Are you inconsistent with your iron shots? If your iron shots go in every direction but straight, you probably have a swing path issue.  More often than not, armature golfers will swing outside to inside which often results in a slice or they pull the shot to the left.  To get your swing back on the correct path, place a lightweight box about three inches just outside your ball.  With your pitching wedge, hit shots so you strike the ball without hitting the box.  This golf drill will force you to swing from the inside, hit the ball towards the target and then return to the inside.  The result will be more consistent iron shots.

Try this golf tip to hit better sand shots.  In order to hit a good sand shot, you need to whip the club head under the ball with a fair amount of swing speed.  At the same time, you need to keep the club face open.  One way to help generate the appropriate club head speed through impact is to take your right thumb off of the grip and move it to the side.  Your thumb should not be touching the club. This will allow you to use your left hand to keep the club face open through impact.  Practice this technique and you’ll be hitting better sand shots before you know it!

Naples April Home Sales

Inventory continues to increase in Naples according to the Naples April home sales report released by NABOR (Naples Area Board of Realtors).  At the same time inventory increased, the number of closed sales fell during the month.  In Collier County, single-family sales fell 17.1 percent in April from 551 down to 457 sales.

Naples April Home Sales Highlights Year-Over-Year:

• Pending sales decreased 10 percent from 1,210 in April 2015 to 1,084 in April 2016.
• Pending sales for homes from $1 million to $2 million increased 4 percent from 89 to 93 in April.
• Closed sales decreased 7 percent from 9,856 to 9,117 homes in the 12-months ending April 2016.
• Closed sales of single-family homes from $300,000 to $500,000 increased 26 percent from 698 to 881.
• Median closed price increased 11 percent from $283,000 to $314,000 in the 12-months ending April 2016.
• Inventory increased 36 percent to 5,480 homes in April 2016 from 4,040 homes in April 2015.
• Average days on market decreased 9 percent to 72 days in April 2016 from 79 days in April 2015.

Bonita Springs Home Sales

Bonita Springs single family home sales saw a double digit decrease in closed sales during the month of April according to the latest report issued by the Bonita Springs-Estero Association of Realtors (B.E.A.R).  Pending sales also fell during the month, down just under 10 percent.  At the same time, inventory increased by more than 20 percent during the month.  The increase in inventory of single family homes is good news for buyers who will now have more to choose from.

Bonita Springs – Single Family Homes – April 2016

April Highlights Year-Over-Year Single Family Homes:

• Active Listings increased 22.9 percent from 441 to 542 units
• New Pending Sales decreased 9.5 percent from 147 units to 133 units
• Closed Sales decreased 24.3 percent from 136 units to 103 units
• Percentage of List Price increased 0.2 percent from 94.7 percent up to 94.9 percent
• Average Sales Price increased 3.8 percent from $499,866 up to $518,767

Condo sales in Bonita Springs saw similar trends during the month of April.  Closed sales dropped just over 10 percent when compared to the same time last year.  The good news is the median sales price increased by double digits up 23.5 percent.  Inventory increased just over a quarter, 25.2 percent, which again is good news for buyers who will have more options.

• Active Listings increased 25.2 percent from 329 to 412 units
• New Pending Sales decreased 35.2 percent from 83 units to 128 units
• Closed Sales decreased 10.4 percent from 115 units to 103 units
• Percentage of List Price increased 1.3 percent from 94.7 percent up to 95.9 percent
• Average Sales Price decreased 0.1 percent from $392,293 up to $391,892

Try a chunk and run shot if you’re in a greenside bunker and have a lot of green between you and the pin.  Play the ball a couple inches towards your back foot in your stance.  With your clubface square, lean the shaft of your club slightly forward.  Take an aggressive swing and hit about four inches behind the ball.  It is important you keep your finish low.  You should see the ball pop out of the sand, land on the green, and roll towards the hole.  Try the chunk and run shot instead of trying to hit a perfect shot and flying the ball in the air for thirty or forty yards and you will improve your scores.

Make a putting change if you are struggling.  If you are consistently missing putts on the low side of the hole, during your next round of golf, play a little more break in your putts than you originally see.  If you think the putt is going to break two inches from right to left, try playing a three inch break.  If you have an uphill putt and you’re always coming up short, picture the hole one or two feet past its current position.  A putting change such as those above will often help you get back on track and shoot lower scores.  Good luck!

Are you coming over the top in your golf swing?  Coming over the top is usually caused by taking the club too far inside on your backswing.  The only way to get the clubface on the ball is for you to compensate by leading with your right shoulder.  The result is an outside to in swing path.  One of two things will happen.  You will either have a dead pull or a bad slice.  Another cause of this type of swing is swinging too hard.  Your hands end up way out in front of your body and the clubface ends up severely closed or open at impact.  Slow down your swing and take the club back straight back instead of inside and you will have more control over where your golf ball goes.
