Notice how much darker the blues are on the left. This shows buyer traffic is strong today. In contrast, the much lighter blues on the right indicate weak or very weak seller traffic. In a nutshell, the demand for homes is significantly greater than what’s available to purchase.

You have an incredible advantage when you sell your house under these conditions. Since buyer demand is so high at a time when seller traffic is so low, there’s a good chance buyers will be competing for your house.

According to NAR, in February, the average home sold got 4.8 offersWhen buyers have to compete with one another like this, they’ll do everything they can to make their offer stand out. This could play to your favor and mean you’ll see things like waived contingencies, offers over asking price, earnest money deposits, and more. Selling when demand is high and supply is low sets you up for a big win.

If you’re also looking to buy a house, you may be tempted to focus more on just the seller traffic map and wonder if it means you’ll have trouble finding your next home. But remember this: perspective is key. As Danielle Hale, Chief Economist at realtor.comsays:

The limited number of homes for sale is a lesson in perspective. This same stat that frustrates would-be homebuyers also means that today’s home sellers enjoy more limited competition than last year’s home sellers.”

Before you decide which projects and repairs to take on, connect with a real estate professional. They have first-hand experience with today’s buyers, what they expect, and what you need to do to make sure your house shows well.

If you don’t lean on their expertise, you may spend your time and money on something that isn’t essential. That’s because, in today’s low-inventory market, buyers are willing to take on more of the renovation work themselves. A survey from Freddie Mac finds that:

“. . . nearly two-in-five potential homebuyers would consider purchasing a home requiring renovations.” 

A professional can help you decide what you need to tackle. It’s not canned advice you could find online – it’s recommendations specific to your house and your area.

2. They Help Maximize Your Buyer Pool

Today, the average home is getting 4.8 offers per sale according to recent data from the National Association of Realtors (NAR), and that competition is pushing prices up. While that’s promising for you as a seller, it’s important to understand your agent’s role in bringing buyers in.

Real estate professionals have an assortment of tools at their disposal, such as social media followers, agency resources, and the MLS to ensure your house is viewed by the most buyers. According to realtor.com:

Without access to these tools, your buyer pool is limited. And you want more buyers to view your house since buyer competition can drive your final sales price higher.

Southwest Florida March Weekly Home Sales Review

SWFL March Weekly Home SalesThe latest Southwest Florida March Weekly Home Sales recap for Bonita Springs, Estero and Southern Fort Myers showed there were 264 properties sold during the week of the 19th.

Southern Fort Myers was in the number one position with 113 real estate transactions. Sales were as follows: 42 percent vacant lots, 9 percent were condos and 44 percent were single family homes. The remaining Fort Myers properties sold were a mobile home, agricultural lot and commercial units.

Bonita Springs was in the second position with 87 transactions. Of the 87 property sales, 5 percent were mobile homes, 23 percent were vacant lots, 32 percent were condos and 36 percent were single family homes. The other properties sold were a commercial unit, multi-family unit and a coop.

Finally, Estero rounded out the week in the third spot with 59 property sales. Home sales were split between multiple property types. Of the 59 home sales, 15 percent were mobile homes, 14 percent were vacant lots, 32 percent were condos and 39 percent were single family homes.

In review, based on the real estate transactions report for the week, property sales were broken down by the following types in Southwest Florida: 59 condos, 106 single family homes, 76 vacant lots, 5 commercial units, 14 mobile homes, 1 multi-family unit, 2 agricultural lots and 1 coop.

Balancing Your Wants and Needs as a Homebuyer Today

As a homebuyer today you need to weigh your wants and needs in a homeAs a homebuyer today you may need to balance your needs versus what you want in a home. Since the number of homes for sale is low today, it can feel challenging to find one that checks all your boxes. But if you know which features are absolutely essential in your next home and which ones are just nice bonuses, you can land a home that fits your needs.

Danielle Hale, Chief Economist for realtor.com, explains it like this:

“Focus on the goal you set out for yourself, like your list of must-haves and nice-to-haves and your budget, . . . Stick to that. Be persistent.”

