Southern Lee County Home Sales Activity

home sales activity in Estero Golf CommunitiesThe latest Southern Lee County Home Sales Activity for the week of September 12th showed there were 180 properties sold in Southwest Florida compared to 168 during the prior week.

Southern Fort Myers had the most transactions for the week with 77 property sales compared to 78 sales the previous week. Transactions were as follows:  22 percent vacant lots, 21 percent were condos and 55 percent were single family homes. The remaining properties sold were a multi-family unit and a commercial unit.

Bonita Springs remained in the second position with 59 real estate transactions for the week compared to the prior week when there were 51 home sales. Of the 59 real estate sales,17 percent were condos, 31 percent were single family homes and 47 percent vacant lots. The other Bonita Springs transactions were 2 coops.

Finally, Estero landed in third place with 40 property sales compared to the week of the 29th when there were 39 home sales. Real Estate sales were split between multiple property types. Of the 40 home sales, 13 percent were vacant lots, 40 percent were condos and 45 percent were single family homes. The other Estero transaction was a mobile home.

In review, based on the real estate transactions report for the week of September 12th, property sales were broken down by the following types in Southwest Florida: 45 condos, 80 single family homes, 50 vacant lots, 1 mobile home, 1 multi-family unit, 1 commercial property and 2 coops.

August Luxury Home Sales

August Homes Sold Report for Naples Florida

August Homes Sold for Naples FLThe most recent August luxury home sales report for Naples during the week of the 17th showed there were 361 Homes Sold.

Once again North Naples remained in the top spot with 101 real estate transactions. Of the 101 sales, 5 percent were vacant lots, 31 percent were single family homes and 64 percent were condos.

East Naples stayed in the third position with 56 property sales. East Naples home sales consisted of 9 percent vacant lots, 39 percent single family homes and 50 percent were condos. The remaining property sold was a mobile home.

Finally, the City of Naples rounded out the week with 34 home sales. They were made up of 9 percent vacant lots, 41 percent single family homes and 50 percent condos.

In summary, the latest real estate transactions review for the week of August 17th show Naples homes sold were broken down as follows: 151 condos, 137 single family homes, 71 vacant lots and 2 mobile homes sold throughout Collier County.

The Top Reason To List Your House for Sale

Luxury Single Family Home in MediterraThe real estate industry is a bright spot in the economy and the top reason to list your home for sale is the low inventory in the market place. Naples in particular has a shortage of homes for sale, as a result, it is a seller’s market. Home sellers are getting maximum dollar for the homes right now.

Mark Fleming, Chief Economist for First American, just reported:

“Since hitting a low point during the initial stages of the pandemic, the only major industry to display immunity to the economic impacts of the coronavirus is the housing market. Housing has experienced a strong V-shaped recovery and is now exceeding pre-pandemic levels.”

Buyer demand is still strong heading into the fall. ShowingTime, which tracks the average number of buyer showings on residential properties, just announced that buyer showings are up 61.9% compared to the same time last year. They went on to say:

“Normally, real estate activity begins to slow down in the late summer, but this year it peaked in July, August and into September.”

There Is One Big Challenge

Purchaser demand is so high, the market is running out of available homes for sale. Just last week, realtor.com reported:

“Since the beginning of the COVID pandemic in March, nearly 400,000 fewer homes have been listed compared to last year, leaving a gaping hole in the U.S. housing inventory.”

The National Association of Realtors (NAR) revealed that, while home sales are skyrocketing, the inventory of existing homes for sale is dropping dramatically. Below is a graph of existing inventory (September numbers are not yet available):

Homebuilders are increasing construction, but they cannot keep up with the high demand. Bill McBride, founder of the Calculated Risk blog, in discussing inventory of newly constructed houses, notes:

“The months of supply decreased to 3.3 months…This is the all-time record low months of supply.”

Anyone thinking of putting their home on the market should not wait. A seller will always negotiate the best deal when demand is high and supply is limited. That’s exactly the situation in the real estate market today.

And those MLS properties generally offer compensation to agents who represent buyers, incentivizing them to show and sell the property and again potentially enlarging the buyer pool.”

August Homes Sold Report for Naples Florida

August Homes Sold for Naples FLThe most recent August homes sold report for Naples during the first week of the month showed there were 339 Homes Sold compared to 478 properties sold the previous week.

Once again North Naples remained in the top spot with 66 real estate transactions for the week compared to 105 sales during the prior week. Of the 66 sales, 5 percent were vacant lots, 45 percent were single family homes and 47 percent were condos.

East Naples moved back into the third position with 54 property sales compared to 93 real estate transactions for the week of July 27th. East Naples home sales consisted of 9 percent vacant lots, 43 percent single family homes and 48 percent were condos.

Finally, the City of Naples rounded out the week with 35 home sales compared to 55 sales during the previous week. They were made up of 49 percent single family homes and 49 percent condos. The other property sold was a vacant lot.

In summary, the latest real estate transactions review for the week of August 3rd show Naples homes sold were broken down as follows: 113 condos, 145 single family homes, 78 vacant lots and 3 mobile home sold throughout Collier County.

According to the 20th Annual Transamerica Retirement Survey, 3 out of 4 retirees (75%) own their homes, and only 23% have mortgage debt (including any equity loans or lines of credit). Since entering retirement, almost 4 in 10 retirees (38%) have moved into a new home. They’re making a profit by selling their current homes in today’s low inventory market and using their equity to purchase their future retirement homes. It’s a win-win.

Why These Homeowners Are Making Moves Now

The health crisis this year made us all more aware of the importance of our family and friends, and many of us have not seen our extended families since the pandemic started. It’s no surprise, therefore, to see in the same report that 32% of those surveyed cited the top reason they’re making a move is that they want to be closer to family and friends (See graph below):

The survey also revealed that 73% percent of retirees currently live in single-family homes. With the overall number of homes for sale today hitting a historic low, and with the buyer demand for single-family homes skyrocketing, there’s never been a more ideal time to sell a single-family home and make a move toward retirement. Today’s market has the perfect combination of driving forces to make selling optimal, especially while buyers are looking to take advantage of low interest rates.
