Top 10 Golf Resolutions to Start the New Year

Have you set your New Year’s Resolutions yet? Don’t forget about your golf game! Here are my Top 10 Golf Resolutions for 2022. Well, they’re not really New Year’s Resolutions… I’m going with “casual promises to myself of which I’m under no legal obligation to fulfill”.

Top 10 Golf Resolutions for the New Year

 

Below are my top 10 golf resolutions:

  1. Set realistic goals, I have to accept the fact that winning a green jacket is not in my future.
  2. Wait until the 2nd hole to start drinking (this of course depends on and is directly related to how I got off the first two tees).
  3. Stop hitting my golf balls into hazards.  This also includes not hitting EVERY BUNKER on the course.
  4. Stop procrastinating with my short game practice, next Thursday looks promising…
  5. Exercise more, I vow to play 6 days a week instead of 4!
  6. Keep the ball in the short grass.  Specifically the hole I’m playing, not the one next to it.
  7. Score better than my age, I just hope I live until 117.
  8. Get a hole-in-one.  I already have the plaque in my office…
  9. Convince myself that riding in the cart is just as fun as driving the cart.
  10. My biggest New Year Resolution, have fun and enjoy!  Naples FL being the golf capital of the world is perfect to put this last one to the test!!!

November Housing Market Update

Lee County November Housing Market Update

luxury golf condosThe November housing market update for Lee County showed there was more than $942 Million in properties closed during the month, up from $407 Million last year. Unlike the prior month, the number of single family home sales year-over-year increased slightly in Bonita Springs, Estero and Fort Myers. However, condos continued with double double-digit declines compared to the same time last year.

Also notable was the percentage of cash transactions during the month which increased slightly to 44 percent of all transactions which was up slightly from 43 percent during October. The good news is the last 3 months have shown similar percentages which are down significantly from July when 65 percent of home sales were cash sales. So what are the implications? For buyers using a mortgage, you have more opportunities to enter into a contract on a property without having to go up against multiple cash offers.

Ultimately, demand continues to remain very strong for Southwest Florida and the nation as a whole. In fact, a recent study by Redfin identified the Top 10 ‘Hot Markets’ for 2022 and eight of those destinations are in Florida. Downtown Fort Myers is on the list as are six cities in Sarasota County. November 2021 versus November 2020 Single Family Home Highlights:

  • Closed sales increased 1.7 percent going from 1,364 transactions up to 1,387 sales.
  • Pending sales decreased 2.7 percent down from 1,541 last November versus 1,499 this November.
  • Inventory fell 38.6 percent down to 1,680 properties for sale compared to this same time last year when 2,737 homes were for sale.
  • New listings increased from 1,340 up to 1,378 which was a 2.8 percent increase.
  • Median days on market decreased to 13 days which was a 51.9 percent decrease versus November of 2020.
  • Available inventory of single family homes ended November with a 1.1 month’s supply of homes available for sale, or a 50 percent decrease.

Similar to last month, single family home prices showed a significant increases in the median price, up 18 percent for November of this year compared to last year at the same time. With limited inventory, prices will continue to rise. While leading industry experts note, the appreciation will start to slow to single digits, based on the latest statistics that has yet to show in the numbers.

November 2021 versus November 2020 Condo Highlights:

  • Condo sales decreased 19.4 percent going from 726 real estate transactions down to 585 sales.
  • Pending sales decreased 14.8 percent down from 775 last November to 660 this November.
  • Inventory decreased 76.6 percent down to 481 condos for sale compared to last November when there were 2,054 units for sale.
  • New listings decreased from 692 down to 626 which was a 9.5 percent decrease.
  • Median days to contract fell to 9 days which represented an 80.4 percent decrease versus November of 2020.
  • Available inventory of condos ended November with a less than 1 month supply of properties available for sale which was an 82.4 percent decline.

Condo sales followed similar patterns as the previous couple of months. Once again, the number of sales and inventory saw declines. Inventory levels of condos are especially challenging with less than a months worth of properties available for sale. Yet, similar to single family homes, there are still opportunities as new listings are added to the market every day.

