Sarasota’s luxury real estate market is booming, with 116 properties selling for $1 million or more in July, including a stunning $10 million waterfront estate on Longboat Key. Waterfront homes remain highly sought after, making up 70 percent of the top sales for the month.

Despite a slight 6 percent dip in inventory from the previous month, buyers still have a wide range of options, with current inventory levels well above last year’s. Sarasota continues to be a top destination for those seeking a vibrant and fulfilling lifestyle, recently recognized by Kiplinger Personal Finance as the best place to retire, thanks to its low taxes, excellent medical care, and abundant recreational opportunities.

July 2024 versus July 2023 Single Family Home Highlights:

  • Closed sales increased 1.4 percent going from 633 transactions up to 642 sales.
  • Pending sales increased slightly from 604 last July compared to 611 this July, a 1.2 percent increase.
  • Inventory increased 59.5 percent up to 3,068 homes for sale compared to this same time last year when 1,923 homes were for sale.
  • New listings increased from 738 up to 799 which was an 8.3 increase.
  • Median days on market increased to 52 days which was a 108 percent increase versus July of 2023.
  • Available single-family home inventory ended July with a 4.8-months supply of homes for sale, up from a 3.2-month supply a year ago.

Similar to the past three months, the inventory of single-family homes declined slightly, down 4.5 percent month-over-month. However, inventory has increased significantly compared to the previous year. This rise in inventory levels indicates a broader range of choices for potential buyers, presenting them with more opportunities than last year to find properties that match their preferences and requirements.

Additionally, for the third consecutive month, the average days on the market increased, going from 50 days to 52 days. This, combined with a low 4.8-month supply of inventory, has continued to empower sellers in the market.

In July, the median sales price fell to $470,000 from $535,000 a year ago, and it was also down from $495,000 in the prior month. It’s also worth noting that cash purchases only accounted for 37 percent of all single-family home sales, a decrease from the previous month’s 43.3 percent.

Bottom line: It remains a seller’s market for Sarasota single-family homes.

  • Condo sales increased 7.1 percent going from 266 real estate transactions up to 285 sales.
  • Pending sales decreased 20.5 percent down from 288 last June to 229 this July.
  • Inventory increased 72 percent to 1777 condos for sale compared to last July when only 1,033 units were for sale.
  • New listings increased from 331 up to 354 or a 6.9 percent increase.
  • Median days to contract was 67 days, which was up from 36 days last year.
  • Available condo inventory ended July with a 5.7 months’ supply of properties for sale which was a 67.6 percent increase.

The condo market has experienced a significant increase in inventory compared to the previous year. However, for the fourth consecutive month, inventory declined month-over-month, resulting in a net decrease of 164 properties for sale. July ended with 1,777 condos available, marking an 8.4 percent decrease from the previous month.

With the reduction in inventory, the market has shifted to a Seller’s market jus 5.7-months supply of condos for sale. A balanced market typically consists of a 6 to 7 months supply of homes.

Sellers are advised to review their list prices to align with the current market dynamics. Unlike the previous month, the average days on market increased from 59 days in June to 67 days in July.

Additionally, cash sales accounted for 60.7 percent of transactions, down from the previous month’s 66.4 percent.

naples luxury homes for saleThe Lee County July Housing Market reports showed 1,516 properties sold for just over $742 Million during the month in Bonita Springs, Cape Coral, Captiva, Estero, Fort Myers, Fort Myers Beach, Miromar Lakes, Sanibel, and surrounding areas.

The luxury market saw 81 properties sold at or above $1 Million in July, down from 106 in June. The highest-priced sale was a waterfront single-family home in Town and River on the Caloosahatchee River for $5,450,000.

Three of the top ten highest-priced home sales in Lee County were in golf communities. Notably, these golf homes sold in the Bonita Bay, Shadow Wood and Gulf Harbour Yacht and Country Club. The luxury golf homes sold ranged from $2,650,000 to $3,605,000.

