Will The Housing Market Slow Down?

If You Think the Housing Market Will Slow This Winter, Think Again.

Everyone is asking if the housing market will slow down this winter or if the prices will start to go down. Here’s what economists say about the months ahead.

If You Think the Housing Market Will Slow This Winter, Think Again. | MyKCM
From the opportunity to take advantage of today’s low mortgage rates to changing homeowner needs, Americans have more motivation than ever to buy a home. According to the experts, buyers are making moves right now, creating an unseasonably strong housing market for this time of year.

As we wrap up the fall season and move into the winter months, here’s a look at what several industry leaders have to say about the continued momentum in the current market, and what it means as we head into the early part of next year.

Lawrence Yun, Chief Economist, National Association of Realtors (NAR)

“This solid buying is a testament to demand still being relatively high, as it is occurring during a time when inventory is still markedly low. The notable gain in October assures that total existing-home sales in 2021 will exceed 6 million, which will shape up to be the best performance in 15 years.”

Odeta Kushi, Deputy Chief Economist, First American

“So far in November, purchase applications point to another strong month in sales. Still low rates and demographic demand support this strength, even as affordability and inventory headwinds remain.”

The M Report

“The demand for housing in the United States has reached a fever pitch, a trend that opposes the norm of this time of the year when the market cools as the winter months set in.”

Mark Fleming, Chief Economist, First American

Strong demographic demand will continue to act as the wind in the housing market’s sails.”

What does this mean for the winter housing market?

Buyers are actively in the market, and they’re competing for homes to purchase. With the momentum coming out of this fall, all signs point to the winter housing market picking up steam, making it much busier than in a more typical year. And as we’ve seen in so many ways, 2020 and 2021 were anything but typical in real estate. It looks like 2022 may be joining that list before we know it.

So, if you think the housing market will slow down this winter, think again. Whether you’re thinking of buying a home, selling your house, or both – let’s connect to determine if this winter is your best time to make a move too.

Find a Home To Buy

Struggling To Find a Home To Buy? New Construction May Be an Option.

Are you struggling to find a home to buy in Southwest Florida? Perhaps a new home is an option. There are pros and cons of buying a new home versus an existing home.

Struggling To Find a Home To Buy? New Construction May Be an Option. | MyKCM
There’s no question that the financial benefits of selling a house are outstanding today. Now is truly a great time to list if you’re ready to make a change. But if you do sell your house right now, you may be wondering where you’ll go when you move.

With so few homes available to buy right now, you might be considering building a new home as one of your options. But you may be unsure if that’s the way to go. Let’s compare the benefits of a newly built home versus moving into an existing one, and why working with a real estate agent throughout the process is mission-critical to your success no matter what you decide.

The Pros of Newly Built Homes

First, let’s look at the benefits of purchasing a newly constructed home. With a brand-new home, you’ll be able to:

1. Create your perfect home.

If you build a home from the ground up, you’ll have the option to select the custom features you want, including appliances, finishes, landscaping, layout, and more.

2. Cash-in on energy efficiency.

When building a home, you can choose energy-efficient options to help lower your utility costs, protect the environment, and reduce your carbon footprint.

3. Minimize the need for repairs.

Many builders offer a warranty, so you’ll have peace of mind on unlikely repairs. Plus, you won’t have as many little projects to tackle. QuickenLoans puts it like this:

“Buying a new construction vs. existing home typically means you’ll have fewer repairs to do. It can be a huge relief to know that it’s unlikely you’ll have to repair the roof or replace the furnace.”

4. Have brand new everything.

Another perk of a new home is that nothing in the house is used. It’s all brand new and uniquely yours from day one.

The Pros of Existing Homes

Now, let’s compare that to the perks that come with buying an existing home. With a pre-existing home, you can:

1. Explore a wider variety of home styles and floorplans.

With decades of homes to choose from, you’ll have a broader range of floorplans and designs available.

2. Join an established neighborhood.

Existing homes give you the option to get to know the neighborhood, community, or traffic patterns before you commit.

3. Enjoy mature trees and landscaping.

Established neighborhoods also have more developed landscaping and trees, which can give you additional privacy and curb appeal. As Investopedia says, if you buy an existing home:

“Odds are, too, that the home will have mature landscaping, so you won’t have to worry about starting a lawn, planting shrubs, and waiting for trees to grow.”

4. Appreciate that lived-in charm.

The character of older homes is hard to reproduce. If you value timeless craftsmanship or design elements, you may prefer an existing home. According to Houseopedia:

Charm is priceless. Existing homes, especially those built in the 1950’s or before, often offer architectural elements, historic charm and a quality of craftsmanship not available in new homes.”

The choice is yours. When you start your search for the perfect home, remember that you can go either route – you just need to decide which features and benefits are most important to you. Working with the guidance of your trusted real estate advisor will help you make the most informed and educated decision, so you can move into the home of your dreams.

