Good Interest RateGood interest rate news for those considering buying a home in the near future.  The Federal Reserve kept its key interest rate unchanged this past week.  However, due to the labor market beating expectations, The Fed left the door open to increase rates in September.

However, if employment remains week during July and August, there’s a good chance The Fed will not change rates this fall.

When you are ready to purchase a home, keep in mind interest rates will have a big impact on how much you can afford.  The lower the rate the more you can afford.

Bottom Line:

Rates are expected to remain stable between now and September so it’s a great time to purchase a new or second home!

Bonita Springs Market Report

Single-Family home sales in Bonita Springs saw a double digit decrease in closed sales during the month of June according to the latest report issued by the Bonita Springs-Estero Association of Realtors (B.E.A.R). However, pending sales saw a huge increase up 75.5 percent when compared to June of last year.  At the same time, active inventory more than doubled during June of 2016 when compared to June of 2015. The increase in inventory of single family homes is good news for buyers who will now have more to choose from.

Similar to single family homes sales, Condo sales in Bonita Springs saw a double digit decrease during the month of June when compared to June of last year.  Closed sales were down 28.3 percent from 99 units in June of 2015 down to 71 units is June of this year.  Pending sales saw a significant increase up 34.9 percent.  During the same time period, active inventory increased a staggering 84.9 percent which is great news for buyers.  Those considering purchasing a condo in Bonita Springs now have far more properties to choose from.

Market Remains Balanced

Experts Report Q2 2016 Real Estate Market Remains Balanced

Naples HomesThe market remains balanced according to the latest market update released by Naples Area Board of REALTORS (NABOR).  The second quarter of 2016 shows overall pending and closed sales are down when comparing 2015 to 2016.  Prices have remained stable with a slight increase in the median closed price during Q2.
The good news for buyers is overall inventory is up 35 compared to last year so are more properties to chose from.  For those considering purchasing  single family home sales between $1 million and $2 million, the number of home sales continue to increase.  Homes sales in this category were up 10 percent from 119 single-family homes sold in the second quarter of 2015 up to 131 in the second quarter of this year.

Second Quarter Highlights:

  • Pending Sales fell 11% overall from 2,843 in 2Q 2015 to 2,541 in 2Q 2016
  • Closed Sales were down 14% overall from 3,109 in 2Q 2015 to 2,662 in 2Q 2016
  • Median Closed Prices were up 2% overall from $318,000 in 2Q 2015 to $325,000 in 2Q 2016
  • Inventory was up 35% overall from 3,698 in 2Q 2015 to 4,983 in 2Q 2016
  • Days on the Market are up 1% overall from 75 days in 2Q 2015 to 76 in 2Q 2016
  • Single-Family Closed Sales fell 9 percent from 1,398 in 2Q 2015 down to 1,263 in Q2 2016
  • Single-Family Median Closed Price increased 6 percent from $399,000 in Q2 2015 to $421,000 in 2016
  • Single-Family Inventory increased 25% from 2,133 in Q2 105 to 2,674 in Q2 2016
  • Condo Closed sales declined 19 percent from 1,721 units to 1,399 in Q2 2016
  • Condo Median Closed Price decreased 2 percent from $263,000 down to $259,000
  • Condo Inventory increase 48 percent from 1,565 in Q2 2015 up to 2,309 in Q2 2016.

For those considering selling, now is a great time to get the ball rolling.  With median prices still increasing and days on market holding steady you’ll want to get your property ready to go on the market within the next month as we head into season.

Bonita National New ConstructionIn addition to the second quarter review, NABOR® also released its June 2016 Market Report for overall sales for June of 2016 compared to June 2015.  Similar to Q2, the market remains balanced during that time period.  The following highlights include information for both single-family homes and condos in the greater Naples area.

June Year-Over-Year Highlights:

  • Pending Sales were down 18 percent from 882 in June of 2015 to 720 in 2016
  • Closed Sales fell 5 percent from 875 in June of 2015 to 832 in June of this year.
  • Overall Median Closed Price stayed the same at $315,000
  • Active Inventory increased 35 percent from 3,698 in 2015 up to 4,983 in 2016
  • Average days on market increased 12percent this June versus last June
  • Single-Family Closed Sales decreased 4percent from 431 properties down to 412 homes.
  • Single-Family Median Closed Price increased 1 percent from $397,000 to $400,000
  • Single-Family Inventory increased 25 percent up from 2,133 in June 2015 to 2,674 in 2016
  • Condo Closed sales declined 5 percent from 444 units to 420 units this June.
  • Condo Median Closed Price decreased 7 percent from $260,000 down to $243,000
  • Condo Inventory increase 48 percent from 1,565 last June up to 2,309 this June.

Collier Foreclosures Down

Lee and Collier Foreclosures Down

Collier Foreclosures DownForeclosures have declined in both Lee and Collier Counties for the first half of the year.  According to the latest report by Realty-Trac, a California based research firm, foreclosures in Collier County fell 32 percent from 944 foreclosures in 2015 down to 642 in 2016.  The Collier County report includes properties in Naples, Immokalee, Marco Island and the Greater Naples metro area.  Only 1 in 311 of all properties in Collier were in some stage of foreclosure during the first half of the year.

In Lee County, which includes Bonita Springs, Cape Coral and Fort Myers, 2,390 properties were in foreclosure during the first 6 months of the year.  This represents a 22 percent decline from last year when there were 3,069 properties in foreclosure.

Lee and Collier Foreclosures Down:

Top 5 Foreclosure Counties in Florida:

  1. Okeechobee
  2. Baker
  3. Gilchrist
  4. Pasco
  5. Hernando

At this point, the foreclosure activity in both Lee and Collier Counties is at pre-recession levels.

Nationwide, 1 in every 1,398 properties are in the foreclosure process.  Florida still remains near the top of the list with 1 in every 764 homes in some sort of foreclosure state.

Top 5 Foreclosure States:

  1. New Jersey
  2. Maryland
  3. Florida
  4. Delaware
  5. Illinois

Golf Tip – Stand Closer

stand closerTo hit your wedge shots more accurately, stand closer to the ball than normal.  When you are hitting a shot with a pitching wedge or sand wedge, your swing should be more upright.  You want to approach the ball from a steeper angle than you would with your longer clubs.  To hit a good wedge shot, hinge your hands as you swing the club back.  Then come down on the back of the ball. If you keep you swing compact, you will hit solid shots and be more accurate. Head to the driving range and stand closer to the ball when practicing your wedge shots until you feel comfortable over the golf ball.

Golf Tip – Pull Hook

pull hookWhen you hit your drive left and then it hooks even further to the left you are hitting a pull hook.  The biggest problem with a pull hook is you are probably finding yourself in trouble off the tee. Unfortunately, you tend to find a lot of water and out-of-bounds when you hit this type of shot.  A pull hook usually occurs when your upper body is faster than your lower body.  A good way to fix this issue is to begin to shift your weight to your left side before you unwind your shoulders and start your downswing.  If you can clear your hips before you get to impact you will eliminate that dreaded shot and you will improve your scores significantly!

Golf Tip – Deep Greens

deep greensHow you handle deep greens may affect your golf scores if you’re not careful.  Golf courses with deep greens may have a three-club difference between the front of the green and the back of the green.  If you are using sprinkler heads to gauge your distance, the yardage is to the middle of the green.  If it’s a big green, you may need to take one more club than normal if the pin is in the back and one less than normal if the pin is in the front.  If you make these adjustments on deep greens you will hit your shots closer to the hole and ultimate position yourself for a better score on the hole.
