Collier County Property ValuesA preliminary report shows Collier County’s taxable values are up double digits according to the Collier County Property Appraiser’s office.  The final report is expected the week of July 4th.

The impact on residents’ property tax bills won’t be determine until the county’s millage rates are set.

“If the millage rate stays the same or increases, your property taxes will increase,” said Collier County Property Appraiser Abe Skinner.

Market values increased a total of 12.17 percent from $91 billion up to $102.1 billion in 2016.  Taxable values which takes into account homestead and other exemptions are up 10.06 percent from $70.1 billion last year to $77.1 billion this year.

Collier County Property Values By City

  • City of Naples – Property values were up 11.41 percent to $25.9 billion and taxable values rose 10.4 percent to $20.2 billion.
  • Marco Island – Property values were up 10.63 percent to $11.4 billion and taxable values rose 8.75 percent to $9.4 billion.
  • Everglades City – Property values were up 4.59 percent to $134.2 million and taxable values were up 4.76 percent to $91.7 million.

In February, Collier County Commissioners recommended keeping the General Fund millage rate the same for 2017.  It has been $3.5646 for the last 7 years and is one of the lowest millage rates in the state of Florida.  Final property tax values will be available by October 1st.

For those homeowners with homestead, the maximum increase in property tax rates will be 3 percent.

Lee County Permits

Lee County PermitsThe number of Lee County Permits issued last month saw a significant increase according to the Lee County Department of Community Development.  The county issued 22 commercial permits worth $22.3 million which was a $1.9 million increase over a year ago and a $2.1 million increase over May.

Permits were also up for single-family homes.  There were a total of 116 permits pulled in June worth a total of $23.7 million which represents a 19 percent increase over May.  It’s almost identical to the number of permits pulled a year ago which was 117.

Additionally, 93 multifamily permits worth $14.5 million were permitted during June.  This is a substantial increase over May in which there were only 26 permits pulled.

Bottom Line:

The increase in permits which means there will be more new construction single family homes and multifamily homes being built in Lee County.  Ultimately this will help increase supply of inventory which is good news for buyers.

Golf Tip – Sand Crater

Sand craterIf your ball lands in a soft sand crater don’t worry, here is a tip to help you make the best of an unlucky situation.  Many times when you are playing a course with soft, fluffy sand, you will end up with a lie in a bunker where your ball is in a little sand crater.  To play this shot, slightly open the face of your club.  On your backswing, hinge your hands and then come down steeply so you strike the sand on the edge of the crater behind the ball.  You don’t need to follow through.  The sand will lift the ball up and out of the bunker.  The ball should have very little spin and will roll a fair distance.

Golf Tip – Stop Coming Over the Top

Good Drill to Stop Coming Over the Top

Coming over the top happens when a golfer’s back shoulder moves out and towards the target first.  The result is either a dead pull or a major slice.  If you pull the ball it will not only miss the target but it will also go further than you planned.  If it’s a slice, you have so much backspin on the ball you’re going to lose distance and come up short.

Go to the driving range and put a tee in the ground one foot in front of your ball and about two inches to the right.  Hit balls so when you swing, the clubhead passes over the tee.  The drill will help keep your shoulders in the correct position and help you create a swing plane that is inside to outside instead of outside to inside.

Golf Tip – Stop Shanking

stop shankingWe’ve all been there, you are out on the course and you can’t stop shanking your shots.  A shank is when the ball comes into contact with the club where the shaft meets the clubface.  The result is usually an embarrassing shot that sends the ball straight sideways.  To stop shanking your shots, go to the driving range and place two balls on the ground about 3 inches apart.  Line up to hit the outside ball.  Then, swing back and hit the inside ball.  This drill will help get your swing plane back on line and will eliminate those dreaded shank shots!

Golf Tip – Fairway

fairwayIf you are struggling with fairway bunker shots, try swinging at about 80 percent of full speed.  You’ll need to use one more club than normal and choke up on the club slightly.  Play the ball slightly back of center.  Keep your lower body still.  Most importantly, you want to release your hands early in the downswing so you are approaching the ball shallow at impact.  You do not want to hit down on the ball.  A good swing thought is “all arms”.  Try this shot from a fairway bunker and you’ll see you are able to hit the ball first with a slight divot in front of the ball.

May Market Update

MAY MARKET UPDATE

According to the May market update released by Naples Area Board of REALTORS (NABOR), home sales are down, however prices remained steady in the Naples and Marco Island areas.

Naples Real EstateGOOD NEWS FOR BUYERS

New inventory has flooded the marked.  NABOR’s report showed overall inventory levels increased 37 percent from 3,800 to 5,207 at the same time a year ago.  The condo market saw the biggest increase in inventory up 51 percent to 2,463 from 1,632 compared to last year.  Single-family home supply was up 27 percent to 2,744 from 2,168.  With the increased inventory buyers will have a much larger pool of properties to choose from.  Analysts expect prices to start dropping this summer as a result of the increased inventory.

ITS NOT TOO LATE TO SELL

The good news for sellers is prices haven’t started dropping yet. Prices remained steady during May.  The median closed price in the Naples Area was $338,000 this year compared with $332,000 in May 2015 which was a 2 percent increase.  Additionally, strong demand for properties in our area pushed the number of days a property remained on the market down from 75 to 73 days.

MAY OVER MAY HIGHLIGHTS

  •  Overall Closed sales dropped 17 percent from 1,010 to 838 compared to May of last year.
  • Single-family home closed sales decreased 8 percent, with the biggest drop in the central Naples area.
  • Condominium closed sales fell 22 percent. The upper-end condos along the beach saw the biggest drop.
  • Overall pending sales fell 6 percent, to 921 from 977. The one bright spot was East Naples with a 12 percent increase in pending sales.

  • Pending Sales decreased 18% in the $0-$300K category 12-months ending 05/2016
  • Closed Sales decreased 17% in the $0-$300 category 12-months ending 05/2016
  • Median Closed Price increased 12% in the $0-$300K category 12-months ending 05/2016
  • Inventory increased over 40% in the $300K-$1M categories, May 2016 from May 2015
  • Average Days on the Market decreased 23% in the $1M-$2M category and increased 33% in the $2M+ category 12-months ending 05/2016

RENTAL RATES SOAR IN SOUTHWEST FLORIDA

rental ratesSingle-family rental rates in Southwest Florida showed the highest rental rate increases in the country during the first quarter of 2016 according to RentRange.  The company provides market data and analytics for the single-family rental industry and their latest report showed rent increased 29.2 percent in the Cape Coral and Fort Myers area and 26 percent in the Naples and Marco Island area.

Golf Tip – Reading Greens

reading greensReading greens is critical to good putting.  From behind your ball, check and see if there is a slope along the line of your putt.  Go to the low side of your putt and scan the green to gauge the amount of the slope.  Finally, check the line and slope from the opposite side of the hole paying special attention to the area near the hole.  On downhill putts it is especially important to look at the line from below the hole to get a good sense of the break and speed.  You should be ready to putt as soon as it is your turn, so do your reading in between times when others are putting.  Once you address the ball, visualize the path of the putt along the path you read, make a smooth putt and follow through the ball towards the hole!
