Naples Inventory Increases

As expected, the July 2016 Market Report released by the Naples Area Board of REALTORS (NABOR), showed the typical performance expected during the summer season. The good news is inventory, which has been really tight, increased from 3,518 to 4,801 homes which is a 36 percent increase over the same time last year.

Median closed prices remained steady for price segments above $300,000 and increased 11 percent in the under $300,000 price category. The report showed a 25 decrease in overall pending sales (homes under contract) to 681 pending sales from 913 pending sales in July 2015 (year over year). Overall closed sales decreased 14 percent to 627 closed sales from 726 closed sales in July 2015 (year over year).

July Bonita Springs Home Sales

Bonita Springs Single-Family home sales continued to slow during the month of July.  Based on the latest market figures released by the Bonita Springs-Estero Association of Realtors (B.E.A.R), Bonita saw another double digit decrease in closed sales last month. As noted in the graph below, closed sales fell by 19.4 percent when compared to July of last year.  However, pending sales saw a positive increase of 8.8 percent over last year.  Another trend that has continued is the increase in single-family inventory which was up more than 50% versus last year! The increase in inventory has resulted in home prices decreasing slightly. Both the median sales price and the average sales price were slightly lower than last year.  Overall, the increase in inventory and slightly lower prices is great news for buyers!  You will have more Bonita Springs homes to choose from and at lower prices.

Condo sales in Bonita Springs saw an even larger decrease in closed sales during the month of July.  Closed sales fell 32.8 percent when compared to last year.  Similar to the single-family homes report, both the median sale price and closed sales price were down slightly during July of this year versus July of last year.  Also, inventory saw a huge increase last month.  Bonita Springs Condo inventory increased from 212 to 394 which is an 85.8 increase over last year.  For buyers interested in purchasing a condo in Bonita Springs now is the time to start looking for one. With the increased inventory and easing of prices, you will have more condos to choose from and at slightly better prices!

Most Exclusive Golf ClubA rare look inside Naples most exclusive golf club, Old Collier Golf Club.  You’ve problem driven by it a 100 times if you live in the Naples area and didn’t even know it.  Hidden away just off US 41, the private entrance is just across the street from the BMW dealer.

Old Collier was designed by world renowned architect Tom Fazio and opened in 2001.  The club is all about golf.  There are no homes surrounding the course.  Once you pass through the gates it’s as though you’ve passed into another world.

Homestead Exemption in Florida

homestead exemptionWhat is Homestead Exemption and what are the benefits?

Ultimately, you are able to reduce your annual property taxes if you qualify for a homestead exemption.

What does ‘Homestead’ Mean?

Homestead involves selecting one property in Florida as your primary residence. Additionally, you must live in the property for a minimum of 6 months and 1 day. By qualifying for homestead, you will receive two significant tax benefits:

  • First, married couples receive a $50,000 reduction in the assessed value of their home.  This means the taxable value of your home is reduced by $50,000. Or, if you are single, you will receive a $25,000 reduction on the taxable value of your home.
  • Second, the county must limit the increase in the assessed value of a home by no more than 3% per year. This is part of the ‘Save Our Homes’ statue under Florida state law.

How Does it Work?

If you are a Florida property owner, you are entitled to a $25,000 homestead exemption from the assessed value of your home.  Further, the exemption applies to city, county, and school board taxes.  Therefore, before the property tax appraiser determines your annual tax bill, the exemption amount is deducted from the assessed value of your property.  Then the appraiser calculates your taxes based on the lower property value which results in a lower property tax bill.

Additionally, as a homeowner, you are entitled to another $25,000 exemption from city and county taxes on the property’s assessed value between $50,000 and $75,000.  Although, school board taxes are exempt from this additional reduction.

Finally, if your homesteaded property has an assessed value of $75,000 or more, you are entitled to the entire $50,000 homestead exemption. Bonita homes or Naples homes with an assessed value of $50,000 or less are entitled to the base $25,000 exemption.

The table below displays the applicable homestead exemption depending on the amount of the assessed value of your home.

Who Determines the Assessed Value of Your Home?

In southwest Florida, the assessed value of your home is determined by the Lee or Collier County Property Tax Appraiser.

How do I Qualify for Homestead Exemption?