Florida continues to be a top destination for those looking to relocate, and the numbers speak for themselves. Florida’s robust economy is one reason so many are choosing to call this state home. The state’s tax revenues have surged by $2 billion for the current fiscal year and the next, reflecting a thriving economy. July 2024 versus July 2023 Single Family Home Highlights:

  • Closed sales increased 9.1 percent going from 1,106 transactions up to 1,207 sales.
  • Pending sales decreased 0.5 percent down from 1,244 last July to 1,238 this July.
  • Inventory increased 77.2 percent up to 8,054 properties for sale compared to this same time last year when 4,545 homes were for sale.
  • New listings increased from 1,502 up to 1,579 which was a 5.1 percent jump.
  • Median days on market increased to 51 days, a 34.2 percent increase, versus July of 2023.
  • Single-family home inventory ended July with a 7 months supply of homes available for sale, up from a 4.2 months supply during July of 2023.
While inventory of single-family homes was up significantly over last year, it decreased 2.3 percent compared to the previous month. Ultimately, the month ended with a 7-month supply of homes for sale, down from a 7.2-month supply in June.

For the third month in a row, the median sales price decreased over the same time last year. In the same way, the price decreased from $400,000 in June down to $395,000 in July. Thus, from a buyer’s perspective, there is more room to negotiate prices.

Additionally, prices vary by neighborhood. A key factor is the available inventory within the neighborhood. As inventory increases, prices tend to go down presenting buyers with more opportunities.

The number of days from listing a home to a contract decreased slightly from 53 days during the previous month down to 51 days in July. Once again, it was still a notable increase over the prior year when it was just 38 days. So, if you are considering selling, it’s critical to price your home competitively from day one. July 2024 versus July 2023 Condo Highlights:

  • Condo sales decreased 18.5 percent going from 379 real estate transactions down to 309 sales.
  • Pending sales decreased 24 percent from 442 last July to 336 this July.
  • Inventory increased 115 percent up to 4,237 condos for sale compared to last July when there were only 1,971 units for sale.
  • New listings decreased from 534 down to 501 which was a 6.2 percent drop.
  • Median days to contract was 67 days which represented a 55.8 percent increase versus July of 2023.
  • Condo inventory ended July with a 10.2 months supply of properties available for sale or a 131.8 percent increase over last year.
Ultimately, Lee County finished the month with a 10.2-month supply of condos for sale, down from a 10.3-month supply during the prior month. So, it remains a buyers’ market if you plan to purchase a condo in Lee County.
 
Interestingly, inventory decreased by 2.6 percent compared to the prior month. It is common for inventory to decline during off-season. Traditionally, we see an uptick in new listings in October and November. If you’re a buyer, the increased condo supply is good news as there are more options available. If you are a seller, you should assess the other properties available to ensure you are in line with the current market value.
 
Once again, days on market increased month-over-month from 66 days in June up to 67 days in July. Similarly, it was still well above last year when it only took 43 days for a property to go to contract.
 
Also, the median condo price ended the month at $300,000 which was down from the prior year when it was $322,500. It was also down from the prior month when it was $348,500.
 
Finally, 60 percent of condo transactions were cash sales which was the same percentage during the previous month. Therefore, if you plan on leveraging a loan for your condo purchase, be aware you’re still competing with cash buyers.

Naples Florida July Real Estate ActivityThe most recent July real estate activity reports revealed a total of 608 properties were sold, amounting to just over $596 Million in sales for the month. Notably, the highest-priced sale was a Waterfront estate in Port Royal which fetched $20,700,000.

Furthermore, the Naples luxury real estate market saw a notable number of high-value transactions, with 145 properties sold at or above $1 million.

The overall inventory at the end of the month stood at 4,352 properties for sale, marking a substantial 51 percent increase compared to the same period last year. However, it fell 7 percent from the previous month. The decline in inventory is typical for this time of year as many Sellers will remove their properties from the market and wait until the fall.

  • Closed sales decreased 3 percent compared to July of last year.
  • Overall pending sales decreased 16 percent versus the same time in 2023.
  • Inventory increased 51 percent up from 2,892 homes to 4,352 homes for sale.
  • Average days on market increased 45 percent up to 81 days compared to July of 2024.

In the month of July, a total of 608 properties were sold in the real estate market, consisting of 347 single-family homes and 277 condos. This marked a 3 percent decrease in sales compared to the previous year.

Year-over-year, the median price for single-family homes fell to $717,500 from $732,500. On the flip side, the median sales price for condominiums rose from $460,000 last July up to $470,000 in July of this year.

Additionally, the average number of days it took for a property to go to contract saw a slight increase from 78 to 81 days between June and July. However, this figure still falls short of the typical 120 days seen in a normal market.

Sales activity during the off-season summer months are historically lower than sales activity during season. Thus, sellers must set the right prices to stay competitive in today’s market.
