Buyer Interest Is Growing Across Generations

The demand for homes this year is extraordinary as record-breaking numbers of hopeful buyers continue to shop for homes. In a normal year, the peak homebuying season comes to a close by early fall. However, 2020 is anything but a normal year, and the housing market is no exception. Lawrence Yun, Chief Economist for the National Association of Realtors (NAR), explains:

Home sales traditionally taper off toward the end of the year, but in September they surged beyond what we normally see during this season…I would attribute this jump to record-low interest rates and an abundance of buyers in the marketplace, including buyers of vacation homes given the greater flexibility to work from home.”

What’s drawing so many buyers to the market?

As Yun mentioned, record-low interest rates are key. Today’s rates are strengthening purchasing power for buyers, too. Sam Khater, Chief Economist at Freddie Mac, emphasizes:

“Mortgage rates today are on average more than a full percentage point lower than rates over the last five years.”

There’s a distinct increase this year in the percentage of those in younger generations searching for homes. The National Association of Home Builders (NAHB) notes:

“Between the third quarters of 2019 and 2020, the share of Gen Z adults planning a home purchase rose three points to 14%. Millennials, however, are the generation most likely to be considering buying a home (22%).”

According to Mark Fleming, Chief Economist for First American, millennials are reaching their prime home-buying years, a likely driver in this increase:

“Record low mortgage rates and millennials continuing to age into their prime home-buying years has boosted demand, but a lack of housing supply remains a challenge.”

According to the most recent data from CoreLogic, the average homeowner gained $9,800 in equity over the past year. In addition, experts project 2020 home prices to continue rising. September Housing Update

September Housing Update for Southwest Florida

The Southwest Florida September housing update for Bonita Springs and Estero showed a significant jump in closed sales activity for both single family homes and condos for the month of September. Overall closed sales increased more than 60 percent during the month compared to the same time last year. Also notable was the major increase in condos going to contract which increased 124 percent and single family pending sales which increased 58 percent.

Additionally, the supply of Southwest Florida homes for sale continues to fall and it remains a seller’s market. As a result, the low inventory is driving prices up in our area. Bonita Springs and Estero September Housing Update for Single Family Homes

 

September 2020 versus September 2019 Single Family Home Highlights:

  • Closed sales increased 60.2 percent going from 88 transactions up to 141 sales
  • Pending sales increased 58.4 percent up from 101 last September versus 160 this September
  • Inventory fell 18 percent down to 396 properties for sale compared to this same time last year when there were 483 homes for sale
  • New listings increased from 136 up to 184 which is a 35.3 percent increase
  • Median days on market decreased to 40 days which is a 66.7 percent decrease versus September 2019
  • Available inventory of single family homes ended September with a 3.6 months supply of homes available for sale which is a 29.4 percent decrease

Activity over the past three months has been record setting. The Bonita Springs and Estero are saw an explosion of single family homes closing and going to contract.  Also, there was a significant decrease in the number of from when a property was listed until it went under contract. Buyers should be prepared to make an offer quickly if they see a property they are interested in purchasing. Not only are properties going to contract quickly, there are often multiple offers being submitted at the same time.

Also, although there has been an increase in the number of new listings, it is not enough to keep up with the closed sales which continues to deplete the available inventory. For 6 consecutive months, inventory has declined each month to a point we only have a 3.6 months’ supply of single family homes for sale. Typically, a healthy level of inventory is considered to be 6 to 7 months’ supply of homes for sale.

Bottom line, it a seller’s market. If you are considering selling a home, now is a great time to maximize the value of your home.

