Just Sold!  Coquina Sands Home in Old Naples Florida for $1,350,000.  Beautiful three bedrooms plus den and 3 baths single family ranch just a mile from the beach.  Best wishes to my good friends Kenny & Cynthia who are moving back to Connecticut and then on to the Carolinas.

Naples Condo Sales Surge

According to a report released by Naples Area Board of Realtors (NABOR), Naples condo sales surge in Q1.  Overall closed and pending sales of condominiums in the $300,000- $500,000 category increased by double digits in the first quarter of 2015. Analysts reviewing the findings predict condominiums will see a continued rise in activity moving into summer. Overall closed sales decreased by four percent from 2,409 in the first quarter of 2014 to 2,312 during the same period this year. Don’t let a restricted swing hold you back.  If you find your ball near a tree in your way or another obstacle that will no allow you a free and full swing, you need to make an adjustment.  Rather than trying to make a mini golf swing that will lack the force to get your ball back into play, try this method.  Make a short backswing and then accelerate into the ball and stop the club right at impact.  Feel as if you are driving a hammer into a nail.  The ball will scoot out of the trouble, and your club will not get caught up in the tree or bushes because you used the short and powerful swing.

Golf Tip – If fairway bunkers are your nemesis, try an alternative.  If you’re having trouble hitting shots from a fairway bunker, maybe you should change your approach.  Instead of trying to hit an iron out of the bunker, use a hybrid club and punch it out.  The hybrid will glide on top of the sand instead of digging and will get the ball out a good distance so that you still get to the green.  Make sure that you can get over the front lip of the bunker before trying the hybrid punch, but once you learn this shot you will love using it.

Bonita Homes Sales Up

Estero and Bonita homes sales up 12% in March according to the Bonita Springs-Estero Association of REALTORS® (B.E.A.R.).  They reported closed-sale single-family home units (103) increased in March by 12 percent compared with March 2014, and almost doubled in sold units from February. The average sale price ($603,206) increased year over year by 28.4 percent. The median days on market (47) decreased 6 percent compared with March 2014. The pending inventory also decreased by 7.7 percent year over year, as did inventory (active listings) by 7.3 percent. The months’ supply of inventory increased again this month by 30.7 percent compared with March 2014. B.E.A.R. reports monthly real estate statistics on home listings and sales within Bonita Springs and Estero combined market.

30 Million Dollar Price Cut

Listed at $75 million, the highest asking price ever in Naples, a mansion at 2500 Gordon Drive in Port Royal has sold for $45.6 million, a 30 Million Dollar Price Cut.

The 9,394-square-foot mansion — with an egg-shaped bathtub and life-size mural of a tree in the foyer — sold on March 20.

With the sale of 2500 Gordon, the highest-priced home currently listed for sale is of 3100 Gordon Drive, a 16,000-square-foot home about a half-mile away.
