August Market Report

NABOR’S AUGUST MARKET REPORT

Summer is heating up and the Naples Area Board of REALTORS (NABOR) August Market Report backs it up.  Both buyers and sellers should expect a busy season.  Overall, inventory has increased and the median price has remained virtually unchanged.

August Highlights:

Naples Condos for Sale1. Luxury Condos in Naples

Overall activity of properties in the $2 million and above price category failed to perform as well in August compared with other price categories. However, condominium inventory in this luxury segment of the market increased 84 percent to 81 condominiums in August 2016 from 44 condominiums in August 2015.

At the same time, the overall median closed price fell 19 percent (year over year) to $2.537 million in August 2016 from $3.132 million in August of last year.

2.  Affordable Condos in Naples

The median closed price for affordable condos in Naples was $193,000 during August. During the same time, we also saw a 50 percent increase in inventory for condos priced at $300,000 and below.  Inventory jumped from 648 condos to 974 condos for sale.

3. Overall Inventory in NaplesNaples Homes for Sale

Overall inventory increased 36 percent for the second month in a row to 4,787 homes in August 2016 from 3,525 homes in August 2015. In fact, while inventory rose in all price categories for both single-family homes and condos, the overall median closed price remained flat during the same time period.  There was one exception which pertained to single-family homes in the $300,000 and below price category, which increased 9 percent to $210,000 in August 2016 from $192,000 in August 2015.

Summer Activity Indicates Promising Season

  • Pending Sales were down 14 percent overall for the 12-months ending in August 2016
  • Closed Sales were down 11 percent overall for the 12-months ending August of this year
  • Median Closed Price was up 6 percent overall for the 12-months ending in August
  • Inventory was up 36 percent overall for the past 12-months
  • Average Days on Market was up 13 percent overall in August

Marco Island Real Estate

MARCO ISLAND REAL ESTATE SALES REACH $46 MILLION

A total of $46 million worth of real estate closed on Marco Island in August of this year according to the latest data available.Marco Island Real Estate

The number of single-family homes sold fell 8 percent when compared to August of last year.  There were a total of 24 homes sold last month compared to 26 in August 2015.

Similarly, Marco Island condo sales saw a decline.  Sales were down 6 percent from 30 in August of 2016 versus 32 during the same month last year.

See the Shot – Golf Tip

see the shotMost golfers who have a lower handicaps visualize or “See the Shot” in their minds before they hit the ball.  Visualization allows you to mentally prepare to hit the shot you want to hit.  Once you’ve mentally prepared yourself for the shot, commit to it and just hit it!  If you are picturing a shot that’s going in the water guess where it’s likely to go? Right in the water.  So during practice, stand behind the ball, visualize the shot, hold the image in your mind, then step up to the ball and hit it.  There’s a great chance if you practice this way you will improve your scores.

Beach Hotel Golf Club Update

Beach Hotel Golf ClubThe Naples Beach Hotel Golf Club renovations are ahead of schedule.  Provided our good weather continues, the course is on track to open on November 17th!  Originally, the course was scheduled to open sometime in December.

Surprisingly, it has only taken 7 months to complete the renovations which are being overseen by John Sanford and Jack Nicklaus.

The Naples Beach Hotel golf course was originally built in 1929. Up until these recent renovations, the course was relatively short.  After the renovations are complete, the course will be almost 7,000 yards from the tips.   There will still be 5 sets of tees, catering to all levels of golfers.

Additionally, the club has significantly improved their practice facilities.

Punch It Out – Golf Tip

Punch it OutWhen you get into trouble, punch it out.  One of the hardest shots in golf is to hit a recovery shot to get the ball back in play. Especially when you may have to hit the ball sideways or backwards.  Let’s face it, it stinks! Your goal should be to get the ball back in play as fast as possible.

For example, let’s say you end up in the trees.  To head towards safe ground, you want to punch it out low to stay under all the branches.  Make sure you lower your front shoulder and play the ball back in your stance.  Next step is to hit down on the ball and hold your finish low to the ground.  And most importantly, keep your head still at impact.

Finally, pick a specific target on the fairway.  Just hitting the ball without a target identified may result in more trouble instead of getting you out of trouble!

Double Cross – Golf Tip

double crossWatch out for the double cross!  Advanced golfers will try to fade or cut the ball into a green with a pin on the right side.  You want to be aware of the double cross.  It is when  the ball does not fade as planned but goes directly straight.  In order to hit a proper fade, you need to be sure you keep your hands and wrists firm at impact.  As you swing through the ball you want to feel the ball spin from left to right.

So head to the driving and practice a golf swing with your hands and writs firm at impact.  You will improve your accuracy and shoot lower scores!

Home Permits Up in Lee

PERMITS IN LEE COUNTY UP IN AUGUST

Home PermitsSingle-Family Homes

Single-Family home permits increased during the month of August in Lee County.  Contractors pulled 111 building permits according to the Lee County Department of Community Development.  The total value of the permits pulled was valued at about $23 million.  When compared to July, there were only 90 permits issued.  Even more importantly,  there were only 81 permits pulled in August of last year

Multi-Family Units

Additionally, there were also 52 multi-family units valued at about $7.1 million were permitted during July.  In comparison to  July of last year, there were only 8 multi-family units permitted.  Similarly, there were only 52 permits pulled during the same month in 2015.

Commercial Units

Finally, there were 29 commercial permits pulled valued at about $18.8 million.  When compared to last month there was only about $333,000 in July 2016 and about $11.9 million in August 2015.

In total, Lee County Community Development issued 3,980 permits of all kinds in August.

Bottom Line

New home permits are up which means inventory is up in Lee County.  Therefore there will be more options for buyers to chose from and at lower prices!

Martin Ray – This manor series single family home is available from 1,968 to 3,016 square feet of living space.  These new homes have 2 to 4 bedrooms with 2 to 3 bathrooms.

Estate Series – 67 Homesites

Tangerly Oak – Single family homes available with 2 to 4 bedrooms and 2.5 to 4 bathrooms.  These homes are available from 2,589 to 3,697 square feet under air.

Estate and Premier Series – 75 Homesites

Infinity – The Infinity is a single-family home in the Golf Club of the Everglades with 3 to 5 bedrooms and 3 to 4 bathrooms.  Homes are available with 2,634 to 3,639 square feet of living space.

Pinnacle – A single-family home in Greyhawk with 2,488 square feet of living space.  Homes are available with 3 to 4 bedrooms and 3 to 4 bathrooms.

Stonewater – A new single-family home model with 3 to 4 bedrooms and 3 to 4.5 bathrooms.  Homes are available with 2,852 to 3,905 square feet under air.

Premier Series

Clubview – One of the largest of the single-family homes, the Clubview is available with 4 to 5 bedrooms and 3 bathrooms.

Greyhawk Amenities

In addition to an excellent 18 hole championship golf course, the community will include several new amenities.

Fast Greens – Golf Tip

fast greensIf you are putting on fast greens, make the ball fall in on its last rotation. It’s especially important if you have a downhill putt. You want the ball to have the best chance to go in the hole in as many ways possible.  A ball that is just barely moving has a chance to drop into the hole if it catches the lip.  If you hit the ball with too much speed, unless you hit the ball dead center the ball will likely spin out of the hole.  When you are on fast greens, use light grip pressure and think about dying the ball into the hole.
