To learn more about the latest real estate trends in the Naples, Bonita Springs and Estero area, check out NaplesGolfGuy’s June Market Report.  The report includes the latest market statistics for the month of April.  April had the highest total number of closed sales since July 2009 in Naples.  At the same time it was the lowest level of distressed property closings in the past six years.  Overall closed sales increased in all price categories above $300,000.  The $300,000 to $500,000 category led the way with a 21% increase over the past 12 months.  The Bonita Springs and Estero area saw a decrease in the median days on market compared to the prior year for both single-family and condos. Closed sales have increased increased more than 15% for both single family homes and condos compared to this time last year.  Click HERE to view the full June Market Report.

Be Aware of Range Balls

range ballsRange balls are fine for working on your game in practice and warming up before a round.  You have to be careful, however, if you want to learn your distance or shape your shots.  Range balls are usually hard, worn, and are made for durability.  You will not hit them as far and you won’t be able to face or draw  them as much as you would with the ball you play on the course.  You should be aware of these differences if you are seriously working on distance control and shot shaping.  Do not use range balls for pitching, chipping or putting.  They will not have the same feel as your game ball.

Median Home Prices JumpAccording to NABOR, The Naples Area Board of Realtors, median home prices jump 13% in April. The report shows the overall median closed price in April jumped to $250,000, or 13 percent, over the same month last year. “This was fueled mostly by activity on both ends of the price spectrum,” according to NABOR. Homes in the $0-to-$300,000 price category saw an increase in the median home price from $168,000 to $185,000 or 10 percent for the past 12 months. Homes in the $2 million-and-above price category jumped 9 percent from $2.9 million to $3.175 million in the past 12 months. Average days on market decreased 28 percent from 99 homes in April 2014 to 71 homes in April 2015, according to NABOR.

Lack Flexibility?

FlexibilityIf you lack flexibility, make some adjustments.  As we grow older, our flexibility lessens and our ability to turn and pivot may become more difficult.  If you lack flexibility with your golf swing, try making the following adjustments in your setup to help you make a better turn.  Narrow your stance, as this will help you to make an easier weight shift and also lets you use your legs better to gain speed in your swing.  Flare out both feet a little so that you can turn your hips more and faster as you swing.  These two little adjustments may go a long way to increasing your ability to make a full and free swing.

Dr. Beach released his 2015 rankings for the top beaches in the country.  Barefoot Beach ranked 2nd just behind WaiBarefoot Beachmanalo Bay Beach Park on Oahu, Hawaii.  Barefoot beach is located on the northern side of Collier County.  About 100 yards from the western end of Bonita Beach road is a turn south onto Barefoot Beach Blvd. The park comprises 342 acres of natural land, one of the last undeveloped barrier islands on Florida’s southwest coast. The park has 356 parking spaces, one-mile nature trail, showers, picnic area and concession area where equipment may be rented and food and drink are available for purchase. Collier and Lee counties are loaded with beautiful beaches.

New Construction Increases

2-17-2015 6-29-21 AMAccording to the U.S. Census, new construction increases in both Collier and Lee counties.  The data shows both counties added 10,188 new housing units between 2010 and July 1st of 2014.  Almost half of those unites were built between 2013 and 2014.  The surge in new construction is largely due to the reduction of existing inventory.

Collier County added 5,617 new housing units from 2010 to 2014 for an estimated total of 203,070 units. Of those, 2,373 were built since 2013, according to the census data. Collier’s housing units grew nearly 3 percent since 2010, ninth fastest in the state.

Lee saw an increase of 4,571 housing units since 2010, for an estimated total of 375,682 in 2014, according to the data. Slightly more than half — 2,341, or 51 percent — were built since 2013. Lee was 22nd in the state with 1.2 percent housing growth since 2010.

There are a limited number of golf communities with new construction homes.  Some of them include – Quail West, Esplanade, The Colony, Grey Oaks and Talis Park.