Bottom line, it remains a seller’s market for both condos and single family homes. So now would be a great time to cash in on the high buyer demand. Naples September Real Estate ReviewThe current Naples November real estate recap for the area showed 1,198 properties sold for just under$800 Million! The highest priced property sold for $27,050,000 in Port Royal. And, the luxury market remained strong as evident by the 178 properties sold at or above $1 Million.

Although I can’t predict the future, I continue to review reports from economists and industry experts about the future of real estate. Forbes recently interviewed 50 notable industry leaders to get their take on What the Housing Market Will Look Like in 2022. and the overwhelming consensus is home price growth will slow down from double-digit gains down to single-digits.

Here are the key factors cited which will impact the overall housing market:

  • 45 Million Millennials (aged 26 to 35) are at their prime first-time home buying age
  • Gradual increase in mortgage rates, yet they remain historically low
  • Increases in rental rates makes home buying a better alternative
  • Remote workplace flexibility will continue
  • New homes can’t keep pace with demand and supply chain issues and labor shortages will continue to drive prices upwards
  • Foreign buyers are turning to the U.S. as travel restrictions have eased over the past couple of months
  • Investors are reshuffling their portfolios to diversify their assets including investing in more real estate
  •  A record $2.5 trillion in excess savings exists according to Moody’s Analytics

Lifestyle changes continue to drive buyers to destination lifestyle markets from beach towns to ski towns. As a result, buyers who’ve been sitting on the side lines are starting to resume their search and in many cases, compromising on home features in order to live in their desired area.

It is important to remember, national trends provide valuable insights into the housing market, however in the end real estate is local in nature. So what is happening in a major metropolitan area in the mid-west or northeast, could be very different than what is happening here in Naples.

Naples Real Estate Trends

Naples continues to be a beneficiary of life changing trends as people are relocating to the area or buying a second, third or fourth home. Lifestyle and amenities are a significant factor when people are deciding where they want to live in Southwest Florida.

And golf communities are at the top of the list for a growing number of couples. And it’s not just about golf, it’s about the social calendar, the additional amenities available such as Pickleball, Tennis, Bocce Ball, Fitness Center, Beach Access and more.

November 2021 versus November 2020 Highlights

  • Closed sales decreased 21 percent compared to November of last year.
  • Overall pending sales decreased 22 percent versus the same time period.
  • Inventory dropped 76 percent down from 5,006 homes to 1,138 homes for sale.
  • Average days on market fell 70 percent down to 24 days.

Once again, the limited inventory and high buyer demand drove home prices up during the month. The median price of a single family home in Naples rose 22.4 percent. Similarly, the median price of a condo rose 30.3 percent during November.

Due to local market conditions, if you are buying a home in our area you’ll need to move quickly if a property presents itself. Be prepared to submit an offer within hours not days. To give you a sense of how fast properties are moving, during November 43 percent of homes were under contract within 5 days of being listed.

Despite the low inventory, there are still opportunities to buy a home in Naples. We’ll work with you to identify new properties as quickly as possible.

September Real Estate Transactions NaplesThe latest reports show November Weekly Real Estate Transactions in Naples for the week of the 1st showed 287 Homes Sold. Pelican Bay had the highest priced property which sold for $10,250,000.

East Naples moved into the top slot with 52 real estate transactions. Home sales consisted of 6 percent vacant lots, 21 percent single family homes and 69 percent were condos. The other property sold was a mobile home.

North Naples slipped to the second position with 49 homes sold. Of the 49 property sales, 36 percent were single family homes and 63 percent were condos. A mobile home was the remaining property sold.

Finally, the City of Naples ended the week with 42 home sales. Naples property sales were made up of 9 percent vacant lots, 29 percent single family homes and 62 percent condos.

In summary, the Naples November weekly home sales review for the week of the 1st showed Naples homes sold were broken down as follows: 123 condos, 108 single family homes, 54 vacant lots and 2 mobile homes.

“. . . the recent unsustainable rate of home price appreciation will slow sharply. . . . home prices will not decline. . . but they will simply rise at a more sustainable pace.”

Danielle Hale from realtor.com agrees:

Price growth is expected to move back toward a normal range, but this is on top of recent high prices, . . . So prices will [still] hit new highs. . . . The pace of price growth is going to slow notably . . . ”

While home price appreciation is expected to continue, it isn’t projected to be the record-breaking 18 to almost 20% increase the market saw over the past 12 months.
