Golf Tip – Low Drives

Do you hit low drives? Are they short? Many amateur golfers hit line drive tee shots that lack distance. One of the main causes of low drives is shaft lean. Shaft lean means that your hands are ahead of the ball and the shaft leans toward the club head that sits behind the ball. The shaft lean causes you to de-loft your driver. To hit higher and longer drives, widen your stance a little. Tilt your shoulders so your back shoulder is lower than your front. Place your hands so they are parallel to the ball or slightly behind it. Let it rip!

Golf Tip – Flop Shots

Avoid those flop shots unless it is absolutely necessary! PGA Pros spend hours and hours practicing in order to execute a good flop shot. If you are an amateur, you don’t need to hit a flop shot when there are other options available. If your ball is in the rough above the hole and you have a downhill shot, use your sand wedge and chip the ball so it lands in the rough just short of the fringe. The rough will slow down the momentum of the ball. The ball will bounce once or twice and then role towards the hole.

Golf Tip – Tee Shot

When you line up your tee shot, be sure to aim at something. Pick a bunker, tree, building or other feature in the distance to align yourself toward. Most armatures will just tee up the ball and aim towards the center of the fairway. The result is often an errant shot. If you narrow your focus and pick a specific target your chances of ending up in the fairway will be significantly higher. So before you hit your tee shot, pick a specific target and hit your ball. Try it the next time you head to the golf course.

Golf Tip – Yips

Do you have the “yips”? Putting yips occur when a golfer uses his or her hands in a quick flipping motion to stroke the ball. It happens to the best of us. If you watched this year’s Masters then you saw the yips in action when Ernie Els had a 7 putt on the first hole with 6 of the putts being less than two feet. Anxiety is often the cause and it can be difficult to fix. A good first step is to putt a jumbo grip on your putter. The extra large grip will help you keep your hands and wrists quiet. Test out a larger grip and see if it helps solve the problem.

Bonita Springs March Market Update

Bonita Springs inventory saw a double digit increase in supply during the month of March. As the number of properties for sale increased and season ended, sellers lowered prices which is good news for buyers. According to the latest report issued by the Bonita Springs-Estero Association of Realtors (B.E.A.R), the overall median close price was 9 percent higher than the 12 months ending in March of last year. The number of closed sales for the 12 months ending in March of this year was 3,006 units compared to 3,247 units at the same time in 2015 which represents a 7 percent decrease.

March Highlights Year-Over-Year Single Family Homes:

Active Listings increased 20.3 percent from 467 to 562 units
New Pending Sales decreased 23.1 percent from 156 units to 120 units
Closed Sales decreased 5.8 percent from 103 units to 97 units
Percentage of List Price increased 1.2 percent from 94.2 percent up to 95.3 percent
Average Sales Price decreased 28.3 percent from $603,206 up to $432,388

Condos and Townhouses Monthly Market Detail – March 2016

March Highlights Year-Over-Year Condos and Townhouses:

Active Listings increased 19.3 percent from 358 to 427 units
New Pending Sales increased 28.1 percent from 153 units to 110 units
Closed Sales decreased 24.3 percent from 107 units to 81 units
Percentage of List Price increased 0.4 percent from 95.2 percent up to 95.6 percent
Average Sales Price increased 26.5 percent from $256,851 up to $324,951

Mortgage Rates Remain Low

Mortgage rates remain near record lows. Freddie Mac reported in its weekly mortgage market survey that rates remained mostly unchanged for this past week. With rates staying near the lowest point for the year it is an ideal time to refinance if you have a higher rate or consider selling your home and trading up to a larger one. Or maybe you want to downsize.

“Volatility in financial markets subsided over the past week, allowing Treasury yields to stabilize,” says Sean Becketti, Freddie Mac’s chief economist. “As a result, the 30-year mortgage rate was mostly flat, up only 1 basis point to 3.59 percent. The release of March’s existing-home sales report, which shows monthly growth at 5.1 percent, suggests home buyers are taking advantage of low mortgage rates as the spring home-buying season gets underway.”

Freddie Mac reports the following national averages with mortgage rates for the week ending April 21:

30-year fixed-rate mortgages: averaged 3.59 percent, with an average 0.6 point, rising from last week’s 3.58 percent average. A year ago, 30-year rates averaged 3.65 percent.
15-year fixed-rate mortgages: averaged 2.85 percent, with an average 0.5 point, falling from last week’s 2.86 percent average. Last year at this time, 15-year rates averaged 2.92 percent.
5-year hybrid adjustable-rate mortgages: averaged 2.81 percent, with an average 0.5 point, falling from last week’s 2.84 percent average. A year ago, 5-year ARMs averaged 2.84 percent.

Golf Tip – Uphill Lie

Hitting a shot from an uphill lie can be tricky. You have to worry about staying on balance and hitting the ball straight. To hit a ball from an uphill lie, match your shoulders to the slope of the hill and open your stance. Play the ball in the middle of your stance. The open stance will leave plenty of room for your hips to clear and remain level throughout the swing. To maintain control, take a three-quarter swing and sweep the ball off the lie. The ball will move a little left so aim slightly right of your target.

Golf Tip – Improve Your Putting

Are you trying to figure out how to improve your putting? Do you keep missing short putts between three feet and five feet? You probably need to stop using your hands. Many amateur golfers get too handsy with their putter which results in missing putts left or right. Set up your arms so they form a triangle. Think about making a pendulum motion by moving the bottom of the triangle back and forth using only your shoulders. Maintain a smooth rhythm. Practice this motion on the putting green and you will improve your putting and shoot lower scores!