Southwest Florida September Housing Update – Condos and Townhomes

September 2020 versus September 2019 Condo Highlights:

  • Condo sales increased 60.3 percent going from 63 real estate transactions up to 101 sales
  • Pending sales increased 124.2 percent up from 62 last August versus 139 this August
  • Inventory decreased 0.7 percent down to 398 condos for sale compared to this same time last year when there were 401 units for sale
  • New listings increased from 114 up to 153 which is a 34.2 percent increase
  • Median days on the market decreased to 44 days which is a 58.1 percent decrease versus September 2019
  • Available inventory of condos ended September with a 4.3 months supply of properties available for sale which was a 6.5 percent decrease

Similar to single family homes, condos going to contract increased significantly during September. Additionally, the number of condos that closed doubled over the previous month, increasing 60 percent. On the bright side, new listings to the market increase increased more than 34 percent. Yet, the additional condos for sale is just not enough to keep up with buyer demand. And with only 4.3 months’ supply of condos for sale, it means it is still a sellers’ market.

Ultimately, homebuyers are looking for larger homes in a gated community. With the flexibility to work from anywhere, many families are looking for single family homes with plenty of space for a home office, home fitness, home schooling and plenty of room for the whole family. Also, there is a significant increase in buyers looking for a second home or vacation home in a warm, sunny climate to spend the winter.

September Real Estate Review For Naples Florida

The September Real Estate Review shows continued heightened demand for properties in Naples, Florida. Pending sales (homes under contract) increased 83 percent over last September and closed sale increased 53 percent during the same time period. Additionally, overall the number of Naples homes for sale declined 32 percent. As a result, the exceptionally low inventory is driving home prices up.

As we head into fall, buyer interest remains unusually high as evident by the number of property showings during the month. The number of showings increased 80 percent to 35,465 compared to 18,745 appointments last year. Why is there such a large increase in showings? Homebuyers from all over the country are reassessing their lifestyle and they are embracing the ability to work from anywhere. There is an increased interest in home fitness, accommodating home schooling while still having plenty of space for the whole family. As a result, demand for single family homes with four bedrooms or more showed the strongest sales activity for the second straight month.

Despite the fact that it’s a seller’s market, buyers are relocating to Naples. So, if you are considering selling, now is an excellent time to jump in the market to take advantage of the high demand for Naples property.

September 2020 Versus September 2019 Real Estate Activity Highlights

  • Single family home sales increased by 57 percent with 577 Naples real estate transactions
  • Condo sales increased to 519 sales which was a 48 percent increase compared to last September
  • Overall pending sales increased to 1,509 representing an 83 percent increase
  • Overall inventory fell 32 percent down to 3,980 properties for sale compared to the same time last year
  • Days on market decreased to 90 days which is a 12 percent decrease versus September of 2019

Naples Closed Sales

2020 September Real Estate ReviewThe latest Naples real estate market reports show home sales continue to be exceptionally strong during the month of September. Overall, closed sales increased in September by 35 percent compared to the same time last year and year-to-date closed sales are up 7.5 percent.

Additionally, once again closed sales for the past 12 months shows home sales increased in almost every price category. Most notably, Naples Luxury homes priced above $2 million increased significantly with a 30.7 percent increase over the same time period last year. Also notable was the increase in sales between $500,000 and $2,000,000 which were up 19 percent.

Once again, it’s clear there is a shift in buyers looking for single family homes with more space and privacy. Single family home sales increased 13.2 percent compared to condos which only increased 6.3 percent.

Additionally, single family homes homes with at least four bedrooms saw a 19.6 percent increase in closed sales activity. As more home buyers make a shift to working remotely, surveys have shown they are looking for properties with enough rooms for their family as well as space for a dedicated home office, home schooling and home fitness.

Days on Market for Naples Home Sales

Due to the heightened demand for Naples homes, the number of days on Market decreased once again. Overall, the number of days a home was on the market before it went to contract dropped to 90 days which represented a 12 percent decline compared to September of last year.

Single family homes saw a 14.4 percent decline and condos saw a 9 percent decline in days on market. The price range with the largest decrease in the average number of days between when a property was listed and when an offer was accepted over the past 12 months were properties priced between $500,001 and $1,000,000.

