Southwest Florida Home Sales

October SWFL Home Sales in EsteroThe latest October SWFL Florida home sales report for the week of October 17th showed there were 177 properties sold in Southwest Florida versus them the prior week when 172 properties sold.

Once again, Southern Fort Myers had the most transactions for the week with 101 property sales up significantly from 85 sales the previous week. Transactions were as follows:  61 percent vacant lots, 9 percent were condos and 28 percent were single family homes. The remaining Fort Myers properties sold were a mobile home and a commercial unit.

Estero moved up to second place with 39 property sales compared to the week of the 10th when there were 45 home sales. Real Estate sales were split between multiple property types. Of the 39 home sales, 26 percent were vacant lots, 28 percent were condos and 44 percent were single family homes. The only other Estero transaction was a couple of mobile home.

Finally, Bonita Springs remained slipped into the 3rd position with 35 real estate transactions for the week compared to the prior week when there were 57 home sales. Of the 35 real estate sales, 34 percent were condos, 46 percent were single family homes and 14 percent vacant lots. The other Bonita Springs transactions were 2 coops.

In review, based on the real estate transactions report for the week of October 17th, property sales were broken down by the following types in Southwest Florida: 33 condos, 66 single family homes, 77 vacant lots, 2 mobile homes, 2 coops and 1 commercial unit.

Winter Will Bring a Flurry of Housing Market Activity

housing market activityIn the second half of this year, housing market activity surged. Today, real estate experts are looking ahead to the winter season and the forecast is anything but chilly. As Lawrence Yun, Chief Economist for the National Association of Realtors (NAR), notes:

“It will be one of the best winter sales years ever.”

The typical winter slowdown in the housing market across most of the country is simply not on the radar. Here’s why.

While today’s historically low mortgage rates are expected to remain low, they won’t be this low for much longer. This could be the last chance for homebuyers to secure such low rates, and they’re ready to take action. In a recent article, Bankrate explained:

“If you’re looking to buy a home…expect mortgage rates to remain low into 2021. However, the possibility of rates falling to 2.5 percent or lower has faded as the U.S. economy has rebounded.”

As long as we continue to see low interest rates, we’ll see hopeful buyers on the hunt for their dream homes. Yun confirmed:

“The demand for home buying remains super strong…And we’re still likely to end the year with more homes sold overall in 2020 than in 2019…With persistent low mortgage rates and some degree of a continuing jobs recovery, more contract signings are expected in the near future.”

The challenge, however, is the lack of homes available for sale. With that in mind, all eyes are on homeowners to see if they’ll sell this winter or wait until spring. Danielle Hale, Chief Economist for realtor.com, says it’s best for sellers to capitalize on this moment sooner rather than later:

“We currently see buyers sticking around in the housing market much later than we usually do this fall. If that trend continues, we will see more buyers in the market this winter, too. So, this winter is likely to be a good time to sell.”

With buyers ready to stay active this winter, sellers who want to close a deal on the best possible terms shouldn’t wait until spring to put their homes on the market.

So, experts agree the winter housing market could potentially be bigger than ever. Unlike the most of the country, the housing market in Southwest Florida is usually very active from January through March which is our high season. Experts agree we are on pace to have our busiest season ever.

home equity is a Key to Building WealthFor years, real estate has been considered the best investment you can make and a key to building wealth over time. A major reason for this is due to the net worth a household gains through homeownership. In fact, according to the 2019 Survey of Consumer Finance Data from the Federal Reserve, for the average homeowner:

“…a primary home accounts for 90% of the total wealth of a family in the U.S.”

How do homeowners gain wealth?

Most large purchases, like cars and appliances, depreciate in value as they age, so it’s understandable to question how owning a home can increase wealth over time. In a simple equation, the National Association of Realtors (NAR) explains how the combination of paying your mortgage and home price appreciation grow overall wealth:

Principal Payments + Price Appreciation Gains = Housing Wealth Gain

As home values increase and you make payments toward your home loan, you’ll gain wealth through equity. The same article from NAR also addresses how wealth gains tend to play out over time:

“Housing wealth accumulation takes time and is built up by paying off the mortgage debt and by price appreciation. And while home prices can fall, home prices tend to recover and go up over the longer term. As of September 2020, the median sales price of existing home sales was $311,800, a 35% gain since July 2006 when prices peaked at $230,000.”

Taking a look at how equity has grown for the typical homeowner, it’s clear to see how real estate is a sound long-term investment. NAR notes:

“Nationally, a person who purchased a typical home 30 years ago would have typically gained about $283,000 as of the second quarter of 2020.” (See graph below):

Southwest Florida Home Sales

Florida Home sales in Bonita SpringsThe latest Southwest Florida home sales for the week of October 10th showed there were 172 properties sold in Southwest Florida versus them the prior week when 283 properties sold.

Once again, Southern Fort Myers had the most transactions for the week with 85 property sales versus 102 sales the previous week. Transactions were as follows:  8 percent were mobile homes, 27 percent vacant lots, 21 percent were condos and 44 percent were single family homes.

Bonita Springs remained in the second position with 57 real estate transactions for the week compared to the prior week when there were 80 home sales. Of the 57 real estate sales, 39 percent were condos, 42 percent were single family homes and 14 percent vacant lots. The other Bonita Springs transactions were  mobile homes and a commercial unit.

Finally, Estero landed in third place with 45 property sales compared to the week of the 3rd when there were 53 home sales. Real Estate sales were split between multiple property types. Of the 545 home sales, 11 percent were vacant lots, 31 percent were condos and 53 percent were single family homes. The only other Estero transactions were a couple of mobile homes.

In review, based on the real estate transactions report for the week of October 10th, property sales were broken down by the following types in Southwest Florida: 48 condos, 77 single family homes, 37 vacant lots, 9 mobile homes and 1 commercial unit.

Naples August Properties Sold

Naples August Properties Sold Report

The most recent Naples August properties sold report for the week of the 31st showed there were 329 Homes Sold compared to 466 home sales during the previous week.

Once again North Naples remained in the top spot with 72 real estate transactions versus the week before when there were 106 homes sold. Of the 72 sales, 6 percent were vacant lots, 43 percent were single family homes and 51 percent were condos.

East Naples stayed in the second position with 58 property sales versus 77 sales during the prior week. East Naples home sales consisted of 10 percent vacant lots, 28 percent single family homes and 62 percent were condos.

Finally, the City of Naples rounded out the week with 36 real estate transactions versus 56 home sales during the week of the 24th. Naples homes sales were made up of 6 percent vacant lots, 44 percent single family homes and 50 percent condos.

In summary, the latest real estate transactions review for the week of August 24th show Naples homes sold were broken down as follows: 139 condos, 126 single family homes, 62 vacant lots and 2 mobile homes sold throughout Collier County.
