Home Ownership in America

The dream of home ownership in America is alive and well. The personal reasons to own differ for each buyer, with many basic similarities. Eric Belsky, the Managing Director of the Joint Center of Housing Studies at Harvard University expanded on the top 5 financial benefits of home ownership in his paper – The Dream Lives On: the Future of Home Ownership in America. Here are the five reasons, each followed by an excerpt from the study:

1.) Housing is typically the one leveraged investment available.

“Few households are interested in borrowing money to buy stocks and bonds and few lenders are willing to lend them the money. As a result, homeownership allows households to amplify any appreciation on the value of their homes by a leverage factor. Even a hefty 20 percent down payment results in a leverage factor of five so that every percentage point rise in the value of the home is a 5 percent return on their equity. With many buyers putting 10 percent or less down, their leverage factor is 10 or more.”

2.) You’re paying for housing whether you own or rent.

“Homeowners pay debt service to pay down their own principal while households that rent pay down the principal of a landlord.”

3.) Owning is usually a form of “forced savings”.

“Since many people have trouble saving and have to make a housing payment one way or the other, owning a home can overcome people’s tendency to defer savings to another day.”

4.) There are substantial tax benefits to owning.

“Homeowners are able to deduct mortgage interest and property taxes from income…On top of all this, capital gains up to $250,000 are excluded from income for single filers and up to $500,000 for married couples if they sell their homes for a gain.”

5.) Owning is a hedge against inflation.

“Housing costs and rents have tended over most time periods to go up at or higher than the rate of inflation, making owning an attractive proposition.”

Improve your Lag Putts

Pigs GolfingGolf Tip – Focus on on judging your distance and you’ll improve your lag putts.  To avoid three-putt greens, distance should be your biggest concern.  A good drill to help you develop a feel for distance is to place 8 tees around the edge of your practice green.  Move to the center of the green and out to the tees but avoid going off the green.  See how close you can come to the tees.  This drill will give you different slopes and distances, and you will not simply be hitting the same putt over and over until you get the feel for the distance.  It simulates on-course conditions and will help you develop your feel for distance.

home flipsCape Coral and Fort Myers Named Top Market for Home Flips in the first quarter of 2015, according to a report by RealtyTrac. The region had 160 home flips in quarter one, making up 5.3 percent of total sales. The average purchased price of homes was $119,365, with the flipped price rounded to $174,782. Gross flipping profits were averaged at $55,417.

Daffy duckGolf Tip – How to be more consistent.  If you hit good shots and then bad ones regularly chances are you have too many moving parts in your swing to keep making a solid golf swing repeatedly.  Try simplifying your swing by keeping your arms close to your sides connecting your arms with your body vs. letting your arms and hands operate on their own.  This is often called getting connected and is the best way to become a consistent ball striker. Or you could do what my wife (former collegiate golfer) tells me to do…go get a lesson!

Should you hit your ball out of the water?

Should you hit your ball out of the waterIt’s pretty easy to decide – should you hit your ball out of the water?  If your ball comes to rest in water but half of the ball is above the water line, you have a good chance to play it out. Suggest you remove your shoes and socks. However, it is very important that you do not open the face of your wedge. If you open the face as you would for a sand shot, the club will bounce off the water and you will miss the ball. Keep the face square so the lead edge cuts into the water, goes down, and lifts the ball up and out.
