Naples July Real Estate Recap

The current Naples July real estate recap for the area showed 1,142 properties sold for just over $1 Billion during July! The highest priced property sold for $31,000,000. And, the luxury market remains strong as evident by the 206 properties sold at or above $1 Million.

Due to the low inventory and high buyer demand, the median closed price saw a significant jump, up 29 percent to $469,950 over the same time last year. Additionally, for the past three months, the percent of list price has been over 99 percent. For sellers who priced their homes at fair market value they saw their home sell quickly and at maximum dollar.

So, if you are a seller, now is the time to list your home and maximize your profits. Or, if you are a buyer, with new listings coming onto the market every day there are still opportunities to find a property.

July 2021 versus July 2020 Highlights

  • Closed sales decreased 3 percent compared to July of last year.
  • Overall pending sales decreased 22 percent versus the same time period.
  • Inventory dropped 77 percent down from 5,672 homes to 1,295 homes for sale.
  • Average days on market fell 70 percent down to 28 days.

Due to the decrease in inventory combined with the strong buyer demand, single family home sales fell 11.5 percent during the month while condo sales rose slightly, up 8.6 compared to July of 2020.

Similar to previous months, we continued to see multiple offers submitted on properties and often within hours of a new listing hitting the market.

We also saw an increase in homes pending before they were even listed on the open market. Established agents who have been in the market for years in our area have extensive networks. For example, if you are considering a golf community, we do have new listings about to come on line which and we have also have buyers ready to purchase homes in multiple golf communities.

Additionally, with almost 20 years of experience, we also have connections with membership directors throughout Southwest Florida who let us know if another agent is about to list a home. Real Estate Market Recap Naples FLLarger homes with plenty of space for a home office and plenty of space for the entire family continue to drive significant activity in the luxury real estate market. Single family homes and condos with at least 4 bedrooms saw significant increases in activity. The number of single family homes with 4 plus bedrooms rose 70.8 percent and condos rose a whopping 220 percent!

Luxury homes above $2 million saw a 135.4 percent increase sales compared to the same time last year. And homes priced between $1 million and $2 million also saw a significant increase in sales with a 107.1 percent increase in closed sales.

Southwest Florida July Home Sales Recap

July Home Sales RecapThe latest Southwest Florida July Home Sales recap for Bonita Springs, Estero and Southern Fort Myers for the week of July 24th showed there were 302 properties sold down slightly from 308 the week before.

Southern Fort Myers moved back into the top slot with 147 real estate transactions up from 113 during the prior week. Sales were as follows: 54 percent vacant lots, 13 percent were condos and 46 percent were single family homes. The remaining Fort Myers properties sold were multi-family and commercial units.

Bonita Springs slid to the second position with 95 transactions compared to 120 property sales in the previous week. Of the 95 sales, 5 percent were commercial units, 16 percent were vacant lots, 28 percent were condos and 39 percent were single family homes. The other property sales were a multi-family unit, a coop and mobile home.

Finally, Estero was in the third position with 59 property sales which was less than the week of the 17th when there were 59 Estero properties sold. Home sales were split between multiple property types. Of the 59 home sales, 17 percent were vacant lots, 27 percent were condos and 46 percent were single family homes. The other properties sold were an agricultural lot, commercial unit and mobile homes.

In review, based on the real estate transactions report for the week of July 24th, property sales were broken down by the following types in Southwest Florida: 63 condos, 110 single family homes, 110 vacant lots, 9 commercial units, 4 mobile homes, 4 multi-family units, 1 coop, and 1 agricultural lot.

Hurricane Preparedness Checklist

So a hurricane is on it’s way, what do you need to be prepared? Besides being tuned into the weather channel there are several steps you can take to ready for the storm itself and the aftermath whether you are planning to ride out the storm or evacuate.

Pre-Storm Checklist

Water

  • water1 gallon per person per day for at least three days
  • 1 gallon for cooking per day for at least four days
  • Bags of ice

Food

  • Paper plates and bowls, plastic utensils and cups
  • Non-perishable packaged or canned food to last for up to 14 days
  • Ready-to-eat canned meals
  • Canned fruits and vegetables
  • Peanut butter and jelly
  • Bread
  • Cookies and crackers
  • Trail mix and granola bars
  • Snack food

Dog beachPets

  • Dog  or cat food
  • Toys and chews
  • Medications

First Aid

  • First-aid kit
  • Two week supply of prescription medications

Hurricane Evacuation

You may decide to evacuate if it is a larger storm. If you do plan to evacuate, don’t wait until the last minute. Due to high winds, airports and bridges will be closed which might prevent you from reaching your destination.

  • Leave well in advance of the storm
  • Grab your “to go bag” with important papers, id’s
  • Know the evacuation routs
  • Have a destination booked

Hurricane Wind Scale

Hurricanes are ranked on a scale of 1 to 5 based on the hurricane’s intensity at the indicated time. The scale provides examples of the type of damage impacts associated with winds of the indicated intensity. A tropical storm has storm force winds ranging from 39 to 74 miles per hour. It may result in scattered trees down, power outages, some roads blocked due to downed trees and power lines.

Naples June Weekly Home Sales Review

Naples June Weekly Home Sales in golf communitiesAccording to the latest reports, the Naples weekly June home sales review for the week of the 14th shows there were 470 Homes Sold down from 509 during the prior week. The highest priced property sold for $13,088,000 in Port Royal.

East Naples remained in the first position for the week with 96 transactions. Home sales consisted of  8 percent vacant lots, 39 percent single family homes and 53 percent were condos.

North Naples was in the second spot with 92 home sales. Of the 92 property sales, 7 percent were vacant lots, 46 percent were single family homes and 47 percent were condos.

Finally, the City of Naples ended the week with 60 home sales for the last week of the month. Naples homes sales were made up of 25 percent single family homes and 72 percent condos. The remaining Naples properties sold were vacant lots.

In summary, the Naples June weekly home sales review for the week of the 14th showed Naples homes sold were broken down as follows: 195 condos, 198 single family homes, 71 vacant lots and 6 mobile homes.

Southwest Florida July Home Sales Review

Southwest FL May Home SalesThe latest Southwest Florida July Home Sales review for Bonita Springs, Estero and Southern Fort Myers for the week of July 17th showed there were 308 properties sold.

Bonita Springs landed in the top spot with 120 real estate transactions. Of the 120 real estate sales, 4 percent mobile homes, 32 percent were vacant lots, 28 percent were condos and 28 percent were single family homes. The other property sales were a multi-family unit, miscellaneous residential unit and commercial units.

Southern Fort Myers was in the second position with 113 real estate transactions. Sales were as follows: 10 percent were commercial units, 17 percent vacant lots, 18 percent were condos and 56 percent were single family homes. The remaining Fort Myers property sold was a multi-family unit.

Finally, Estero was in the third position with 75 property sales. Home sales were split between multiple property types. Of the 75 home sales, 5 percent were mobile homes, 23 percent were vacant lots, 31 percent were condos and 31 percent were single family homes.

In review, based on the real estate transactions report for the week of July 17th, property sales were broken down by the following types in Southwest Florida: 77 condos, 127 single family homes, 74 vacant lots, 14 commercial units, 9 mobile homes, 4 coops, 2 multi-family units and 1 miscellaneous residential unit.

East Naples remained in the first position for the week with 96 transactions. Home sales consisted of  8 percent vacant lots, 39 percent single family homes and 53 percent were condos.
