How Do You Know if Your House is Priced Right?

How do you know if your house is priced right?  The residential housing market has been hot. Home sales have bounced back solidly and are now at their second highest pace since February 2007. Demand remains strong going into the winter. Many real estate professionals are reporting that multiple offers are occurring regularly and listings are actually selling above listing price. What about your house?

If your house hasn’t sold, it is probably the price.

If your home is on the market and you are not receiving any offers, look at your price. If you haven’t had any showings it is another  indication the price might be too high.  Pricing your home just 10% above market value dramatically cuts the number of prospective buyers that will even see your house. (See Chart)

Golf Tip – Steel or Graphite?

Steel or GraphiteIf you are going to buy new irons, you will have a choice between steel or graphite shafts.  You should be aware of the difference between the two.  Steel shafts are heavier and offer more consistency through the set.  Players who prefer steel tend to like the heavier weight and more feel from the shot.  Graphite shafts are lighter and create more speed.  Graphite will also bend more and will produce higher ball flight.  Graphite is easier on your hands and elbows, in case you have arthritis or tendinitis.  It is always a good idea to try both shafts before you buy the set to see what works best for you.

Q3 Home PricesAccording to the latest Home Sales Data Report by RealtyTrac, Q3 home prices are down in both Lee County and Collier County.  Lee County’s average home price in the third quarter of 2015 totaled $188,358, down from $194,462 in the previous quarter but up from $177,004 in the third quarter of 2014.

The average home price in Collier County totaled $298,052 in the third quarter of this year, compared with $319,452 in the second quarter of 2015 and $281,370 in the third quarter of 2014.

Also in the report, Punta Gorda was named among metro areas with the highest share of cash sales—52.3 percent—in the third quarter.

Golf Tip – Play Smart

play smartPlay smart, know where to miss it.  When you have an approach shot to the green, going straight to the pin is often not the best choice.  Evaluate the best place to have your ball land in case you miss the green.  Avoid leaving your ball so close to the side where the pin is placed that you do not have much green to use for your pitch or chip shot.  Look at the way the green slopes so that your ball will not run off the green or away from the hole after it lands.  Look for slopes behind the ball that can act as a backstop if you go a little long.  Plan your shot based on what the hole gives you, play smart, and you will score better.

PGA Superstore Event

This Saturday, November 7th,  the PGA Superstore in Naples FL is having a kickoff event from 10:00 am – 4:00 pm.  The first 100 attendees will receive a FREE $20 cash card.  They’ll have giveaways, refreshments, contests and more!  The event is a great opportunity to get good deals on golf gear before the season starts.  Various workshops will be held throughout the event such as tips on golf injury prevention.

The PGA Superstore is located at 2135 Tamiami Trail North (U.S. 41) just across the street from Coastland Mall.  The closest intersection is U.S. 41 and Golden Gate Parkway.

Golf Tip – More Break

breakIf you are playing on fast greens that have a good deal of slope to them, be careful of the amount of break you play.  If you do not play enough break, the ball will miss on the low side and continue rolling down the slope a good distance.  This is what often causes three-putt greens.  Play enough break on the high side so that your ball is moving toward the hole as it slows down.  This should help you leave the putt close enough for a short par putt and will save you many strokes by avoiding the dreaded three-putt green.

Kensington Properties for Sale

Kensington propertiesKensington Golf and Country Club is a golf community located in Naples FL.  There are currently 18 Kensington properties for sale.  Single family homes, coach homes and condos surround the 18 hole championship golf course.

There are 565 properties within this gated community.  Coach homes are located in four neighborhoods and range in price from $300,000 to $700,000.  Single Family homes and villas are located within six different Kensington neighborhoods and range in price from $500,000 to $1 million.  Two neighborhoods of Estate Homes are also in the development ranging in price from $1 million and up.

Kensington’s golf course was designed by Robert Trent Jones Jr. and offers eight different tee boxes.  Membership is limited to 536 members.  Both resident and non-resident memberships are available.  The initiation fee is $38,000 with annual dues of just over $13,000.

Avoid Three Putt Greens

Most three putt greens are caused by missing a three- or four-foot putt for par.  The main reason these putts are missed is the player moves his head or eyes during the putt, which causes the putter face to open or close.  To correct this problem, think heads or tails.  Place a coin on the putting green three feet from the hole when you practice, and do not look at what face is up.  Place a ball on top of the coin.  Strike the putt and then look to see if the coin is heads or tails.  Listen for the ball to drop into the hole.  On the golf course, keep your head and eyes still, and do not look up until you hear the ball drop into the cup.  The steady head will help you make many more short putts and stop those dreaded three putt greens.

buyers market or a sellers marketHow do you determine if it is a buyers market or a sellers market?  One way is to look at the number of active sales, closed sales and the months of supply on the market.  Sometimes it could be a buyers market in one community and a sellers market in another community within the same city or neighboring cities. It may even vary in different neighborhoods within the same development.

Communities considered a sellers market

  • Bay Colony Single Family Homes (active homes – 0, closed annual sales – 6, months of supply – 0)
  • Pelican Bay – Condos  (active homes – 11, closed annual sales – 72, months of supply – 1.83)
