended the month at 5,456 properties for sale, up from 2,722 listings during the same time last year. Also, there was a modest increase in inventory compared to the prior month. Inventory rose 6.7 percent in February, a net increase of 336 properties for sale.

Ultimately, the condos supply ended the month in a balanced market. However, single-family home inventory ended February with a 5.2 months supply of homes for sale which means it remained a Seller’s market.

February 2024 versus February 2023 Single Family Home Highlights:

  • Closed sales increased 11 percent going from 520 transactions up to 577 sales.
  • Pending sales increased slightly from 751 last February compared to 753 this February, a 0.3 percent increase.
  • Inventory increased 86.1 percent up to 3,337 homes for sale compared to this same time last year when 1,793 homes were for sale.
  • New listings increased from 852 up to 1,126 which was a 32.2 percent jump.
  • Median days on market increased to 40 days which was a 90.5 percent increase versus February of 2023.
  • Available inventory of single-family homes ended February with a 5.2 months’ supply of homes available for sale which was up from 2.9 month’s supply during February of 2023.

Single-family home inventory continued its upward trend. Similar to the previous four months, inventory increased month-over-month by 6.4 percent, giving Buyers more options.

Unlike last month when there was a slight increase in days on market, February remained the same as January at 40 days from listing to contract. Typically, The low days on market combined with just a 5.2 month supply of inventory continued to give Seller’s the upper hand.

However, the median sales price decreased to $507,500 compared to the previous month. Yet, it was up from a year ago when it was $495,000. Also notable was the percentage of single-family home sales which were cash purchases. Just under 49 percent of all single-family home sales were a cash transaction which was down from 53 percent the previous month.

Bottom line: It remains a Seller’s market for Sarasota single-family homes.

February 2024 versus February 2023 Condo Highlights:

  • Condo sales decreased 9.1 percent going from 297 real estate transactions down to 270 sales.
  • Pending sales increased 2.1 percent up from 423 last February to 432 this February.
  • Inventory increased 128.1 percent to 2,119 condos for sale compared to last February when there were only 929 units for sale.
  • New listings rose from 533 up to 651 or a 22.1 percent increase.
  • Median days to contract was 42 days, which was up from 19 days last year.
  • Available inventory of condos ended February with a 6.7 months’ supply of properties available for sale which was a 139.3 percent increase.

Similar to single-family homes, condo inventory increased significantly over last year. More importantly, inventory rose month-to-month for the seventh straight month. There were 2,119 condos for sale at the end of February compared to 1,985 units for sale at the end of January which was a 6.8 percent increase.

With the increased inventory the condo market remained balanced with a 6.7 month supply of condos for sale which was up from a 6.2 months’ supply in January. The increase in the number of condos for sale is good news for buyers. If you are a Seller, you should evaluate your list price to ensure it reflects current market conditions.

Additionally, there was a modest increase in the days on market which went from 35 days in January up 42 days at the end of February. Notable was the percentage of cash sales which was 73.7 percent of all condo sales. Now, with a healthy level of inventory, an increase in the days on market both Buyers and Sellers are on a more even playing field.

Bottom Line

Overall, it remains a Seller’s market for single-family homes and a balanced market for condominiums. However, market conditions remain very neighborhood specific. There are some neighborhoods with no inventory and others with a year’s supply. Whether you are buying or selling, we will help you navigate the market conditions within each neighborhood.

Lee County Real Estate TrendsThe Lee County February Housing Market reports showed 1,467 properties sold for just over $795 Million during the month in Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas.

The luxury market saw 113 properties sold at or above $1 Million in February. The highest-priced sale was a single-family home on Sanibel overlooking the Gulf of Mexico for $7,550,000.

Sixty percent of the top 10 highest-priced properties sold were in golf communities including Bonita Bay, Gulf Harbor and Yacht Club, West Bay, Miromar Lakes, and Quail West.

Overall, Lee County remains a top destination for visitors and second homeowners alike. In fact, Ft. Myers was recently named one of the Best Small Cities in America. Are you ready to find your own slice of paradise?

February 2024 versus February 2023 Single Family Home Highlights:

  • Closed sales decreased 0.2 percent going from 1,024 transactions down to 1,022 sales.
  • Pending sales increased 8.5% percent up from 1,434 last February to 1,556 this February.
  • Inventory increased 89.1 percent up to 7,307 properties for sale compared to this same time last year when 3,865 homes were for sale.
  • New listings increased from 1,657 up to 2,167 which was a 30.8 percent increase.
  • Median days on market increased to 64 days which was a 106.5 percent increase versus February of 2023.
  • Available inventory of single-family homes ended February with a 6.5 months’ supply of homes available for sale which was up from a 3.3 months’ supply during February of 2023.
Inventory continued its upward trend. Not only was single-family home inventory up significantly over last year, it also rose 5.4 percent month-over-month. The month with a 6.5 month supply of homes for sale, up from 6.1 during the previous month. Therefore, because a normal market is a 6-7-month supply of properties for sale, the Lee County area was in a balanced market.
 
Similar to last month, the median sales price was lower than the same time last year. However, it did increase from January when it was $405,000 up to $420,496 in February. Thus, from a buyer’s perspective, there are even more options to choose from than the prior month. Additionally, prices remain stable.
 
Also, the number of days from listing a home to contract was 64 days up from 55 during the previous month and up from 31 days a year ago. February 2024 versus February 2023 Condo Highlights:

  • Condo sales decreased 1.1 percent going from 450 real estate transactions down to 445 sales.
  • Pending sales decreased 8.7 percent down from 675 last February down to 616 this February.
  • Inventory increased 137.1 percent up to 3,666 condos for sale compared to last February when there were only 1,546 units for sale.
  • New listings increased from 856 up to 987 which was a 16.3 percent jump.
  • Median days to contract was 58 days which represented an 152.2 percent increase versus February of 2023.
  • Available inventory of condos ended February with an 8.1 months supply of properties available for sale which was a 170 percent increase over last year.
Ultimately, Lee County finished the month with a 8.1-month supply of condos for sale, up from a 7.4-month supply during the prior month. So, it is a buyers market if you are in the market to purchase a condo in Lee County.
 
Once again, there was a notable increase in condo inventory over the prior month. The number of condos for sale rose 9 percent compared to January. If you a buyer, the increased condo supply is good news as there are more options available. If you are a seller, you should assess the other properties available to ensure you are in-line with the current market value.
 
Also, there was a notable increase in days on market which rose from 49 days in January up to 58 days in February. Once again, buyers continued to take more time to decide before making a  purchase.
 
Unlike single family homes, the median condo price ended the month at $345,000 which was up from the prior year when it was $340,000 and it was up from the prior month when it was  also $340,000.
 
Finally, 67 percent of condo transactions were cash sales which was down slightly from 69 percent during the previous month. Therefore, if you plan on leveraging a loan for your condo purchase, be aware you are still competing with many cash buyers.
