Bonita Springs February Market Update

The Bonita Springs real estate market remains strong two months into the year. According to the latest report issued by the Bonita Springs-Estero Association of Realtors (B.E.A.R), inventory saw a significant increase of 19 percent when compared to the same time last year and up 6.5 percent from January.  At the same time, average days on market decreased 3 percent in back to back years.

 

February Market Update

February Highlights Year-Over-Year:

  • Active Listings increased 19 percent from 860 to 1,026 units
  • Average Days on Market decreased 3 percent from 112 days down to 109 days
  • Pending Sales increased 8 percent from 331 units to 357 units
  • Closed Sales decreased 33 percent from 159 units to 107 units
  • Percentage of List Price increased slightly from 95.20 percent up to 95.49 percent
  • Average List Price increased 10.9 percent from $515,000 up to $571,000

Golf Tip – Bend

bendWhen you address the ball be sure to bend at the waist, don’t reach with your arms.  Many golfers will take a stance with their driver and place their hands way out in front of them as they extend the club toward the ball and their arms look straight and stiff.  Although golfers will feel as though they will be able to generate a lot of power from this position, it actually will result in a flat swing that causes a hook or a slice.  For proper set up with the driver, you should feel as if your arms hang down naturally from your shoulders with your hands moving out about six inches from your body.  You will likely need to bend a little more at the hips so your arms will hang freely.

2nd Healthiest County in Florida

Healthiest County in FloridaCollier County ranked 2nd healthiest county in Florida for the third year in row according to 2016 rankings by the Robert Wood Johnson Foundation.  Lee County came in at 16th this year up from 20th last year.  The healthiest county in the state is St. Johns County.

The Robert Wood Johnson Foundation in partnership with the University of Wisconsin Population Health Institute looks at a number of health factors, such as longevity, premature death, babies with low birth weight and overall mental and physical health days.  They also take into account lifestyle habits such physical activity, smoking and obesity.

Overall, Collier saw improvement in 18 measurements, 12 were unchanged and five worsened.

Collier County Statistics:

  • Obesity Rate – 19%
  • Smoking Rate – 14%
  • Physical Inactivity Rate – 18%
  • Excessive Drinking Rate – 18%
  • Unemployment Rate – 5.9%

Lee County Statistics:

  • Obesity Rate – 26%
  • Smoking Rate – 16%
  • Physical Inactivity Rate – 24%
  • Excessive Drinking Rate – 20%
  • Unemployment Rate – 6%

Golf Tip – Play Like the Pros

play like the prosWatch the tour players if you want to play like the pros!  Take Gary Player for example, he might not be the biggest guy but he generates a significant amount of power in his swing.  He would often hit a shot and then step forward.  Many pros have modeled their swing after Gary Player to improve their weight shift.  If you find you are frequently falling backwards towards your rear foot, try this drill on the driving range.  Start with a short iron, hit the ball and then have your back foot step forward so it finishes in front of your left foot.  You will feel as though you are generating more power as you improve your weight transfer.

Pelican Bay new construction condos now available in a new high-rise community called Mystique.  There will be 72 estates condos in this new community which is already one-third complete.

The 21-story building will feature 68 estate condos with 4 penthouse residences on a stretch of land near the Ritz-Carlton on the beach.  Condos will range from just over 4,000 square feet to 5,280 square feet under air.  Condos will range from $3 million to $7 million.

Pelican Bay is one of the few communities west of 41 with new construction condos being built in Naples.

Best Place to RetireAccording to a new report by SmartAsset, a New York financial services company, Naples is the best place to retire in the state of Florida.  Nationally, Naples ranked third behind two cities in Alaska.

SmartAsset studied government data from 4,700 U.S. cities to determine which cities are the friendliness when it comes to taxes, recreation and social opportunities and availability of healthcare.  All of these factors impact the quality of life of a senior.

Naples truly is the best place to retire!

Golf Tip – Straight Ball

straight ballHitting a straight ball off the tee might not be the best way to get your ball onto the fairway.  When you are playing in a tournament or an important match and you really need to get your ball onto the fairway consider your options before you hit.  When you are under pressure, hitting a straight ball becomes even more difficult.  Try choking down an inch or two on the handle and use a draw or fade to get your ball in the desired position.  Practice both shots on the range.  You’ll probably discover you are better at one or the other.  When you’re under pressure plan to hit your draw or fade instead of a straight ball and you will find yourself in the fairway more often than not.

Golf Tip – Downwind Shots

downwind shotsBe careful on downwind shots to a green.  On your approach shot, if you have a strong wind behind you take an extra second or two to think about your distance.  The wind will help propel your ball further.  However, the spin will be reduced as well.  Use a shorter club, and look for a spot to land your ball.  If the turf is firm, you may want to land the ball short of the green and bounce it on toward the hole.  It is also a good idea to flight your ball down, so that it does not get way up into the air and carry over the green.

Golf Tip – Drop Zone

drop zoneDo you need to use a drop zone on a golf course if it exists?  No you do not.  Often times, golf courses with water hazards will mark off an area where you can drop your ball with a one stroke penalty.  Just because the drop zone exists doesn’t mean you have to use it.  If the zone gives you a poor angle to your target or is filled with divots, you may choose to proceed with other drop options under the Rules.  Check to see if it is a red stake or yellow steak and decide which relief option will work best.
