BONITA SPRINGS HOUSING INVENTORY 

Inventory has flooded the market in the Bonita Springs and Estero areas according to the latest market reports by the Bonita Springs–Estero Association of REALTORS® (B.E.A.R.).  Single family home inventory was up 23 percent in May of this year when compared to the same time last year. Condo inventory was up almost 30 percent during the same time period.

SALES SLOWING

Both closed sales and pending sales saw significant declines in May.  There were 98 single-family homes sold during the month which was down from 131 in May of 2015 which represents a 25.2 percent decline.  Condos saw similar declines with 80 sales in May versus 111 a year ago, a 27.9 percent decrease.  Single-family pending sales fell 28 percent and condo pending sales fell 27.9 percent.

TWELVE MONTH REVIEW

The number of overall closed sales for both single-family homes and condos over the past twelve months ending May 2016 was 2,858 units compared to 3,269 compared to the same time a year earlier which is a 13 percent decrease. On a positive note, the median closed price during the 12-months ending May 2016 was $302,000 compared with $275,000 in 12-month ending May 2015.

BOTTOM LINE

According to industry analysts, the increase in inventory and the decline of sales activity will result in home prices declining.  For those of you looking to purchase a homes, now is a good time to start looking or move forward with a purchase.

Golf Tip – Sand Wedge

sand wedgeTry putting with your sand wedge if you are struggling to keep your hands still and the putter square to the hole.  On the practice green use your sand wedge to strike the ball right in the center of the ball with the lead edge of the club.  It is important you keep your left wrist firm and facing the hole.  Otherwise you will miss the cup.  This is an excellent drill to use to prevent your hands from breaking down.  It also forces you to concentrate and will improve your focus ultimately leading to better putting.

Golf Tip – Front Pin

front pinIf there is a front pin placement on the green, don’t be tempted to try to hit it close.  A front pin is usually placed in a position that also comes along with trouble if you miss.  Look to see if there is a slope away from the green in the front.  Many times there’s also bunkers strategically placed to catch your ball when it hits and rolls right off the green into the sand.  You are better off taking a little extra club and play the hole a little bit longer so you end up safely on the green.  You will end up with more pars if you go for the center of the green and two putt than if you come up short and have to chip or play a bunker shot because you were trying to knock it close to a front pin.

Golf Tip – Grain in the Rough

Grain in the roughThe grain in the rough is just as important as the grain on the green.  If you have a pitch shot from the rough next to the green, look at the rough and determine which way the grass is pointing.  If the grass is against you, there is a good chance the club will catch the grass and stop at impact.  If you find yourself in the situation where you are pitching against the grain in the rough, open the face of your wedge and swing fifty percent faster.  The increased swing speed and open club face will help you cut through the grass and propel the ball up and out of the rough.

Golf Tip – Short Shots

short shotsYou do not need a weight shift on your short shots.  This is especially true with pitch or chip shots. Your backswing should be short for these types of shots. If you do shift your weight there’s really not enough time to get back to your front side.  The result is usually a fat shot or you skull it over the green.  At set up, you should have all of your weight on your front foot.  With a one piece take away, use your shoulders to start your swing.  Minimize movement with your lower body on short shots and avoid making a weight shift to your right back side. You will find you hit more solid shots and improve your scores.

Golf Tip – Long Putts

puttsNot sure what to do on long putts if you are just of the green?  If you have a forty or fifty-foot putt to the hole, consider chipping instead of putting.  You probably don’t practice fifty-foot putts very often.  In most cases with armature golfers, you’ll end up putting the ball and it’s going to come up way short or go way past the hole. The next thing you know you’ve just three putted from just off the green.  Try using a seven or six iron to chip instead.  You want the ball to land on the green as quickly as possible and role to the hole.  You have a much better chance of getting closer to the pin on those long putts if you chip. Give it a try and let me know how it goes!

Quail Creek Membership

Quail Creek MembershipThere is an outstanding Quail Creek Membership opportunity available that has no initiation fees for two categories of membership.  The associate membership is available to members age 46 and under.  As an associate member you have full club privileges.  The second category of membership without an initiation fee is the social membership.  Social members have full use of the golf course for the 6 months of off-season.  In order to take advantage of both of these membership options, you must attend an orientation on June 25th or 26th 2016 from 11:00 am to 3:00 pm and a membership application must be completed at that time. If you are interested in attending the orientation session, please contact me and I will arrange an appointment with the Membership Director at Quail Creek.

Golf Tip – High Hands

high handsYou don’t need to have high hinds in your backswing.  You often see the pros on television where their hands are high above their head at the top of their swing.  You should only worry about high hands if you make a full turn and get to your back side.  If you don’t have the flexibility to make a full turn and your try to position your hands high in the middle of the backswing, you’re probably going to end up with a reverse pivot.  Take my word for it, you don’t want that!

Golf Tip – Wheels Come Off

wheels come offWe’ve all been there, we’re in the middle of a round and the wheels come off.  You start hitting wild shots and it seems nothing you do is right. What do you do then?  You need to compose yourself.  Walk off to the side away from everyone, take a deep breath and relax your muscles.  You want to release all tension, anger and anxiety.  Take a few slow motion swings.  On your next tee shot, tee the ball a little lower than normal and use a three-quarter swing.  Remove all mechanical thoughts from your mind.  Instead, concentrate on your target.  Relax and just swing.  This should get you back on track.
