Bonita Springs December Market Update

Bonita Springs December Market Update

Real estate sales in the Bonita Springs and Estero area finished the year strong.  According to the latest report issued by the Bonita Springs-Estero Association of Realtors (B.E.A.R), December saw a significant increase in pending sales compared to the same time the previous year.  Pending sales of single family homes and condos were up a whopping 26 percent.  Closed sales fell 10 percent during the same time which is likely due to the large number of pending sales.  As we head into 2017 there is a six month supply of inventory available which is a healthy supply of homes available for sale for individuals looking to purchase property in the area.

December Highlights Year-Over-Year:

  • Active Listings increased 2 percent from 786 to 802 units
  • Average Days on Market decreased 5.4 percent from 128 days to 121 days
  • Pending Sales increased 26 percent from 200 units to 252 units
  • Closed Sales decreased 10 percent from 202 units to 182 units
  • Percentage of List Price increased slightly from 95.12 percent up to 95.44 percent

golf ballUse the correct type of golf ball for your golf game.  Most golf ball companies offer a wide range of balls to fit most golfers.  For example, Titleist currently has 6 different types of golf balls for varying skill levels.  If you slice or hook, select a distance ball.  It will not spin as much, and you will have fewer shots that go left or right.  If you are a senior or have a slower swing speed, use a low compression ball.  You will be able to gain more distance from this type of ball.  If you are a single-digit player, look for a ball that has good spin and will help you with your short game.  Ask your pro which golf ball might be best for you.

Thinking of Buying a Home? 3 Questions Every Buyer Should Answer First

Thinking of buying a homeIf you are debating purchasing a home right now, you are probably getting a lot of advice. Though your friends and family will have your best interest at heart, they may not be fully aware of your needs and what is currently happening in the real estate market. Answering the following 3 questions will help you determine if now is actually a good time for you to buy in today’s market.

1. Why am I buying a home in the first place?

This truly is the most important question to answer. Forget the finances for a minute. Why did you even begin to consider purchasing a home? For most, the reason has nothing to do with money. A study by the Joint Center for Housing Studies at Harvard University reveals that the four major reasons people buy a home have nothing to do with money. They are:

  • A good place to raise children and for them to get a good education
  • A place where you and your family feel safe
  • More space for you and your family
  • Control of that space

What does owning a home mean to you? What non-financial benefits will you and your family gain from owning a home? The answer to that question should be the biggest reason you decide to purchase or not.

2. Where are home values headed?

According to the latest Home Price Index from CoreLogic, home values are projected to increase by 5.3% over the next 12 months. What does that mean to you? Simply put, if you are planning on buying a home that costs $250,000 today, that same home will cost you an additional $13,250 if you wait till next year. Your down payment will need to be higher as well to account for the higher home price.

3. Where are mortgage interest rates headed?

A buyer must be concerned about more than just prices. The ‘long term cost’ of a home can be dramatically impacted by even a small increase in mortgage rates. The Mortgage Bankers Association (MBA), the National Association of Realtors and Freddie Mac have all projected that mortgage interest rates will increase by approximately three-quarters of a percent over the next twelve months as you can see in the chart below:

Golf Tip – Play Smarter

Play SmarterPlay smarter and you can save several shots per round.  Play one shot at a time.  First, concentrate on getting your tee shot on the fairway, even if it means putting your driver back in your bag.  If you get into trouble, get your ball back into play instead of taking a risky shot.  Don’t flirt with danger such as water hazards and out of bounds, play away from trouble. If you have a tough pitch shot and the pin is close to you, get your ball onto the green and take your chances putting instead of trying to hit a difficult shot to get it close to the hole.  It is better to play smarter and end up with a bogey instead of a double or triple bogey.

Nationwide Home Sales Year-Over-Year

Nationwide Home Sales compared to last year are trending up in just about every price category.  Homes between $500,000 and $750,000 saw the largest increase year-over-year at 13.3 percent.

  • Home Sales are up year-over-year in the top 4 price ranges and only slightly below last year’s numbers in a fifth.
  • A lack of distressed property inventory has led to a slow down in sales in the under $100K price range.

As home prices continue to rise, there will be less homes available for sale in the lower ranges.

Golf Tip – Tension Free

Tension FreeYour swing should be tension free from the very moment you step up to the ball.  Many times you will see players stand perfectly still over the ball and then start their backswing with a quick jerk.  The result is usually a poor shot.  You want to feel loose and smooth when you make your swing.  One way to make your swing tension free is to start with a little waggle of the club, tap your toes to feel ground under you, or make a slight forward press to begin the swing.  If you remain static for a long time over the ball, tension will build in your muscles.  Watch some videos of golf pros and you will notice how they stay tension free when they address the ball and begin their swing.
