The latest market report by NABOR (Naples Area Board of Realtors) shows overall inventory decreased 1 percent in November 2015 when compared to November of 2014 falling from 4,136 homes down to 4,095 homes.  The good news is single-family home inventory increased 5 percent from 2,217 single-family homes in November 2014 to 2,319 single-family homes in November 2015.  The downside is inventory for condos has decreased slightly.

Closed sales remained consistent increasing 1 percent from 9,724 homes to 9,800 for the 12-months ending November 2015.  Overall pending sales in all price categories about $300,000 increased in November with the $1 million to $2 million price category showing the largest increase at 27 percent.

Real estate sales in the Bonita Springs and Estero areas finished the year strong.  According to the latest report issued by the Bonita Springs-Estero Association of Realtors (B.E.A.R), December saw a significant increase in pending sales compared to the same time the previous year.  Pending sales of single family homes and condos were up a whopping 26 percent.  Closed sales fell 10 percent during the same time which is likely due to the large number of pending sales.  As we head into 2017 there is a six month supply of inventory available which is a healthy supply of homes available for sale for individuals looking to purchase property in the area.

Golf Tip – Target

targetWhen you are putting, focus your eyes on the target.  Your eyes and brain are finely tuned instruments that you should allow to function naturally when you putt.  Look at the hole and then slowly drawing your eyes back to your ball.  Once your eyes are back to the ball, stroke it so that you send the ball back along the line that your eyes just traced right towards your target.  By using this method, you remove technical information such as amount of break, speed of the green, or amount of grain.  You will gather this information all in one process if you let your eyes and brain do the work.

Golf Tip – Pre-Shot Routine

pre-shot routineAlways start from behind the ball during your pre-shot routine.  You can visualize your shot down your line then take one practice swing.  Once you have taken these steps, you should feel that you have completed everything that you need to do to hit a good shot.  Move up to the ball, check your target, and then swing away.  By using this method, you will avoid the tendency to focus on mechanics while you are in the address position.  Once you take your stance up to the ball, you should be able to commit to the shot and swing with confidence.  It is important your pre-shot routine is the same on every shot.  Find a method that is comfortable for you and you will find your golf game will be more consistent.

The latest market report by NABOR (Naples Area Board of Realtors) confirms the market continues to stabilize.  Other than inventory levels, the market looks remarkably similar to the same time the previous year.  Overall inventory decreased 1 percent in November 2015 when compared to November of 2014 falling from 4,136 homes down to 4,095 homes.  The good news is single-family home inventory increased 5 percent from 2,217 single-family homes in November 2014 to 2,319 single-family homes in November 2015.  The downside is inventory for condos has decreased slightly.

November Market Report      November 2015 Inventory

Overall inventory for homes priced at $300,000 and below decreased 20 percent from 1,372 homes in November 2014 to 1,103 homes in November 2015. Inventory over the past 2 years has dropped at total of 42 percent from 1,917 in November 2013 to 1,103 in November 2015. Inventory is really tight below $300,000 and will continue to shrink due to the high demand.

Another indication the market continues to stabilize is the inventory of foreclosures.  There were only 34 foreclosures and 8 short sales recorded during the month which is the lowest activity since NABOR® has been tracking the information.

November Market Report Highlights:

  • Overall pending sales decreased 3 percent from 825 homes in November 2014 to 804 homes in November 2015.
  • Overall closed sales increased 1 percent from 9,724 homes  to 9,800 in the 12-months ending November 2015.
  • Average days on market decreased 1 percent from 78 days in November 2014 to 77 days in November 2015.
  • Overall inventory decreased 1 percent from 4,136 in November 2014 to 4,095 in November 2015.
  • There is a 5 months supply of inventory.
  • Single-family closed sales in the $300,000 to $500,000 price category increased 23 percent from 1,163 to 1,430 single-family homes in the 12-months ending November 2015.
  • Closed sales for condos in the $300,000 to $500,000 price category increased 32 percent from 734 condominiums in the 12-months ending November 2014 to 968 condominiums in the 12-months ending November 2015.
  • Overall median closed price increased 15 percent from $265,000 to $305,000 in the 12-months ending November 2015.
  • Overall median closed price for homes $2 million and above increased 10 percent from $2,950,000 to $3,250,000 in the 12-months ending November 2015.

