Don’t Let Buyer Competition Keep You from Purchasing a Home

Buyer competition should not keep you from buying a homeHome Buyer Competition is high this year due to record-low mortgage rates and home owners who are reassessing where they work. Supply of homes remains low as current homeowners have been slow to put their houses on the market. This makes finding a home to buy today challenging for many potential buyers. With an obstacle like this, those searching for their dream homes may be pressing pause on their searches as we approach the end of the year, but that could be a big mistake for many hopeful house hunters. Here’s why. 

According to the most recent Housing Trends Report from the National Association of Home Builders (NAHB):

“The length of time spent searching for a home continues to grow.”

The report indicates that 62% of buyers now spend 3 months or more looking for a home, an increase from 58% one year ago. A primary cause for the delay is the heavy competition today’s buyers face when making an offer on a home. Based on recent data from the National Association of Realtors (NAR), the average house in today’s market receives 3.4 offers before it’s sold. This means for every buyer who purchases a home, there are on average two or three buyers who have to begin their search all over again.

Compared to this time last year, the NAHB report shows that buyers are having more success finding homes in their price range. However, it also notes the percentage of buyers saying they’re getting outbid when they make an offer has jumped from 15% to 27%. Buyers are indicating that bidding wars are a major obstacle to finding their dream home (See graph below):

If this is a challenge you’re up against in your home search, you’re not alone. Feeling stuck in the process can be frustrating, but if there’s ever been a year to power through, this is the one. NAHB noted:

“Difficulties finding a home to buy will likely lead 20% of active buyers to give up until next year or later. That share is up from 15% a year earlier.”

Experts anticipate home prices will continue to rise into 2021, and the incredibly low interest rates we’ve seen this year are also forecasted to increase as the economy strengthens. Hopeful homebuyers who decide to hold off on their search until there’s less competition run the risk of finding a more expensive housing market when they start looking again. If affordability is a key motivator behind your decision to buy a home, this winter is still the best time to make it happen.

Bidding wars may be one of the greatest challenges buyers face in today’s housing market, but they shouldn’t be a deal-breaker. September Weekly Real Estate Summary

Naples September Weekly Real Estate Summary Week of September 21st

September Weekly Real Estate SummaryThe latest September Weekly Real Estate Summary for Naples during the week of September 21st showed there were 415 Homes Sold up slightly from 413 home sales during the previous week.

North Naples vaulted into first place for the week with 112 transactions up from 72 the prior week. Of the 112 sales,  percent were vacant lots, 43 percent were single family homes and 50 percent were condos.

East Naples remained in the second also had 72 property sales versus 52 sales during the prior week. East Naples home sales consisted of 10 percent vacant lots, 29 percent single family homes and 60 percent were condos. The other property sold was a mobile home.

Finally, the City of Naples rounded out the week with  46real estate transactions compared to 48 transactions during the week of the 14th of September. Naples homes sales were made up of 4 percent vacant lots, 33 percent single family homes and 63 percent condos.

In summary, the latest real estate transactions review for the week of September 21st shows Naples homes sold were broken down as follows: 170 condos, 171 single family homes, 71 vacant lots and 3 mobile homes sold throughout Collier County.

October Housing Update

October Housing Update for Lee County

The Southwest Florida October housing update for Lee County showed a significant jump in closed sales activity for both single family homes and condos for the month of October. Closed sales of single family homes increased 45 percent and condos increased 52 percent. Pending sales for both single family homes and condos also showed significant increases over the same time list year.

As a result of the increased closed and pending sales, the number of homes for sale continues to fall and it remains a seller’s market. Similar to last month, the decline inventory continues to drive prices up in our area.

So, you are considering selling, you are in the driver’s seat. Now would be an a good time to connect with a real estate professional to learn about your home’s value in today’s market.

October Housing Update – Single Family Homes

2020 Lee County October Housing Update Single Family Homes

 

October 2020 versus October 2019 Single Family Home Highlights:

  • Closed sales increased 45.6 percent going from 1,084 transactions up to 1,578 sales
  • Pending sales increased 38.8 percent up from 1,275 last October versus 1,770 this October
  • Inventory fell 44.7 percent down to 2,918 properties for sale compared to this same time last year when there were 5,281 homes for sale
  • New listings decreased from 1,634 up to 1,593 which is a 2.5 percent decrease
  • Median days on market decreased to 35 days which is a 51.4 percent decrease versus October 2019
  • Available inventory of single family homes ended September with a 2.4 months supply of homes available for sale which is a 48.9 percent decrease

Activity over the past four months has been record setting. The Lee County area saw an explosion of single family homes closing and going to contract.  Also, there was a significant decrease in the number of days from a property being listed until it went under contract. Buyers should be prepared to make an offer quickly if they see a property they are interested in purchasing. Not only are properties going to contract quickly, there are often multiple offers being submitted at the same time.

