Golf Tip – Let it go

golf tip - let it goThe driver is meant to create speed and distance so follow this golf tip – let it go!  Remove any tension from your hands and arms.  You should feel free and just let the club go by, whipping it through impact.  If you try to steer the ball or guide it with a driver, you will not get the distance and accuracy that you need.  Make a big swing and feel loose and relaxed.  More often than not, your drives will fly far and land in the fairway if you commit to the shot and swing with freedom.

Bank REPOS Update

Bank Repos UpdateAccording to the latest Bank REPOS update by RealtyTrac, the number of bank repossessions (REOs) of Lee County homes in for the first half of the year was 1,388 which is an increase from 1,259 during the same period last year. That compares with 79 in 2006, when RealtyTrac started reporting REOs, and a high of 5,558 in 2009.  REOs in Collier County for the first half of this year totaled 353 which is a decrease from 449 in the first half of last year. The lowest number of REOs was 6 in 2006 and the highest was 1,426 in 2010. Charlotte County REOS finished at 507 for the first six months of the year, down from 422 during the same period in 2014. That compares with 17 in 2006 and 1,426 in 2010.

Marco Island YTD Market ReportThe Marco Island YTD Market Report shows Single-family home sales during the first half of the year fell 6 percent to 248 from 265 compared to the same period last year. Inventory also continues to decline for single-family homes.  The current inventory of single-family homes on Marco is 244 which is a 17 percent decrease from the first half of 2014.  The average sale price for single-family homes increased 24 percent to $948,000 in the first half of the year up from $762,000 during the same period a year ago.

Talis Park Market ReportTalis Park is a gated golf community located in north Naples.  One of the few golf communities with both new construction homes and resale homes available.  The community has an 18 hole championship golf course designed by Greg Norman and Pete Dye.  Membership is limited to 350 golf members.  With the limited number of golf members, it makes it easier to get a tee time whenever you want.  The golf course is surrounded by single family homes as well as condos.  Prices range from $850,000 to $4,650,000.

Naples Real Estate MarketThe Collier County real estate market covering the greater Naples area is still showing signs of strong growth according to NABOR (Naples Area Board of Realtors).  The Naples market report for the second quarter revealed several key statistics indicating the market is stabilizing.  Overall pending sales decreased 4 percent from 2,949 in the second quarter of 2014 to 2,843 in this year’s second quarter. Overall closed sales remained flat with no increase or decrease reported.  Closed sales also remained at the same level as the second quarter of 2014.  However, 60 percent of the market saw an increase in inventory.  The report also indicated a 9 percent increase in pending sales quarter over quarter for homes priced above $300,000. The $300,000 to $500,000 price range saw the largest increase in pending transactions at 23 percent compared to last year.  Closed sales are up 26 percent compared to last year in this market segment as well.  All this points to another great year for the Naples real estate market.

Warm Up Properly

Golf Tip – Warm up properly.  The warm-up period is not a time to work on swing mechanics, as this will only overload you with swing thoughts.  Instead, stretch your muscles, move all parts of your body in some form of exercise, and begin hitting wedge shots.  Concentrate on hitting solid shots with your wedge and accelerate through the ball.  Move up through your bag, hitting about five shots with each club, and finish with your driver.  Hit a few chips, pitches, and then putt just before you go to the first tee.  You should feel relaxed and ready and not tired or anxious.

Everglades New ConstructionPulte Homes recently announced plans to build a new development in Naples, FL.  Golf Club of the Everglades New Construction homes will soon be available in a new community called Greyhawk.  Golf homes will range from the high $300,000 to $1 million.  There will be several floor plan options available to choose from ranging from 1,600 square feet to 3,000 square feet.  Golf Club of the Everglades is located on Vanderbilt Beach Road just five miles east of I-75. Bay ColonyBay Colony Golf Club is a luxury golf community located within Pelican Marsh. The Estates at Bay Colony is an exclusive community with 75 magnificent custom-built homes.  Current home prices range from $3,999,999 to $10,900,000.  Once you pass the private security gate and drive along the brick paver streets you will be mesmerized.  The 18 hole championship golf course was designed by Robert von Hagge.  One of the few golf courses in the area with no tee times.  Membership in the golf club is limited to 300 members.  The initiation fee is $250,000 with annual dues of $15,000.  Worth every penny!

All Estates homeowners are automatically members of the beach and tennis club.
