Talis Park Amenities

GATES Construction has started building two new Talis Park amenities. There will be a new sports complex and a new gatehouse to complement the existing main gate entrance and pro shop. The gatehouse will be located at the south side of the community just off of Veterans Memorial Parkway. The sports complex will also be located near the south side of Talis Park.

Talis Park is a luxury golf community in Naples FL.  The community includes an 18 hole championship golf course which was designed by Greg Norman and Pete Dye.  The development includes both single family homes and condos which surround the golf course.  Golf homes range from $1.2 million to $4.6 million and golf condos start at $849,000 and go up to $2.3 million.

Residents of Talis park will need to join the golf club as either a golf member or a social member.  They have a cap of 350 golf memberships available which means it is easy to get a tee time.

Florida Cash Sales

Overall, Florida cash sales of homes during the month of July showed Florida leading the country with the highest share of cash sales.  Naples was at the top of the list with 50.2 percent of homes sales being a cash purchase.  Punta Gorda came in at 48.7 percent.

Florida cash sales being strong helps maintain an upward trend in home sales in the real estate market.  Year-to-date sales by volume were listed at 10,197 in the Cape Coral-Fort Myers metro area, up from 9,592 in 2014. Naples year-to-date sales by volume were at 6,505 in 2015, up from 6,438 the year before.

Fiddler’s Creek (fiddlerscreek.com) announced a new model home, the single-family Lazio VII, is now available.  These new model homes designed by Taylor Morrison are located in the villages of Amador, Mussorie and Oyster Harbor which is a master-planned community. The Lazio VII is a one-story residence featuring 2,275 air-conditioned square feet and 3,061 total square feet. The open floor plan features three bedrooms, three baths and a den situated around a great room and dining room with adjoining kitchen and island bar. The Lazio VII is base priced from $458,900, plus homesite premium.

Do not freeze, please.  Occasionally, you will play with someone who gets over a shot or a putt and then remains perfectly still for what seems an eternity.  While it may only be thirty seconds to a minute, this frozen position is never a good sign.  During that time, the player is probably running swing thoughts or checklists through his mind and creating anxiety and doubt.  Also, by remaining still, tension will build in the muscles so that they will feel rigid once the swing begins.  Once you are ready to play, step into the shot, get balanced, take a little waggle to feel the club, and pull the trigger.  By keeping moving, you stay relaxed and loose and ready to perform an athletic move.

Good news on the home front.  Even though overall inventory of home listings decreased 1 percent, the good news is single family home inventory increased 7 percent.  As of July, there are 2,040 single family homes on the market in Collier County according to the July 2015 Market Report released by the Naples Area Board of REALTORS (NABOR).  The total number of single family homes and condos listed for sale in July in Collier county was 3,518 down from 3,563 in July of last year.

Pending home sales also increased during the month of July.  There was an 8 percent increase in overall pending sales (homes under contract), from 845 in July 2014 to 913 in July of this year. To view the entire report, visit www.naplesarea.com.

The club does not chase the ball down the line.  A common misconception is that after impact you should keep the club head moving straight down the line to your target.  This is a difficult move to do and will almost always lead to a slice or push to the right.  As yo swing through impact, your right arm rolls over your left in what is called a release.  The club itself moves to the left as your left arm remains in contact with your body through the release and then lifts up only during the follow-through.

Do a wrist check to see where the problem lies.  To see if you are in a bad position at the top of your swing, simply swing to the top and take a look at your hands.  In a good swing position, your left hand will be flat and the right hand will be under the shaft.  If your wrists are cupped with your knuckles bending forward, you have the face open and will likely hit a slice.  If your wrists are bowed in the other direction, your face is closed and you will hit a hook.  A simple check could help you hit the ball straighter.