Why Do Americans Consider Moving?

According to a recent Harris Poll, the top reason people contemplate moving is a better climate or better weather.  They surveyed just over 2,200 people and found the second reason people are likely to move is for a better job.

Top 5 Reasons People Consider Moving:

  1. Approximately fifty-two percent  (52%) of Americans say they would consider moving to another state for a better climate or better weather.
  2. Forty-one percent (41%) would relocate for a job opportunity.
  3. Thirty-six percent (36%) would take their proximity to family into consideration.
  4. A quarter or twenty-five percent (25%) would consider a move for health reasons.
  5. Eighteen percent (18%) of Americans would make a move to be closer to friends.

Only fifteen percent (15%) said they would not consider moving to another state for any reason.

Golf Tip – Tee Box

Tee BoxThe center of the tee box is not always the best place to start from when you are hitting your drive.  Most golfers automatically tee it up right between the two tee markers.  On many holes, it’s not your best option.  You need to consider where you want your ball to land.  For example, if there is trouble along the right side of the fairway, tee your ball up on the right side of the tee box and hit away from the trouble.  On a par three, if the flagstick is located on the left side of the green, tee the ball on the left side to give yourself a better angle for your next shot.  You should have a strategy for where to tee up your ball on the tee box for each hole.

Golf Tip – Uphill Drive

Uphill DriveBe cautious when you have an uphill drive.  If you come to a hole that has a steep hill directly in front of you, then you will need to make some slight adjustments.  Often times, amateur golfers will have a tendency to hold back on their back foot in order to hit the ball high to get it up the hill.  If you tee your ball up normally and make a good move onto your front side, you should be able to drive the ball at a height that will get over most hills.  The ball will appear to fly low but it actually is your normal flight with your driver.  Avoid trying to lift the ball into the air on an uphill drive and you will improve your scores on these types of golf holes.

Benefits of Home Ownership

The National Association of Realtors (NAR) just released their first issue of the Housing Opportunities & Market Experience Survey (HOME). The report tracks topical real estate trends, including current renters and homeowners’ views and aspirations regarding home ownership, whether or not it’s a good time to buy or sell a home, and expectations and experiences in the mortgage market.  In the report, NAR revealed what Americans believe to be the most appealing aspects of owning a home.

Benefits of owning your own home in order of importance:

  1. A place to raise a family
  2. Owning a place of your own
  3. A nest egg for retirement
  4. Financial security now
  5. Being part of a community
  6. Settling down

It is interesting to see that the two most appealing aspects had nothing to do with money, but instead, addressed the non-financial benefits of home ownership.

SOUTHWEST FLORIDA FORECLOSURES DOWN IN 2015

Foreclosures DownForeclosures in Southwest Florida declined sharply from 2014, according to RealtyTrac’s 2015 year-end U.S. Foreclosure Market Report. Lee County foreclosure actions totaled 5,118 units at year’s end, down 19.94 percent, from 6,393 in 2014. Collier County foreclosure activity totaled 1,671 units, down 20.12 percent from 2,092 the previous year. Charlotte County foreclosure actions totaled 1,777 units, a 20.71 decline 2,241 the previous year. The overall foreclosure rate for the state of Florida was 1.77 percent which was among the five highest nationally. View the full report.

Golf Tip – Putting Practice

Putting PracticePlan your putting practice. When you go to the putting green to practice, narrow your focus on specific putts and drills that you want to work on that day.  Simply hitting putts over and over will not help you improve your golf game.  Plan your practice so that you start with short putts, work on distance control, left-to-right putts, and right-to-left putts as well as uphill and downhill.  Plan a specific time and sequence for practice and use drills and training aids to help you progress.  Consider getting a putting lesson from your local PGA professional.  You will make better use of your putting practice time if you follow this process.
