Wyndemere YTD Sales

Wyndemere YTD Sales have been consistent over the past 11 months.  There have been 48 properties sold in this Naples golf community since the beginning of the year.  Due to the increased sales activity in Wyndemere, inventory has become increasingly tight. Currently, there are only 27 properties for sale.  When compared to December of last year, inventory is down 44% from 49 properties on the market.  Single family homes range from $349,000 to $1,500,000.  Condos and coach homes range from $154,000 to $400,000.  View available homes for sale.

Golf Tip – Get out of Trouble!

get out of troubleYour goal should be to get out of trouble as fast as possible when you find yourself in a tough spot on the golf course.  If you hit a tee shot into the trees, your first thought should be to look for the easiest way to get the ball back on the fairway.  As much as we would like to think we could hit a Bubba Watson hook shot from deep in the woods that curves around and lands perfectly on the green our chances of actually doing so are almost zero.  At this point you should be playing for a bogey.  The alternative is trying to hit a “hero” shot through a narrow opening in the woods that ultimately hits a tree and puts you in a worse situation.  Then you’re looking at double or triple bogey.  Get your ball back on the fairway as fast as possible, even if that means you have to hit the ball slightly backwards and then try to salvage a par but be happy with a boggy.  Play smart and get out of trouble quickly and you will minimize the number of blow up holes you have and start to consistently shoot lower scores.

Golf Tip – Bunker Shots

bunker shotsBefore you hit your bunker shots, read the sand.  If your ball lands in a sand trap, you will need to pay attention to what kind of sand is in the bunker throughout the golf course.  As you enter the bunker and take your stance, you can get a good idea of the texture of the sand.  If the sand is thick, heavy or firm you will be able to take a more aggressive swing since your club head will glide under the ball and lift the golf ball out with a fair amount of spin.  If the sand is soft and fluffy, your best bet is to chunk the ball out of the bunker by hitting down hard behind the ball and pushing it out with the sand.  The ball will land on the green and run a good deal.  If you try a normal bunker shot in fluffy sand, you will risk sticking the club deep into the sand and leaving the ball in the bunker.  If you read the sand before you hit your bunker shots and adapt to the conditions you will improve your sand game and reduce your scores.

Golf Tip – Under Pressure

naples golf guyWhy do you miss shots under pressure?  If you are playing in a tournament or an important match, you will feel nervous, which is a normal response.  When we become nervous, the big muscles of our body do not move well, and we tend to sue our hands and arms to power the ball.  This is a recipe for disaster.  When you are under pressure, concentrate on making a full turn back and through when you swing.  Make a practice swing that emphasizes a good shoulder turn, and then replicate it when you hit your shot.  Be aware of how your body may shut down when you are under pressure and nervous, and make sure that you commit to the shot.

Naples Beach Hotel Golf Club Undergoing Renovation

Naples Beach Hotel Golf ClubThe Naples Beach Hotel Golf Club announced a major renovation to the golf course yesterday.  The nearly 70 year old club is being redesigned by John Sanford and Jack Nicklaus starting in April of next year.  Nicklaus broke 40 for the first time at 11 years old at the beach club golf course while on a family vacation.

The new golf course will be a par 71 with five sets of tees ranging from 4,800 yards to 6,900 yards.  The driving range will also undergo a major renovation and will be expanding to 300 yards.  Currently golfers are limited to irons on a short range with netting.

The Naples Beach Hotel and Golf Club is one of the few golf clubs located on the west side of U.S. 41 in Naples FL.  Single-family luxury homes surround the golf course.

The Rookery at MarcoThe Rookery at Marco is one of two golf courses located within the Fiddler’s Creek golf community.   The golf course was designed by well-known architect Robert Cupp, Jr.  The Rookery at Marco provides a blend of a private resort course with the native surroundings which includes a bird sanctuary which attracts many species.

Fiddler’s Creek is also home to a second championship golf course, The Creek Course which is part of the Club at Fiddler’s Creek.  The golf course is one of several Naples golf communities where the course was designed by Arthur Hills.

Golf Tip – Chipping from the Rough

Chipping from the Rough

chipping from the roughChipping from the rough can be tricky.  If you use the proper technique you will hit better shots and improve your game.  Set up with most of your weight on your left side and leave it there for the stroke.  Play the ball just back of the middle of your stance.  Make a short backswing.  When you come through the ball you should lead with the back of your left hand (if you are a lefty, you will be leading with the back of your right hand).  At impact, your left wrist should feel flat.  Unlike a full golf swing, your right hand will never pass your left.  Hold your finish so the clubface is pointing directly at your target.  Practice this technique to improve your chipping from the rough.

As we head into season, inventory remains pretty tight in Collier County.  The good news is single-family home inventory increased 4% from 2,128 homes in October 2014 to 2,210 in October of this year according to NABOR’s latest statistics.  However, the condo market saw a 7% decrease in inventory from 1,811 in October of last year compared to 1,693 during the same month this year.

The $300K – $500K price category saw a significant amount of activity.  Pending sales were up 21% in the 12-months ending October 2015 and closed sales were up 25% during the same time period.  Overall closed sales increased 1% from 9,746 to 9,828 for the 12-months ending in October of this year.

Additional market highlights for October year-over-year:

  • Pending sales decreased 11% from 911 to 807
  • Inventory decreased 1% from 3,939 to 3,903 homes
  • There is a 4.63 months supply of inventory
  • Average days on market increased 3% to 73 days

As expected, the Federal Reserve raised its key interest rate on Wednesday from a range of 0% to 0.25% to a range of 0.25% to 0.5% which will likely result in higher mortgage rates.  All indications are rates will rise gradually over the next year.  For those looking to purchase a home, now is a good time to move forward with a purchase before another rate increase.

Florida Rated the Best Place to Live

Florida is back at the top of the list as the Best Place To Live in America

The Harris Poll surveyed 2,232 U.S. adults online during a one week period in November of this year and when asked where they would most like to live, Florida came out on top for the first time since 2001.  Other states coming in near the top were California (2) and Hawaii (3).  A consistent theme among respondents for all three states was “Sunshine” and “Waterfront acreage”.  Rounding out  the top 5 states where Americans would like to live was Colorado (4) and New York (5).