To qualify you must be a permanent resident of Florida as of January 1st of the year in which you apply for the exemption. However, you must submit your application prior to March 1st if you want to be eligible for the exemption for the upcoming tax year which begins October 1st.  In the meantime, your taxable value will be based on the purchase price of your home.

What Happens if You Purchase a Home After March 1st?

If you purchase a home after March 1st, you may submit an application for the following year.  For example, if you purchase a home on April 1, 2016 and apply for homestead and your application is approved, your homestead exemption will go into effect in October of 2017.

Another important factor is only one residence is eligible for homestead exemption.  So,  “Florida Statutes allow only one Homestead Exemption per “family unit” according to Florida State Law.

What is “Save Our Homes”?

The Save Our Home Amendment of the Florida Constitution caps how much the assessed value of homesteaded property may increase in a given year. In short, the Florida Constitution prevents the assessed value of your homesteaded property from increasing more than 3% per year, or the percent change in the Consumer Price Index, whichever is lower.

Another benefit of Save Our Home Amendment is its portability. Thus if you decide to move to a new home, you have the ability to carry over your homestead exemption up to $500,000.  Equally important, you must establish homestead in your new home within 2 years of your previous homestead.

Finally, in order to port Save Our Homes benefits, when filing an application for your new homestead exemption, you must also file Form DR-501T, for Transfer of Homestead Assessment Difference by March 1st of the year you intend to establish a new homestead.

You May Qualify for a Bonus Benefit:

No state income tax in Florida!  If you currently live in a state that charges state income taxes and you decide to make your Florida property your primary residence, you will save even more money by eliminate the state income taxes you have been paying.

Where Do You Go to Apply for Homestead?

Bottom Line:

Without a doubt, if you qualify for a homestead exemption, you will lower your annual property taxes.  Likewise, if you spend less than 6 months in Naples or Bonita Springs, you may want to consider it is time to make southwest Florida your primary residence which will save you money.

Perfect Lies – Golf Tip

Perfect LiesPerfect lies are far and few between when you are on the golf course.  So when you are on the driving range, why do you only practice shots from a perfect lie? Since there are a wide variety of lies on the golf course, try practicing various types of shots while you are on the driving range.  Practice hitting out of divots or off of hard pan.  Try hitting off an uphill or downhill lie.

Also, if you’re playing in southwest Florida, try hitting off of pine straw or coquina sand to get a sense of how the ball will react from those surfaces.

Bottom Line:

Although perfect lies would be ideal, if you practice come of these tough shots you will improve your game.

Grip Pressure – Golf Tip

grip pressureTry experimenting with grip pressure when you are putting.  Every golfer is different so there is no one ideal amount of pressure you should use during your putting.  Start by hitting putts with a light grip and gradually increase the pressure in small amounts.  You will know when you find your ideal grip pressure when you start feeling comfortable and make solid contact during your putting stroke.  You should also experiment on different types of greens with different grip pressures.  If the greens are really slow.  Often times when greens are slow and you are using a light grip pressure your putts will come up just short.  So try to increasing your pressure and you will find you will make more putts.  Likewise, if you are on really fast greens, ease up a bit on your grip pressure.

Property Tax Increase

property tax increaseResidents of the city of Naples will likely see a property tax increase this fall due to a recent decision by city council. The council gave preliminary approval to hold the millage rate the same at 1.8 mills for the upcoming year.  It’s the first time in 7 years property taxes will increase.

What does this mean for homeowners? For owners whose property values increased, this means your taxes are going to increase.  The increase in tax revenue will mean an estimated $2.1 million in additional tax revenue for the city.  Residents who are seasonal and do not qualify for the homestead exemption will be impacted the most.  Homeowners who qualify and have applied for homestead will see a cap of a 3% increase in their tax rate.  The biggest impact will be for residents and commercial businesses who do not qualify for homestead as they will see a property tax rate increase up to 10 percent.

If you are a seasonal homeowner and you’ve been on the fence about filing for homestead, now would be a good time to re-evaluate how much time you would like to spend in Naples on an annual basis.  While you won’t be able to avoid the increase this fall, you do have the opportunity to explore applying for homestead to minimize your tax burden for the fall of 2017.  Learn more about homestead…..

Bottom Line:

Even though taxes for the city of Naples will be increasing, the tax rate still remains one of the lowest rates in the state.