Waiting To Buy a Home Will Cost You

Two Reasons Why Waiting To Buy a Home Will Cost You

Will waiting to buy a home cost you money? If you’re a homeowner who’s decided your current house no longer fits your needs, or a renter with a strong desire to become a homeowner, you may be hoping that waiting until next year could mean better market conditions to purchase a home.

Two Reasons Why Waiting To Buy a Home Will Cost You | MyKCM
To determine whether you should buy now or wait another year, you can ask yourself two simple questions:

  1. Where will home prices be a year from now?
  2. Where will mortgage rates be a year from now?

Let’s shed some light on the answers to both of these questions.

Where Will Home Prices Be a Year from Now?

Three major housing industry entities are projecting ongoing home price appreciation in 2022. Here are their forecasts:

According to the National Association of Realtors (NAR), the median price of a home today is $353,900. Using an average of the three price projections above (6.5%), a home that sold for $353,900 today would be valued at $376,904 at the end of next year. As a prospective buyer, you would therefore pay an additional $23,004 by waiting.

Where Will Mortgage Rates Be a Year from Now?

Today, Freddie Mac announced their 30-year fixed mortgage rate was at 3.1%. However, most experts believe mortgage rates will rise as the economy recovers. Here are the forecasts for the fourth quarter of 2022 by the three major entities mentioned above:

That averages out to 3.7% if you include all three forecasts. Any increase in mortgage rates will increase your costs.

What Does It Mean for You if Home Values and Mortgage Rates Increase?

If both variables increase, you’ll pay a lot more in mortgage payments each month. Let’s assume you purchase a $353,900 home today with a 30-year fixed-rate loan at 3.1% (the current rate from Freddie Mac) after making a 10% down payment. According to mortgagecalculator.net, your monthly mortgage payment would be approximately $1,360 (this does not include insurance, taxes, and other fees because those vary by location).

That same home one year from now could cost $376,904, and the mortgage rate could be 3.7% (based on the industry forecasts mentioned above). Your monthly mortgage payment after putting down 10%, would be approximately $1,561.Two Reasons Why Waiting To Buy a Home Will Cost You | MyKCMThe difference in your monthly mortgage payment would be $201. That’s $2,412 more per year and $72,360 over the life of the loan.

Add to that the approximately $23,004 a house with a similar value would build in home equity this year due to home price appreciation, and the total net worth increase you could gain by buying this year is over $95,364 (the $72,360 mortgage savings plus the $23,004 potential gain in equity if you buy now).

Bottom Line

When asking if you should buy a home, you may think of the non-financial benefits of homeownership. When asking when to buy, the financial benefits make it clear that doing so now is much more advantageous than waiting until next year.

Lee County October Housing Market

Lee County October Housing Market Update

Lee County October Housing MarketThe October Lee County housing market reports showed there was more than $827 Million in properties closed during the month, down from $862 Million last year. Similar to the prior month, the limited inventory impacted the number of closed sales for October. Both single family homes and condos saw double-digit declines in Bonita Springs, Estero and Fort Myers.

Also notable was the percentage of cash transactions during the month. Approximately 43 percent of all transactions were cash which was similar to last month,  and remained lower than July which was 65 percent. So what are the implications? For those who are using a mortgage, you have more opportunities to enter into a contract on a property without having to go up against multiple cash offers.

Additionally, we continued to see signs new properties hitting the market. There were 2,298 new listings during the month up from 2,094 during the prior month. Similar to the Naples area, the demand remains high and new listings were snapped up quickly. The median days to contract for single family homes was 14 days and condos were only 10 days.

Thus, demand continues to remain strong for Southwest Florida and the nation as a whole. While I don’t have a crystal ball to predict the future, Chief Economist of the National Association of REALTORS® Lawrence Yun said “This winter, there will be more sales compared to pre-pandemic winters going back all the way to 2006.”

If you are thinking of selling, you are in the driver’s seat. Contact us today to learn about your home’s value in our current market. It may be more than you realize.

Lee County October  Housing Update – Single Family Homes

2021 Lee County October Real Estate Recap - Single Family Homes

October 2021 versus October 2020 Single Family Home Highlights:

  • Closed sales decreased 13.5 percent going from 1,578 transactions down to 1,365 sales.
  • Pending sales decreased 7.8 percent down from 1,770 last October versus 1,632 this October.
  • Inventory fell 39.3 percent down to 1,770 properties for sale compared to this same time last year when 2,918 homes were for sale.
  • New listings increased from 1,593 up to 1,670 which was a 4.8 percent increase.
  • Median days on market decreased to 14 days which was a 60 percent decrease versus October of 2020.
  • Available inventory of single family homes ended October with a 1.2 month’s supply of homes available for sale, or a 50 percent decrease.

Similar to last month, single family home prices showed a significant increases in the median price, up 21 percent for October of this year compared to last year at the same time. With limited inventory, prices will continue to rise. While leading industry experts note, the appreciation will start to slow, based on the latest statistics that has yet to show in the numbers.

