Lee County December Housing Market Update

December Housing Market Update bonita springsThe December housing market update for Lee County showed there was more than $1.138 Billion in properties closed during the month, up from $1 Billion last year. Both single family home and condo sales year-over-year decreased in Bonita Springs, Estero and Fort Myers.

Also notable was the percentage of cash transactions during the month which increased slightly to 45 percent of all transactions which was up slightly from 44 percent during November. The good news is the last 3 months have shown similar percentages which are down significantly from July when 65 percent of home sales were cash sales. So what are the implications? For buyers using a mortgage, you have more opportunities to enter into a contract on a property without having to go up against multiple cash offers.

Ultimately, demand continues to remain very strong for Southwest Florida and the nation as a whole. We continue to see reports from experts saying price growth will slow, however, it will not decrease. In fact, the Wall Street Journal and Realtor.com just released their annul Emerging Housing Markets Index and the west coast of dominated the list. Three of the Top 10 emerging housing markets are on Florida’s Gulf Coast:

  1. Gulf of MexicoNaples-Marco Island, Florida
  2. Sarasota-Bradenton, Florida
  3. Kahului-Wailuku, Hawaii
  4. San Luis Obispo, California
  5. San Jose-Santa Clara, California
  6. Fort Myers, Florida

  8. Huntsville, Alabama
  9. Raleigh, North Carolina
  10. Burlington, North Carolina

2021 December Housing Market Update for Lee Count Single Family Homes

 

December 2021 versus December 2020 Single Family Home Highlights:

  • Closed sales decreased 13.2 percent going from 1,648 transactions down to 1,431 sales.
  • Pending sales decreased 9.9 percent down from 1,455 last December versus 1,311 this December.
  • Inventory fell 36.2 percent down to 1,586 properties for sale compared to this same time last year when 2,485 homes were for sale.
  • New listings increased from 1,196 up to 1,238 which was a 3.5 percent increase.
  • Median days on market decreased to 15 days which was a 42.3 percent decrease versus December of 2020.
  • Available inventory of single family homes ended December with a 1 month supply of homes available for sale, or a 47.4 percent decrease.

Similar to last month, single family home prices showed a significant increases in the median sales price, up 27.6 percent for December of this year compared to last year at the same time. With limited inventory, prices will continue to rise. While leading industry experts note, the appreciation will start to slow to single digits, based on the latest statistics that has yet to show in the numbers.

Lee County December Housing Update – Condos and Townhomes

2021 December Housing Market Update for Lee Count Condos

December 2021 versus December 2020 Condo Highlights:

  • Condo sales decreased 16.4 percent going from 829 real estate transactions down to 585 sales.
  • Pending sales decreased 16.8 percent down from 714 last December to 594 this December.
  • Inventory decreased 76.7 percent down to 440 condos for sale compared to last December when there were 1,887 units for sale.
  • New listings decreased from 582 down to 525 which was a 9.8 percent decrease.
  • Median days to contract fell to 11 days which represented an 76.1 percent decrease versus December of 2020.
  • Available inventory of condos ended December with a less than 1 month supply of properties available for sale which was an 80 percent decline.

Condo sales followed similar patterns as the previous couple of months. Once again, the number of sales and inventory saw declines. Inventory levels of condos are especially challenging with less than a months worth of properties available for sale. Yet, similar to single family homes, there are still opportunities as new listings are added to the market every day.

Bottom line, it remains a seller’s market for both condos and single family homes. So now would be a great time to cash in on the high buyer demand. Naples Luxury Real Estate TrendsThe current Naples December real estate recap for the area showed 1,074 properties sold for just over $1.1 Billion! The highest priced property sold for $49,500,000 in Port Royal. And, the luxury market remained strong as evident by the 234 properties sold at or above $1 Million.

Ultimately, the demand for the Naples lifestyle resulted in a record setting year. Overall, closed sales increased 52 percent compared to the prior year with a total of $17 Billion in home sales. In all, there were 487,677 showings and 15,523 closed sales throughout 2021.

Due to the high buyer demand, we ended the year with the lowest number of homes available for sale on record with just 1,042 compared to 4,462 properties at the end of 2020. And the limited availability drove the median home price up from $370,000 to $445,000 and the average sales price rose from $688,091 to $807,695.

December 2021 versus December 2020 Highlights

  • Closed sales decreased 24 percent compared to December of last year.
  • Overall pending sales decreased 32 percent versus the same time period.
  • Inventory dropped 77 percent down from 4,462 homes to 1,042 homes for sale.
  • Average days on market fell 65 percent down to 27 days.

It was another active month for real estate in the Naples area. Once again, the limited inventory coupled with the high demand drove home prices up during the month. The median price of a home sold rose 26 percent over December of 2020 and up from 22.4 percent in November. The average days on market increased slightly compared to November going from 24 days to 27 days.

November Weekly Transactions Naples Florida

November Weekly Transactions Naples The latest reports show the November Weekly Transactions in Naples for the week of the 22nd showed 201 Homes Sold. A Kalea Bay condo was the highest priced property which sold for $4,349,000.

East Naples was in the top slot with 45 real estate transactions. Home sales consisted of 13 percent vacant lots, 36 percent single family homes and 51 percent were condos.

North Naples was in the second position with 30 homes sold. Of the 30 property sales, 7 percent were vacant lots, 40 percent were single family homes and 53 percent were condos.

Finally, the City of Naples ended the week with 21 home sales. Naples property sales were made up of 14 percent single family homes and 86 percent condos.

In summary, the Naples November weekly home sales review for the week of the 22nd showed Naples homes sold were broken down as follows: 89 condos, 78 single family homes, 33 vacant lots and 1 mobile home.