So how do you go about creating your list of desired features? The first step is to get pre-approved for your mortgage. Pre-approval helps you better understand your budget, and that plays an important role in how you’ll craft your list. After all, you don’t want to fall in love with a home that’s too far out of reach.

Once you have a good grasp of your budget, you can begin to list all the features of a home you would like. Here’s a great way to think about them before you begin:

  • Must-Haves – If a house doesn’t have these features, it won’t work for you and your lifestyle (examples: distance from work or loved ones, number of bedrooms/bathrooms, etc.).
  • Nice-To-Haves – These are features that you’d love to have but can live without. Nice-To-Haves aren’t dealbreakers, but if you find a home that hits all the must-haves and some of the these, it’s a contender (examples: a second home office, garage, etc.).

February Weekly Transactions Naples Florida

November Weekly Transactions Naples The latest reports show the February Weekly Transactions in Naples for the week of the 7th showed 298 Homes Sold. A Parkshore home was the highest priced property which sold for $11,400,000.

East Naples was in the top slot with 64 real estate transactions. Home sales consisted of 9 percent vacant lots, 30 percent single family homes and 59 percent were condos. The remaining property sold was a mobile home

North Naples was in the second position with 47 homes sold. Of the 47 property sales, 32 percent were single family homes and 68 percent were condos.

Finally, the City of Naples ended the week with 33 home sales. Naples property sales were made up of 9 percent vacant lots, 36 percent single family homes and 55 percent condos.

In summary, the Naples February weekly home sales review for the week of the 7th showed Naples homes sold were broken down as follows: 125 condos, 109 single family homes, 63 vacant lots and 1 mobile home.

February housing market update

Lee County February Housing Market Update

The February housing market update for Lee County showed there was more than $925 Million in properties closed during the month, up from $860 Million during the prior year. Both single family home and condo sales year-over-year decreased double digits in Bonita Springs, Estero and Fort Myers.

The percentage of cash transactions during the month increased  from 47 percent to 51 percent compared to the previous month. For our company, Downing Frye Realty, approximately 80% of our transactions over the past month have been cash deals. If you find yourself in a multiple bid situation, in most cases the seller will consider a cash offer a stronger offer than one with financing.

On another note, even though inventory remains historically low, there was positive news for new listings in February. The number of new properties hitting the market increased slightly for both condos and single family homes year-over-year. In all, there were 2,402 new properties were listed during the month.

February 2022 versus February 2021 Single Family Home Highlights:

  • Closed sales decreased 4.1 percent going from 1,292 transactions down to 1,239 sales.
  • Pending sales decreased 16.2 percent down from 1,998 last February versus 1,675 this February.
  • Inventory fell 23.3 percent down to 1,469 properties for sale compared to this same time last year when 1,916 homes were for sale.
  • New listings increased from 1,547 up to 1,617 which was a 4.5 percent increase.
  • Median days on market fell to 16 days which was a 44.8 percent decrease versus February of 2021.
  • Available inventory of single family homes ended February with a 1 month supply of homes available for sale, or a 28.6 percent decrease.

Similar to last month, single family home prices showed a significant increases in the median sales price, up 24.3 percent for February of this year compared to last year at the same time. Even though industry experts continue to say growth will slow, we have yet to see that reflected in the actual local market data. As long as inventory remains extremely low, prices will continue to rise.

February 2022 versus February 2021 Condo Highlights:

  • Condo sales decreased 29.17 percent going from 774 real estate transactions down to 549 sales.
  • Pending sales decreased 41.3 percent down from 1,296 last February to 761 this February.
  • Inventory decreased 61.1 percent down to 483 condos for sale compared to last February when there were 1,241 units for sale.
  • New listings increased from 778 down to 785 which was a 0.9 percent increase.
  • Median days to contract fell to 8 days which represented an 83 percent decrease versus February of 2021.
  • Available inventory of condos ended February with less than 1 month supply of properties available for sale which was a 68.4 percent decline.

Between closed sales and pending sales, inventory remains very low. Even though new listings increased slightly, they are snapped up quickly if priced correctly. There’s still less than a months worth of properties available for sale.

Bottom line, it remains a seller’s market for both condos and single family homes. So now would be a great time to cash in on the high buyer demand.
