Naples Real Estate Transaction Summary Week of September 14th

Naples Real Estate Transaction SummaryThe latest Real Estate Transaction Summary for Naples during the week of September 14th showed there were 413 Homes Sold up significantly from 288 home sales during the previous week.

The Corkscrew area vaulted into first place with 76 real estate transactions for the week. Approximately 9 percent were condos, 34 percent were single family homes and 57 percent were vacant lots.

Additionally, North Naples and East Naples ended the week with the same number of transactions for a second straight week. In North Naples, there were 72 real estate transactions versus the week before when there were 52 homes sold. Of the 72 sales, 9 percent were vacant lots, 40 percent were single family homes and 51 percent were condos.

East Naples also had 72 property sales versus 52 sales during the prior week. East Naples home sales consisted of 10 percent vacant lots, 29 percent single family homes and 60 percent were condos. The other property sold was a mobile home.

Finally, the City of Naples rounded out the week with 48 real estate transactions compared to 36 transactions during the week of the 7th of September. Naples homes sales were made up of 8 percent vacant lots, 44 percent single family homes and 48 percent condos.

In summary, the latest real estate transactions review for the week of September 14th show Naples homes sold were broken down as follows: 155 condos, 158 single family homes, 99 vacant lots and 1 mobile home sold throughout Collier County.

October Real Estate Review for Naples FLThe October Real Estate Review shows ongoing heightened demand for properties in Naples, Florida. Pending sales (homes under contract) increased 73 percent over last October and closed sale increased 65 percent during the same time period. Additionally, overall the number of Naples homes for sale declined 34 percent. As a result, the exceptionally low inventory continues to drive home prices up.

Traditionally, buyers begin their property searches in our area in October and November with the intent to buy something during season which is January through Easter. However, due to unusually low inventory and high buyer demand, homes are going to contract quickly. In fact, in the last 7 days, 22 percent of the Naples homes listed were on the market for less than 10 days. And almost 50 percent of the homes sold in the last week were on the market for less than 30 days!

So, if you are in the market to buy a home, if you see a property you are interested in purchasing, be prepared to make an offer quickly and don’t be surprised if there are multiple offers on the property.

  • Single family home sales increased by 49 percent with 580 Naples real estate transactions
  • Condo sales increased to 624 sales which was a 70 percent increase compared to last October
  • Overall pending sales increased to 1,708 representing an 73 percent increase
  • Overall inventory fell 34 percent down to 3,542 properties for sale compared to the same time last year
  • Days on market decreased to 92 days which is a 12 percent decrease versus October of 2019

September Naples Properties Sold Report

September Naples Properties SoldThe most recent September Naples properties sold report for the week of the 7th showed there were 288 Homes Sold compared to 329 home sales during the previous week.

North Naples and East Naples ended the week in the top spot. There were 52 real estate transactions versus the week before when there were 72 homes sold in North Naples. Of the 52 sales, 56 percent were single family homes and 42 percent were condos. The remaining property sold was a vacant lot.

East Naples also had 52 property sales versus 58 sales during the prior week. East Naples home sales consisted of 4 percent mobile homes, 42 percent single family homes and 52 percent were condos. The other property sold was a vacant lot.

Finally, the City of Naples rounded out the week with 36 real estate transactions which was the same number of home sales during the week of the 31st. Naples homes sales were made up of 11 percent vacant lots, 28 percent single family homes and 61 percent condos.

Homes for Sale Disappearing Quickly

homes for sale disappearing due to low inventoryWith the hot real estate market, we continue to see homes for sale disappearing quickly. Inventory remains historically low as do interest rates. Through all the challenges of 2020, the real estate market has done very well, and purchasers are continuing to take advantage of historically low mortgage rates. Realtor Magazine just explained:

“While winter may be typically a slow season in real estate, economists predict it isn’t likely to happen this year…Low inventories combined with high demand due to record-low mortgage rates is sending buyers to the market in a flurry.”

However, one challenge for the housing industry heading into this winter is the dwindling number of homes available for sale. Lawrence Yun, Chief Economist for the National Association of Realtors (NAR), recently said:

“There is no shortage of hopeful, potential buyers, but inventory is historically low.”

In addition, Danielle Hale, Chief Economist for realtor.com, notes:

“Fewer new sellers coming to market while a greater than usual number of buyers continue to search for a home causes inventory to continue to evaporate.”

One major indicator the industry uses to measure housing supply is the months’ supply of inventory. According to NAR:

“Months’ supply refers to the number of months it would take for the current inventory of homes on the market to sell given the current sales pace.”

Historically, six months of supply is considered a normal real estate market. Going into the pandemic, inventory was already well below this mark. As the year progressed, the supply has was reduced even further. Here is a graph showing this measurement over the last year:

What does this mean if you’re a buyer?

Be patient during your home search. It may take time to find a home you love. Once you do, be ready to move forward quickly. Get pre-approved for a mortgage, be prepared to make a competitive offer from the start, and understand how the shortage in inventory has led to more bidding wars. Calculate just how far you’re willing to go to secure a home if you truly love it.

What does this mean if you’re a seller?

Realize that, in some ways, you’re in the driver’s seat. When there’s a shortage of an item at the same time there’s a strong demand for it, the seller is in a good position to negotiate. Whether it’s the price, moving date, possible repairs, or anything else, you’ll be able to ask for more from a potential purchaser at a time like this – especially if you have multiple interested buyers. Do not be unreasonable, but understand you probably have the upper hand.

So, the housing market will remain strong throughout the winter and heading into the spring. Know what that means for you, whether you’re buying, selling, or doing both.

It May Be Time For a Larger House If You Are Working Remotely

I need a larger house since I am working from homeIs it time for a larger house? If you’ve been working remotely this year, chances are you’ve been at it a little longer than you initially expected. Businesses all over the country have figured out how to operate remotely to keep their employees healthy, safe, and productive. For many, it may be carrying into next year, and possibly beyond.

While the pandemic continues, Americans are re-evaluating their homes, floorplans, locations, needs, and more. Some need more space, while others need less. Whether you’re renting or own your home, if remote work is part of your future, you may be thinking about moving, especially while today’s mortgage rates are so low.

A recent study from Upwork notes:

“Anywhere from 14 to 23 million Americans are planning to move as a result of remote work.”

To put this into perspective, last year, 6 million homes were sold in the U.S. This means roughly 2 – 4X as many people are considering moving now, and there’s a direct connection to their ability to work from home.

The same study also notes while 45.3% of people are planning to stay within a 2-hour drive from their current location, 41.5% of the people who are citing working from home as their primary reason for making a move are willing to look for a home more than 4 hours away from where they live now (See graph below):