Seller’s continue to have the advantage in the sales process. If you are considering buying a property, patience and persistence is the key to finding the right home. New listings are hitting the market every day, we can help you with automatic property alerts.

Lee County October Housing Update – Condos and Townhomes

2021 Lee County October Real Estate Recap - Condos

October 2021 versus October 2020 Condo Highlights:

  • Condo sales decreased 28.6 percent going from 782 real estate transactions down to 558 sales.
  • Pending sales decreased 23.4 percent down from 903 last October to 692 this October.
  • Inventory decreased 77.4 percent down to 491 condos for sale compared to last October when there were 2,175 units for sale.
  • New listings decreased from 782 down to 628 which was a 19.7 percent decrease.
  • Median days to contract fell to 10 days which represented an 81.1 percent decrease versus October of 2020.
  • Available inventory of condos ended October with a less than 1 month supply of properties available for sale which was an 83.8 percent decline.

Condo sales followed similar patterns as the previous month. Once again, the number of sales and inventory saw declines. Inventory levels of condos are especially challenging with less than a months worth of properties available for sale. Yet, similar to single family homes, there are still opportunities as new listings are added to the market every day.

Bottom line, it remains a seller’s market for both condos and single family homes. So now would be a great time to cash in on the high buyer demand. You might be surprised to learn how much your home is worth in today’s market.

Naples October Real Estate Recap

Naples October Real Estate Recap

Naples September Real Estate ReviewThe current Naples October real estate recap for the area showed 858 properties sold for just over $700 Million! The highest priced property sold for $18,837,500 in Port Royal. And, the luxury market remained strong as evident by the 150 properties sold at or above $1 Million.

Although inventory remains low, in October we saw a rise in the number of new listings compared to September. Due to high demand, the new listings are snapped up quickly. And there is no indication demand is going to slow anytime soon. In fact, we’ve seen an increase in the number of home tours compared to the summer months with more than 33,500 showings.

So what’s contributing to the continued demand? First, studies have recently shown employers are solidifying remote work polices giving employees more flexibility to consider vacation homes which increased 70% during October.

Additionally, you’ve probably heard of the “Great Resignation” as many American’s have decided to retire early. Approximately 3 million Americans are expected to exit the workforce early and guess where they are retiring to? States such as Tennessee and Florida which have warmer weather and tax-friendly policies.

Now, add the “Great Reshuffle” to the mix. Many employees who recently made a job change have relocated to a new area. Workforce migration data provided by LinkedIn showed employees relocated to the South and West. Primarily, to cities with strong economic growth, plenty of jobs and a lower cost of living. In Southwest Florida, Sarasota is near the top of the list of the Top 10 cities job seekers are now flocking to.

Finally, lifting of the international travel ban is expected to lead to a boost in foreign buyers looking to invest in property in the U.S. with Florida being a prime destination for a second home.

What will the impact of these changes be to our local market? Prices will continue to appreciate as the supply of homes for sale remains low.

Naples Real Estate Trends

Naples continues to be a beneficiary of life changing trends as people continue to relocate or buy a second home in our area. Lifestyle and amenities are a significant factor when people are deciding where they want to live in Southwest Florida. And golf communities are at the top of the list for a growing number of couples. And it’s not just about golf, it’s about the social calendar, the additional amenities available such as Pickleball (the fastest growing sport in the country), Tennis, Bocce Ball, Fitness Center, Beach Access and more.

2021 October Real Estate Recap Naples FL

October 2021 versus October 2020 Highlights

  • Closed sales decreased 32 percent compared to October of last year.
  • Overall pending sales decreased 31 percent versus the same time period.
  • Inventory dropped 76 percent down from 5,181 homes to 1,240 homes for sale.
  • Average days on market fell 75 percent down to 23 days.

Overall, the limited inventory and buyer demand drove home prices up during the month. The median price of a single family home in Naples rose 18.8 percent. Similarly, the median price of a condo rose 31 percent during October. The good news is there were 1,027 new listings added up from 961 compared to the prior month.

Despite the low inventory, there are still opportunities to buy a home in Naples. We’ll work with you to identify new properties which reach the market or even before they hit the market.

Most importantly, since it remains a sellers market you’ll need to be prepared to move quickly if a property presents itself. Be prepared to submit an offer within 24-48 hours, especially if the home has recently been renovated and is on a prime lot in a good community.

Overall, average number of days on market before going to contract was 23 days. For those of you considering buying a home in a golf community, during October there were 46 homes that went to contract. Fifteen percent were under contract within 48 hours and over half of them were pending in less than 10 days.

Or, if you’re considering selling, you remain in the driver’s seat. Home prices continue to appreciate, inventory is low and demand is high. All of which make it a seller’s market. Let’s connect to discuss your home’s value in today’s market. It is likely worth more than you think.

What is my home worth…