Naples Inventory of Homes for Sale

Similar to the rest of the country, inventory in the Naples area remains a challenge. Overall inventory during September decreased 32 percent to 3,980 homes down from 5,873 homes in September of 2019. Single-family homes for sale fell by 44.1 percent and condos available for sale dropped by 19.4 percent.

September Real Estate Review of Inventory by price rangeAs evident in the chart to the left, all price ranges saw major reductions to inventory levels. Properties priced between $300,000 and $500,000 saw the biggest impact with a 41.6 percent decline in properties for sale. The decrease in inventory is primarily due to the large number of pending and closed sales which rose significantly. In fact, total pending sales or homes that went to contract during the month increased from 823 to 1,509 which represented a 83 percent increase.

Additionally, continue to ask if homeowners are lowering home prices and the answer is a definite “no”. Housing supply simply will not keeping up with buyer demand. As a result of low inventory levels, home prices are actually increasing and in some cases being sold over list price with multiple offers.

Naples property inventory saw an increase of 18.2 percent in median closed sales price. In particular, single family homes saw an increase of 17.9 percent in the median closed sales price. Similarly, Naples condos saw an 17.8 percent increase.

Also notable is the percentage of list price which rose to 96.4 percent of list price for single family homes and 95.7 percent of list price of condos over the past 12 months. Ultimately, the percentage of list price increased in all price categories. So, it remains a sellers market due to low inventory. Therefore, if you are a buyer, you should be prepared for homeowners who are less willing to negotiate.

Ultimately, Naples offers a luxury lifestyle with numerous outdoor activities, sunshine and low taxes. So, if you are considering buying a primary residence, second home or vacation home now is a great time start your search.

There are a fewer golf communities with an oversupply of inventory compared to last month. However, there are still great buying opportunities.

A healthy level of inventory is between 6-7 months of supply of properties available. Since each community varies we recommend you use a real estate agent familiar with golf communities to navigate your way through your options.

Projections Show Home Values Rising

Why are home values rising? Looking at the big picture, the rules of supply and demand will give us the clearest idea of what is happening in the housing market.

Due to the undersupply of homes on the market today, there’s upward pressure on prices. Consider simple economics: when there is high demand for an item and a low supply of it, consumers are willing to pay more for that item. That’s what’s happening in today’s real estate market. The housing supply shortage is also resulting in bidding wars, which will also drive price points higher in the home sale process.

There’s no evidence that buyer demand will wane. As a result, experts project price appreciation will continue over the next twelve months. Here’s a graph of the major forecasts released in the last 60 days:

Originally, many thought home prices would depreciate in 2020 due to the economic slowdown from the coronavirus. Instead, prices appreciated substantially. Over the next year, we will likely see home values rise even higher given the continued lack of inventory of homes for sale.

SWFL September Home Sales

home sales activity in Estero Golf CommunitiesThe latest SWFL September home sales for the week of September 19th showed there were 165 properties sold in Southwest Florida compared to 180 during the prior week.

Southern Fort Myers had the most transactions for the week with 122 property sales up significantly from 77 sales the previous week. Transactions were as follows:  40 percent vacant lots, 16 percent were condos and 43 percent were single family homes.

Bonita Springs remained in the second position with 72 real estate transactions for the week compared to the prior week when there were 59 home sales. Of the 72 real estate sales, 32 percent were condos, 44 percent were single family homes and 19 percent vacant lots. The remaining Bonita Springs transactions were  a mobile home, multi-family unit and a coop.

Finally, Estero landed in third place with 50 property sales compared to the week of the 12th when there were 40 home sales. Real Estate sales were split between multiple property types. Of the 50 home sales, 10 percent were vacant lots, 32 percent were condos and 54 percent were single family homes. The other Estero transaction was two mobile homes.

In review, based on the real estate transactions report for the week of September 19th, property sales were broken down by the following types in Southwest Florida: 54 condos, 71 single family homes, 28 vacant lots, 8 mobile homes, 1commercial property and 1 coop.
