October Real Estate Sales

October home sales increased for the second month in a row nationwide according to the latest report by National Association of REALTORS (NAR).

Overall, existing home sales grew two percent up to 5.6 million in October up from 5.49 million in September.  Additionally, October’s sales are on pace to be 5.9 percent above last year.

Bottom Line:

The pace of home sales is the highest it has been since February 2007.

Second, Collier County Schools have partnered with Fortune 500 companies to guarantee interviews for students who complete career programs.

3. Pre-university qualifications.

Third , high school students can take AICE and AP classes.  Similarly, students are able to participate in a dual enrollment program for college credit with Florida Southwestern State College and Florida Gulf Coast University.

4. Cambridge programming.

Fourth, Collier School Public Schools are the only district in Florida with advanced studies in all middle and high schools for this school year.  Also, the programs will be available in all elementary schools next year.

5. Career and Technical Education (CTE).

Fifth, schools offer programs that lead to industry certifications for students as early as middle school.

When you are buying a home it is an emotional decision.  In most cases, as a buyer, you know which one is right for you right away.  However, there are times when there are a multiple homes that fit your criteria and as a result it can be difficult to decide which one to buy.

Tips for Buying a Home:

1. Picture What It Would Be Like to Live in the Home Every Day.

In many cases, you will be able be able to narrow your choices by picturing yourself in the home every day.  Picturer what it would be like to live there day in and day out?  Can you picture yourself making coffee and siting on the lanai reading the newspaper every morning? Often times, one or two homes will separate themselves from the rest.

2. How Do You Feel About the Price?

Before buying a home ask yourself if you are comfortable with the price.  If you are, then you also need to ask yourself if you are comfortable with all the additional fees that are associated with the home.  For example, consider other condo or home owners association fees, master association fees, maintenance fees, home owners insurance and utilities.

3. When You Leave the Home How Do You Feel?

Are you excited? Do you feel like there’s  a lot of potential for the home?  Are you looking forward to having friends and family see your new home?  Assuming the answers are yes to these questions, then you are on the right track!

4. How Do You Feel About The Overall Community?

Who else lives in the community? What conditions are the other homes in? When you look at the homes next to your, how do they look? Would you feel comfortable living in the neighborhood?  Do you feel safe?  If you are buying a home in a golf community, how do you feel about the golf course? Can you picture yourself playing the course ever day or every week?

5. Maintenance Free Lifestyle or Doing it Yourself?

Do you want to live in a condo or villa where the maintenance is included so you have a maintenance free lifestyle? Or would you prefer to mow your own lawn and clean your own pool?  Either way, the good news is you’ll never have to shovel snow if you move to Naples!

12 Tips for Your Final Walk Through

One important role your real estate agent provides is completing the final walk through of the home you are buying with you. One of the advantages of using a professional real estate agent with multiple years of experience, is they have been on hundreds of final walk throughs.  An experienced agent knows what to look for to be sure all is in order before you close.  This is true for both re-sales and new construction home purchases.

Final Walk Through Tips:

  1. Set Aside 30 to 60 minutes for the walk through and conduct it 24 to 48 hours before closing.
  2. Take your contract with you to confirm that items the seller agreed to fix have been repaired.  Additionally, you want to confirm the items the seller agreed to leave in the home are still there.
  3. Starting inside, open and close windows and doors and check that all latches and locks work.
  4. Test heating and air conditioning systems.
  5. Confirm all appliances are in working order.
  6. Test all light switches and electrical outlets.
  7. Test smoke detectors.
  8. Check that faucets work and there are no signs of leaks from faucets, water lines or drain pipes.
  9. Flush all toilets and make sure the work appropriately.
  10. Confirm all tubs, showers and sinks drain promptly.
  11. Check exterior of home for signs of damage to doors, windows, screens, siding and roof.
  12. Confirm all landscaping that was present at inspection is still in place.

During the month of September, single family home sales on Marco Island increased slightly.  A total of $48 million dollars worth of real estate closed on on the island during September of this year.  When you compare this September to last month there was only $46 million in sales.

On the downside, when you compare sales during the same time last year, sales were down from $63 million to $46 million.  However, the number of units sold this year increased 14 percent from 29 to 33 units.

On the other hand, condo sales fell 22 percent from 45 to 35 when comparing September of this year to September of last year.

Third Quarter Naples Home Sales Report

Naples home sales showed a 40 percent increase in inventory when compared to third quarter of last year. Inventory increased from 3,606 in 2015 to 5,044 this year.  Additionally, the median homes sales prices were similar to last year during the same time period. All indications are prices have leveled out.

Also, when comparing third quarter of this year to third quarter last year, both pending and closed sales were down 14 percent.  Now that prices have leveled out and inventory continues to increase, I expect season to start off strong.

Third Quarter Prices Hold Steady and Inventory Rises

  • Pending Sales decreased 14 percent overall in 3rd quarter 2016 versus 2015
  • Closed Sales decreased 14 percent overall compared to the same time last year
  • Median Closed Price increased 4 percent overall this year versus last year during the third quarter
  • Inventory increased 40 percent overall this past quarter versus last year
  • Average Days On Market increased 10 percent overall this year versus last year in Q3

Single-Family Home Sales Update in Bonita Springs

What a start to season!  Single family homes sales almost doubled during September according to the latest market figures released by the Bonita Springs-Estero Association of Realtors (B.E.A.R). The number of closed sales in Bonita continued to increase, up 48.4 percent, when compared to the same time last year.

Pending sales also saw a significant increase during the month of September.  They rose from 73 homes sold in September of 2015 up to 92 in September of this year which is a 26 percent increase.

As noted in the graph below, single-family inventory continued its upward trend.  When compared to last year, inventory increased 28.2 percent.

Unlike last month, both the median sales price and the average sales price fell double digits year over year.

Overall, the market is stable as we head into season.  Prices have dropped and inventory continues to increase.

Condo Sales in Bonita Springs

So, the Bonita condo sales activity was very different than sales of single-family homes in September. Closed sales fell almost 18.7 percent when compared to last year.  Also, pending sales saw a slight decline of 8.8 percent.

However, a good sign for the condo market if you are are looking to purchase a home in Bonita Springs was the decrease in the median sales price for the month of Septemberwhich fell, 8.8 percent, versus last year.

Similar to the last two months, overall condo inventory increased.  During the month of September, Bonita condos for sale increased from 277 to 399 units which was a 44 percent increase.

For home buyers interested in purchasing a condo in Bonita Springs now is an excellent time to begin your search. There are more condos to chose from and prices have begun to decrease.  You need to make sure the condo you are looking to purchase is part of a stable community and I can help you determine which communities are the best bet.