Also, unlike last month the number of new listings decreased making our inventory levels pretty tight. For 7 consecutive months, inventory has declined each month. We are now at a point we only have a 2.4 months’ supply of single family homes for sale. Typically, a healthy level of inventory is considered to be 6 to 7 months’ supply of homes.

Bottom line, it a seller’s market. If you are considering selling a home, now is a great time to maximize the value of your home.

Lee County October Housing Update – Condos and Townhomes

October 2020 versus October 2019 Condo Highlights:

  • Condo sales increased 52.7 percent going from 512 real estate transactions up to 782 sales
  • Pending sales increased 60.1 percent up from 649 last October versus 1,052 this October
  • Inventory decreased 26.3 percent down to 2,175 condos for sale compared to this same time last year when there were 2,953 units for sale
  • New listings decreased from 791 down to 782 which is a 1.1 percent decrease
  • Median days to contract decreased to 44 days which is a 60.1 percent decrease versus October 2019
  • Available inventory of condos ended October with a 3.7 months supply of properties available for sale which was a 30.2 percent decrease

Similar to single family homes, condos going to contract increased significantly during September. At the same time, the number of homes for sale decreased 6 percent which bring us down to a .7 months’ supply of condos for sale, Therefore, it means it is still a sellers’ market.

Ultimately, homebuyers are looking for larger homes in a gated community. With the flexibility to work from anywhere, many families are looking for single family homes with plenty of space for a home office, home fitness, home schooling and plenty of room for the whole family. Also, there is a significant increase in buyers looking for a second home or vacation home in a warm, sunny climate to spend the winter.

There are only a couple of golf communities left with an oversupply of inventory. However, there are still great buying opportunities.

A healthy level of inventory is between 6-7 months of supply of properties available. Since each community varies we recommend you use a real estate agent familiar with golf communities to navigate your way through your options.

Here are a couple of examples to show why it is important to have a very good understanding of the community and whether the inventory levels are healthy, or have high or low supply. Collier’s Reserve only has 2 properties for sale and only 1.71 month’s supply of inventory which makes single family homes in this community a seller’s market. Is Buying a Home Today a Good Financial Move?

Buying a Naples home is a good financial moveDuring these challenging times, is buying a home a good financial move? A bright spot in the economy has been the real estate industry. More Americans are reconsidering the meaning of “home.” This quest for a place better equipped to fulfill our needs, along with record-low mortgage rates, has skyrocketed the demand for home purchases.

This increase in demand, on top of the severe shortage of homes for sale, has also caused more bidding wars and thus has home prices appreciating rather dramatically. Some, therefore, have become cautious about buying a home right now.

The truth of the matter is, even though homes have appreciated by a whopping 6.7% over the last twelve months, the cost to buy a home has actually dropped. This is largely due to mortgage rates falling by a full percentage point.

Let’s take a look at the monthly mortgage payment on a $300,000 house one year ago, and then compare it with that same home today, after it has appreciated by 6.7% to $320,100:

Compared to this time last year, you’ll actually save $87 dollars a month by purchasing that home today, which equates to over one thousand dollars a year.

But isn’t the economy still in a recession?

Yes, it is. That, however, may make it the perfect time to buy your first home or move up to a larger one. Tom Gil, a Harvard trained negotiator and real estate investor, recently explained:

“When volatile assets are facing recessions, hard assets, such as gold and real estate, thrive. Historically speaking, residential real estate has done better compared to other markets during and after recessions.”

That thought is substantiated by the fact that homeowners have 40 times the net worth of renters. Odeta Kushi, Deputy Chief Economist for First American Financial Corporation, recently said:

“Despite the risk of volatility in the housing market, numerous studies have demonstrated that homeownership leads to greater wealth accumulation when compared with renting. Renters don’t capture the wealth generated by house price appreciation, nor do they benefit from the equity gains generated by monthly mortgage payments, which become a form of forced savings for homeowners.”

So, with home prices still increasing and mortgage rates perhaps poised to begin rising as well, buying your first home, or moving up to a home that better fits your current needs, likely makes a ton of sense.
